Editor's Notes

  1. We were able to use Marketrac in order to narrow down the certain target areas in New Jersey where specific loan programs are more dominant. Because we were looking for LMI and Diverse markets we focused our research on FHA and VA loans. For Monmouth County, it was both shocking and scary to see how much of this market share Wells Fargo was losing. For the past year to date there was 50 million dollars funded for VA loans, and only $1.1 million of that was funded by Wells Fargo. We are falling behind many other small lenders like Quicken loans who funded the most at $7.25 million. Yeah I In the FHA market there was 44 million dollars funded in Monmouth County. WFHM only funded around 1 million of that, once again falling behind in the rankings placing 10th in the county for FHA funding. Ocean county placed 4th for VA funding and 8th for FHA funding. This further proves the importance of this project and gaining back our market share in these sectors, so from here we used the top ten cities for FHA/ VA in both of our NJ counties in order to find realtors with those same geographical sales areas so we can make connections and relationships with people who have the ability to bring us clients from those domains. We successfully met with eight realtors, five from Monmouth County and three from Ocean. For more funding breakdown please see the charts listed in our Appendix.
