2 bedroom cottage style house in overall fair condition. The property decor has aged and dilapidated in many areas
which has been noted within the report being mainly scuffs and chips to woodwork. Also due to poor craftsmanship
the last time the rooms were painted there have been white paint marks visible throughout parts of flooring.
Flooring appears to have had a very basic vacuum but further cleaning is needed as kitchen exterior units, parts of
flooring & some appliances remain dirty (except fridge and oven).
Mid-term Inspection:
On entrance the property was clearly badly maintained with an overpowering cigarette smell with evidence found of
this in the conservatory. Tenant (Scott) did admit not knowing that he should not be smoking within any part of the
building.
Besides this all rooms were very untidy and unclean which shows a disregard to reasonable living standards.
Check Out:
The inspection showed that the overall property had been reasonably well cleaned throughout including appliances.
Cleanliness overall better than the Check In.
However, multiple number of discrepancies where found to some parts of the original inventory. This includes the
following and some others noted within the report:
1) Missing light bulbs or part electric not working. Some smoke alarm batteries have been removed and not
replaced.
2) Furniture, sofa and bed mattress was thrown out and left in the garden (exposed to outside weather) closer to the
start of the tenancy. Simple Estates have looked through their email database and have found no evidence of the
tenant requesting/declaring that furniture will be thrown out unless removed.
3) Foul smell of body odour and uncleanliness coming from top floor bedroom (has not been kept clean or
ventilated).
4) Damaged skirting below kitchen base cabinet.
5) Garden was in a below expected standard and untidy at check in but grass has now well overgrown.

8. Tenancy Guidance Notes
Guidance for Check IN and Check OUT
An inventory is a report, which not only includes the internal condition of the property but also gives an accurate
description of the fixtures and fittings. It is compiled shortly before the commencement of the tenancy and checked at
the termination for any dilapidations that may have accrued during the term of the tenancy.
Fair wear and tear allowance is taken into consideration for the full term. The guidelines set out below are intended to
assist the check out at the end of the tenancy and, if adhered to, should result in charges incurred, if any, being kept to
a minimum.
Please ensure the following is completed before the Check Out inspection:
1) All cleaning has been carried out and finished.
2) Personal items, furniture, belongings have all been removed.
3) The property keys must not be in anyway changed or defaced when handed to Estate Agent, Inventory Clerk or
Landlord.
If you are not ready to leave, it may not be possible to carry out the Check-out. In this case a return visit will be
necessary, and an abortive fee will be charged at £75.
At the termination of the tenancy the inventory will be checked and any obvious or significant discrepancies will be
reported to the Managing Agent/Landlord. This report will help indicate whether, the tenant is liable for the deterioration
or whether it is considered fair wear and tear. Any resulting damages will be established after taking account the length
of the tenancy and the items useful lifespam.
Cleaning
The property should be thoroughly clean and tidy upon departure. The main areas of concern are sanitary ware,
shower screens, windows, hard floors/carpets, furniture, kitchen appliances, including kitchen units, shelves, ovens,
cooker hoods, and electrical appliances.
A cleaning charge may be incurred if the property and, or fixtures and fittings, are left in an unsatisfactory state. Please
ensure correct cleaning materials are used for different surfaces (bath, windows etc). Laminate flooring should be
cleaned using a dry or slightly damp cloth/mop - water saturation will cause damage.
Carpets
All carpets should be vacuumed and thoroughly cleaned using the appropriate carpet cleaning machinery and user
must always follow the manufacture instructions or by using a skilled professional carpet cleaner. You may be charged
for cleaning any marks, stains etc. and for part, or all, of the cost of damages.
Decoration
Fair wear and tear will be taken into consideration, however, you may be charged for tearing to wallpaper, excessive
chips to woodwork and plaster damage caused by pins, nails, furniture rubbings, pencil, crayon, burn marks and
screws being driven into walls. Light bulb/smoke alarm battery replacement is the responsibility of the tenant.
Stored Items
Any items stored or moved during the tenancy must be returned to their original location, and where applicable,
cleaned and ready for use. A charge will be made if boxed/stored items need to be returned to inventory location after
you have left.
Keys
All keys to the property must be handed over to the Agent prior to the inventory check out, or if the tenant is attending
the check out, they must be handed over to the inventory clerk at that time.

9. Beds, bases and mattresses, will be examined for staining and damage. Charges may be made in the form of
compensation, or a percentage of the replacement cost as appropriate.
Polished Furniture
Polished furniture will be checked for scratches, ring marks, burns, soiling and damage to joints, and charges made as
appropriate. Repair costs and re-polishing costs are high. It is in your interest to take steps to protect the furniture with
mats etc.
Gardens (if applicable)
It is your responsibility to maintain the garden. This includes the cutting of lawns, weeding of beds, and maintaining the
garden according to the season. This may include trimming bushes and shrubs. It is suggested you refer to your AST
agreement of contact the Managing agent/landlord prior to confirm if some may need specialist treatment and if so
which ones. If the standard of the garden is found to be untidy, compared with the commencement of tenancy, you may
be charged.
Soft furnishings
It is expected that these will be in a similar condition to the start of the tenancy. Any staining, soiling or excessive
discolouration will attract cleaning charges.
Reduce Condensation to prevent Mould
• Close kitchen and bathroom doors to prevent steam going
into colder rooms.
• When cooking or washing, let the steam escape by
opening a window or using an extractor fan if you have
one fitted. Leave the window open or the extractor fan on
for up to 20 minutes after you have finished cooking or
washing.
• Open some windows in other rooms for a while each day and open any trickle
vents in your window frames. This allows a change of air.
• Wipe down surfaces when moisture settles to prevent mould forming.
• Do not block air vents and allow air to circulate around furniture and
cupboards.

to the inventory clerk at kgill@e-ventories.co.uk within 7 days of the check in. Any requests for changes to the inventory
outside this 7 day period will not be considered.

This inventory provides a fair and accurate detailed record of the contents of the property and their condition plus the
internal condition of the property.
The person who compiled the inventory is not an expert in fabrics, woods, materials, antiques, arts, colours etc. nor are
they a qualified surveyor. The inventory should not be used as an accurate description of each and every piece of
furniture and equipment, nor as a structural survey report.
Property left in lofts, cellars, garages, sheds and locked cupboards or rooms, which have not been inventoried, are the
sole responsibility of the Landlord.
Meter readings (Gas/Electric) will be provided but if the property has a water meter this needs to be mentioned by
landlord prior to inspection or supplied to the inventory clerk as soon as possible after the report is made. The water
meter reading will only be taken if it is clearly visible or located on ground level within the property.
