How to make it as a successful landlord
Thinking of getting into the buy-to-let business? The current high demand for rented properties
definitely makes this an enticing idea. Yet the scares of rent arrears, repairs, void periods and just a
general loss of free time can put many off.
Being a landlord is in no way an easy job, though if done properly, and in an organised manner, it can
be an extremely successful way of earning.

up some handy tips on what factors contribute to a landlord’s success.
Firstly, always know your target market. Realising if you want to provide for students, families or
couples can help you to establish your success. For example, if the area of your property is near loud
pubs and bars, this is probably not going to be so suitable for people with children, but more fitting
for students.
You want to be able to ensure that the decor, space and neighbourhood or nearby attractions are
going to be popular with the sort of tenants you’re hoping for.
Next, keep everything in a good condition. Have your property evaluated and make sure all repairs
and maintenance are kept on top of. Before anyone can rent out your place it needs to be in a
hygienic, undamaged state. Keeping a close eye on this will also save you on receiving complaints
from tenants, and will mean that the property is still in a sellable condition if your tenants decide to
suddenly leave.
Lastly, consider a rent guarantee scheme. Nobody said being a landlord would be easy, but it really
