Welcome! A Development Team
with Experience
Stunning, Unobstructed Views...Forever.
Overlooking Lake Michigan, the Chicago sky-
line, and the elegant, classic Lincoln Park neigh-
borhood, Lincoln Park 2520, a spectacular new
Chicago development located at 2520 N. Lake-
view Avenue, is defined by its views and so
much more. Residents will enjoy access to a
community with extravagant amenities, top of
the line appliances and finishes, and an ad-
dress in one of the most prestigious areas in
the city.
Developed by Ricker-Murphy Development
LLC, Lincoln Park 2520 is the first high-rise to
be built on Lakeview Avenue in over 30 years.
As founders of Ricker-Murphy Development
LLC, Peter E. Ricker, chairman and CEO of MB
Real Estate, a Chicago-based firm with exten-
sive real estate experience, and John T. Mur-
phy, president of the Midwest region of MB
Real Estate, represent Chicago-based developers
with Chicago interests. The Lincoln Park 2520
development furthers this commitment to en-
hancing Chicago.
“Lincoln Park 2520 is not just a building or a
typical condo high-rise. It’s going to be a spe-
cial community, one that hundreds will call
home,” according to Murphy.
Lincoln Park 2520 will be a luxurious commu-
nity comprised of approximately 300 lavish
residences situated on a private park. The
high-rise will create the illusion of three sepa-
rate towers. Nearly all of the condominium
homes will have private balconies. They will
range from approximately 900 to 9,000 square
feet, offering one to five bedrooms. Phase two
At Lincoln Park 2520, it is our goal to offer res-
idents the most complete and accessible serv-
ice available to homeowners in the city of
Chicago. We feel it is important that the 2520
community receives timely and accurate infor-
mation concerning their homes, their neigh-
borhood, and their city. For that reason,
Lincoln Park 2520 is excited to publish the in-
augural issue of Views from Lincoln Park 2520.
Appearing quarterly, Views provides residents
with information on the current advancements
in sales activity, project development, con-
struction, and more. Views also features a
concierge section, which includes current list-
ings of cultural and community events, new
businesses and restaurants in Lincoln Park, and
community involvement opportunities.
Ricker-Murphy Development LLC and the GE
Pension Trust, advised by GE Asset Manage-
ment, are pleased to offer Views as a service
to this exclusive community and look forward
to building a strong relationship with all resi-
dents.

Lucien Lagrange
The Architect
Lucien Lagrange is creating a legacy that has al-
ready made him one of the most respected ar-
chitects of this generation. His designs for
contemporary high-rise skyscrapers; elegant,
classically inspired commercial mixed-use struc-
tures; and sophisticated renovations define the
Chicago cityscape and have brought him inter-
national recognition. For 35 years, he has pur-
sued his profession with a recognizable
intelligence, sensitivity, wit, and style.
Lagrange is the founder of Lucien Lagrange Ar-
chitects, offering architecture, planning, and in-
terior design services since 1985. The company
has steadily grown over the years, becoming
well-known for a variety of innovative, high-
quality designs.
Lincoln Park 2520 is yet another design for Lu-
cien Lagrange Architects’ already extensive, im-
pressive portfolio.
“We interviewed several architects, and Lucien
has everything we were looking for,” said John
Murphy, president of Ricker-Murphy Develop-
ment LLC. “He has extensive experience with
luxury project development, he’s Chicago-
based, and he exudes immense enthusiasm for
the project.”
Lincoln Park 2520 will not only be lavishly ap-
pointed, but it will also provide the luxurious
lifestyle that buyers seek. “Luxury is not marble
and brass. It’s a way of life,” according to
Lagrange. “You have to put yourself in the
minds of different people who have different
lifestyles. It’s something they do not teach you
in architecture school.”
The Lincoln Park 2520 project is an elegant tri-
umph of European design rooted in the heritage
of Lagrange’s native France. Influenced by Lin-
coln Park 2520’s unique location, the firm has
ensured that the proportions and architectural
detailing of the residences and public areas will
be in harmony with the tradition of Chicago’s
grandest lakefront buildings.
Lagrange is the primary design force behind all
the projects his office creates. He is deeply in-
volved in the process of understanding clients’
goals and constraints. Assisting Lagrange is As-
sociate Principal and Project Manager for Lin-
coln Park 2520 Tim Hill, who has over 20 years
of experience in architecture, and Senior De-
signer My-Nga Lam, who has significant expe-
rience working with luxury multi-unit
residential urban projects.
The firm’s resources and experience with real
estate, zoning, planning, and other environmen-
tal factors come into play. Then, as the build-
ing progresses, Lagrange’s exquisite eye for de-
tail sets the tone for every design decision.
“I like the variety,” states Lagrange, describing
the remarkable range of his work, from classi-
cal stone Beaux Arts façades to sleek modern
steel structures. “Variety keeps the work fresh;
it fascinates me.”
“I like taking problems that are puzzling for
owners and even other architects and creating
‘diabolically-simple’ solutions. When we can cut
through the confusion with a plan that makes
the owner say, ‘why, of course!’ that’s success,”
said Lagrange.
Born in France, schooled in Montreal, Lagrange
describes his early training as deep and eclectic.
“My education was composed of three ele-
ments: summers with Bruce Graham and Fazlur
Kahn learning how to put buildings together,
my education at McGill University where Nor-
bert Schoenauer taught me about 'housing' and
residential architecture, and where Peter Collins
taught me how to think about architecture as a
whole,” said Lagrange.
Before founding his own firm in 1985, Lagrange
was at Skidmore, Owings & Merrill, where he
designed major office tower and retail projects
across the nation.
Luxury is not marble and brass.
It’s a way of life.

of the project includes plans for single family
homes to complement the community.
Exclusive amenities for all residents will include
24-hour security housed in the elegantly ap-
pointed lobby, an indoor swimming pool, an
outdoor terrace, a fitness center with dance stu-
dio, a spa, hospitality suites, a screening room,
a game room, and a concierge, who is already
available to provide services to all owners.
The vision for this community is to create some-
thing consistent with the Chicago landscape, in-
tegrated into the Lincoln Park neighborhood,
while remaining conscious of the current resi-
dents and existing structures.
“With Lincoln Park 2520, we charged architect
Lucien Lagrange with the task of going far be-
yond any other high-end property in the market
to create something so timeless and elegant,
that it will still be a prominent building 100
years from now,” said Murphy.
Ricker-Murphy has assembled a top-notch team
to create Lincoln Park 2520, which includes an
affiliate of the GE Pension Trust, advised by GE
Asset Management. The GE Pension Trust Affil-
iate, along with Ricker-Murphy, provided the
equity for the Lincoln Park 2520 development.
“Ricker-Murphy, along with GE Asset Manage-
ment and the development team of noteworthy
architects, designers, contractors, engineers, and
consultants, have the stability, experience, and
vision necessary to deliver on the promise of
Lucien Lagrange’s incredible design for this very
special setting and rare residential opportunity
in Lincoln Park,” stated Ricker.
Ricker has significant experience in luxury res-
idential development, having partnered with the
Trump Organization on two luxury projects in
Manhattan: the $400 million Trump Park Av-
enue Condominium Tower and the highly suc-
cessful Trump International Hotel and Tower.
Murphy, a Chicago native, has extensive expe-
rience in office, retail, and resort development.
In addition to building several luxury projects,
Ricker and Murphy are both building their own
families, and they understand the relevance that
Lincoln Park 2520 will have for all the families
who buy into this special community.
In fact, their commitment to Chicago extends
beyond their interests as real estate developers.
Ricker and Murphy have been involved in the
management of several municipal locations for
the City of Chicago, and they work with clients
fundamental to the greater Chicago community
such as The American Cancer Society and De-
Paul University, to name a few.
Additionally, Ricker and Murphy have given
back to the Chicago community as supporters
of organizations such as Building with Books
(BwB), a group that runs out-of-school pro-
grams to empower youth through intense com-
munity service. Both Ricker and Murphy were
instrumental in bringing the group to Chicago
and encouraging its continued success.
As family men, community activists, and real es-
tate developers, Ricker and Murphy see the
value of Lincoln Park 2520, and they envision
how it will all come together to create an in-
credible community.
“Lincoln Park 2520, for us, represents a grand
commitment to the city, to the neighborhood,
and especially to the families and individuals
who will be buying these exceptional homes,”
said Murphy. “In all of its majesty, Lincoln Park
2520 will forever be recognized as the crown
jewel of Chicago’s magnificent lakefront.”

Development in Motion
Planning and executing a complex project like
Lincoln Park 2520 requires the keen ability
to understand and coordinate all facets of
the process —budgeting, scheduling, client
demands, contractor requirements, and city
codes—while maintaining the integrity of the
developer’s vision.
Development Consultant Charlie Reiss and
Project Manager Tim Shields work directly with
each division of the project team to ensure that
each of the expertly-focused groups, including
design, construction, sales, and marketing, will
cross-pollinate.
While the development is still in the precon-
struction phase, Reiss and Shields remain dili-
gent and confident in their efforts to provide a
top quality project within budget and on
schedule. They place the upmost importance
on accommodating current residents and of-
fering timely updates on construction sched-
ules and deadlines with the community.
“The demolition is on schedule, and we are
still optimistic to break ground in early 2008,”
said Shields. “Residents can still expect a 2010
delivery date as initially predicted.”
Demolition of the south and west wings and
the old administration buildings of the Colum-
bus Hospital is complete. The Walsh Group,
engaged to perform all preconstruction on the
site, is leaving the north wing intact because it
houses the sales center, which will be moved
at the end of the year. Shields estimated that 60
percent of the demolition is complete.
Shields, a Chicago native, offers unparalleled
knowledge of real estate logistics as well as
Lincoln Park standards and expectations.
Shields has been working in local, national,
and international real estate finance and
accounting since 1993. At Lincoln Park 2520,
Shields is responsible for maintaining relation-
ships between contractors and neighborhood
councils and city representatives to ensure that
the development has a smooth transition into
Lincoln Park.
Coming to this project with extensive experi-
ence, Reiss has a consummate understanding
of luxury condominium development. On the
2520 project, he consults with Ricker-Murphy
Development LLC and GE Asset Management.
He communicates concerns, alterations, and
developments within the project to architects,
designers, and general contractors as well as
the marketing staff and sales managers to en-
sure that a cohesive project is unveiled. Previ-
ously an executive vice president for
development at the Trump Organization, Reiss
has worked in this capacity for many of the
Trump Organization’s signature properties, in-
cluding the Trump Tower in Chicago.
Before setting up his own consulting company,
Reiss was the chief operating officer and pres-
ident of the Sunshine Group, New York City’s
premier on-site brokerage firm for luxury con-
dominiums. He was also dean of Columbia
University’s Real Estate program and served as
the deputy commissioner for housing in New
York City.
Reiss understands the elements that have
established Lincoln Park as a unique neigh-
borhood and is dedicated to preserving this
important heritage.
“In Lincoln Park you can’t get away with the
cookie cutter, curtain wall condo buildings that
Chicago has seen in recent years,” said Reiss.
“At 2520, we have done everything possible to
incorporate all of the aesthetics that make Lin-
coln Park Chicago’s premier neighborhood.”

It’s a way of life,” according to Lagrange. “You have to put yourself in the minds of different people who have different lifestyles. It’s something they do not teach you in architecture school.” The Lincoln Park 2520 project is an elegant tri- umph of European design rooted in the heritage of Lagrange’s native France. Influenced by Lin- coln Park 2520’s unique location, the firm has ensured that the proportions and architectural detailing of the residences and public areas will be in harmony with the tradition of Chicago’s grandest lakefront buildings. Lagrange is the primary design force behind all the projects his office creates. He is deeply in- volved in the process of understanding clients’ goals and constraints. Assisting Lagrange is As- sociate Principal and Project Manager for Lin- coln Park 2520 Tim Hill, who has over 20 years of experience in architecture, and Senior De- signer My-Nga Lam, who has significant expe- rience working with luxury multi-unit residential urban projects. The firm’s resources and experience with real estate, zoning, planning, and other environmen- tal factors come into play. Then, as the build- ing progresses, Lagrange’s exquisite eye for de- tail sets the tone for every design decision. “I like the variety,” states Lagrange, describing the remarkable range of his work, from classi- cal stone Beaux Arts façades to sleek modern steel structures. “Variety keeps the work fresh; it fascinates me.” “I like taking problems that are puzzling for owners and even other architects and creating ‘diabolically-simple’ solutions. When we can cut through the confusion with a plan that makes the owner say, ‘why, of course!’ that’s success,” said Lagrange. Born in France, schooled in Montreal, Lagrange describes his early training as deep and eclectic. “My education was composed of three ele- ments: summers with Bruce Graham and Fazlur Kahn learning how to put buildings together, my education at McGill University where Nor- bert Schoenauer taught me about 'housing' and residential architecture, and where Peter Collins taught me how to think about architecture as a whole,” said Lagrange. Before founding his own firm in 1985, Lagrange was at Skidmore, Owings & Merrill, where he designed major office tower and retail projects across the nation. Luxury is not marble and brass. It’s a way of life. “ ” Remarkably orchestrated team Darcy Bonner & Associates Interior Design Since 1979, Darcy Bonner & Associates has been celebrated for its ability to transform new construction into living environments with the warmth and feel of classical homes. • 3. of the project includes plans for single family homes to complement the community. Exclusive amenities for all residents will include 24-hour security housed in the elegantly ap- pointed lobby, an indoor swimming pool, an outdoor terrace, a fitness center with dance stu- dio, a spa, hospitality suites, a screening room, a game room, and a concierge, who is already available to provide services to all owners. The vision for this community is to create some- thing consistent with the Chicago landscape, in- tegrated into the Lincoln Park neighborhood, while remaining conscious of the current resi- dents and existing structures. “With Lincoln Park 2520, we charged architect Lucien Lagrange with the task of going far be- yond any other high-end property in the market to create something so timeless and elegant, that it will still be a prominent building 100 years from now,” said Murphy. Ricker-Murphy has assembled a top-notch team to create Lincoln Park 2520, which includes an affiliate of the GE Pension Trust, advised by GE Asset Management. The GE Pension Trust Affil- iate, along with Ricker-Murphy, provided the equity for the Lincoln Park 2520 development. “Ricker-Murphy, along with GE Asset Manage- ment and the development team of noteworthy architects, designers, contractors, engineers, and consultants, have the stability, experience, and vision necessary to deliver on the promise of Lucien Lagrange’s incredible design for this very special setting and rare residential opportunity in Lincoln Park,” stated Ricker. Ricker has significant experience in luxury res- idential development, having partnered with the Trump Organization on two luxury projects in Manhattan: the $400 million Trump Park Av- enue Condominium Tower and the highly suc- cessful Trump International Hotel and Tower. Murphy, a Chicago native, has extensive expe- rience in office, retail, and resort development. In addition to building several luxury projects, Ricker and Murphy are both building their own families, and they understand the relevance that Lincoln Park 2520 will have for all the families who buy into this special community. In fact, their commitment to Chicago extends beyond their interests as real estate developers. Ricker and Murphy have been involved in the management of several municipal locations for the City of Chicago, and they work with clients fundamental to the greater Chicago community such as The American Cancer Society and De- Paul University, to name a few. Additionally, Ricker and Murphy have given back to the Chicago community as supporters of organizations such as Building with Books (BwB), a group that runs out-of-school pro- grams to empower youth through intense com- munity service. Both Ricker and Murphy were instrumental in bringing the group to Chicago and encouraging its continued success. As family men, community activists, and real es- tate developers, Ricker and Murphy see the value of Lincoln Park 2520, and they envision how it will all come together to create an in- credible community. “Lincoln Park 2520, for us, represents a grand commitment to the city, to the neighborhood, and especially to the families and individuals who will be buying these exceptional homes,” said Murphy. “In all of its majesty, Lincoln Park 2520 will forever be recognized as the crown jewel of Chicago’s magnificent lakefront.” Peter Ricker (left) and John Murphy (right) at Lincoln Park 2520. Development Consultant Charlie Reiss and Project Manager Tim Shields work directly with each division of the project team to ensure that each of the expertly-focused groups, including design, construction, sales, and marketing, will cross-pollinate. While the development is still in the precon- struction phase, Reiss and Shields remain dili- gent and confident in their efforts to provide a top quality project within budget and on schedule. They place the upmost importance on accommodating current residents and of- fering timely updates on construction sched- ules and deadlines with the community. “The demolition is on schedule, and we are still optimistic to break ground in early 2008,” said Shields. “Residents can still expect a 2010 delivery date as initially predicted.” Demolition of the south and west wings and the old administration buildings of the Colum- bus Hospital is complete. The Walsh Group, engaged to perform all preconstruction on the site, is leaving the north wing intact because it houses the sales center, which will be moved at the end of the year. Shields estimated that 60 percent of the demolition is complete. Shields, a Chicago native, offers unparalleled knowledge of real estate logistics as well as Lincoln Park standards and expectations. Shields has been working in local, national, and international real estate finance and accounting since 1993. At Lincoln Park 2520, Shields is responsible for maintaining relation- ships between contractors and neighborhood councils and city representatives to ensure that the development has a smooth transition into Lincoln Park. Coming to this project with extensive experi- ence, Reiss has a consummate understanding of luxury condominium development. On the 2520 project, he consults with Ricker-Murphy Development LLC and GE Asset Management. He communicates concerns, alterations, and developments within the project to architects, designers, and general contractors as well as the marketing staff and sales managers to en- sure that a cohesive project is unveiled. Previ- ously an executive vice president for development at the Trump Organization, Reiss has worked in this capacity for many of the Trump Organization’s signature properties, in- cluding the Trump Tower in Chicago. Before setting up his own consulting company, Reiss was the chief operating officer and pres- ident of the Sunshine Group, New York City’s premier on-site brokerage firm for luxury con- dominiums. He was also dean of Columbia University’s Real Estate program and served as the deputy commissioner for housing in New York City. Reiss understands the elements that have established Lincoln Park as a unique neigh- borhood and is dedicated to preserving this important heritage. “In Lincoln Park you can’t get away with the cookie cutter, curtain wall condo buildings that Chicago has seen in recent years,” said Reiss. “At 2520, we have done everything possible to incorporate all of the aesthetics that make Lin- coln Park Chicago’s premier neighborhood.” Y o u r C h a l l e n g e I s Our Mission Construction Update The demolition is on schedule, and we are still optimistic to break ground in early 2008.
