Executive Summary
• An investment in FeLo & Co Theatrical Productions, is an investment in
the future of North Dallas.
• The benefits will be felt NOW and in the not so distant FUTURE.
• The ARTS shape the CULTURE of our country, therefore it is time that
Dallas played a SIGNIFICANT role in the development of the
THEATRICAL ARTS. Talent and artistic foresight, does not have to come
only from New York City and Los Angeles.
• By producing work in Dallas, we develop the next generation to be one
day be seen on global stages, thus impacting culture from an
international perspective.
3. 11/6/2015 3
We are Commercial Theatre Producers
• In Dallas, we produce uplifting, family oriented classic and new musicals, and
• In New York City, we turn Hollywood films into stunning new Broadway musicals.
• The investment is HIGH RISK, but there is an even higher rate of return. However, in order
to gain that HIGH RETURN, there’s an extended period that one has to wait.
Why We Do What We Do?
• There is nothing like LIVE THEATRE. It inspires, explores, captivates, educates,
and unifies an audience around a musical adventure that can be as fun as
football on Monday!
• DALLAS is known for its Cowboys & Cheerleaders, but it has NEVER been know
for theatre, so NOW is the time to change that Paradigm in order to impact the
culture and the arts globally!
4. 11/6/2015 4

as well as classic musicals from the Broadway canon. We will be based in North Dallas, but in
order to facilitate the mission of our company to it’s fullest possibilities, we plan to open offices
in New York City and Los Angeles.

behind this company. She has over thirty years of experience in the theatre, first as an actress,
now as a producer and general manager of Broadway and Off Broadway musicals and plays.

We produce very conservatively
All Dallas based shows are calculated at a 50% seating margin and NYC based shows are calculated at a 70% seating margin,
Risk Mitigation Strategies
In Dallas, by producing 4 shows in one year, rather than just 1, we can spread out costs, deflect expenses and most importantly,
reduce risks.
Each Broadway development company will have 1 show in production and simultaneously, 2-3 other shows in-development starting
in 2019.
InDallas:
Award Winning and Popular Shows will be specifically chosen to target Families and Faith Based Communities
Production Values will be 1st Tier and spectacular to leave audiences in awe
Every production will have a full Orchestra accompanying the Actors, Singers and Dancers at each performance
We will establish partnerships with “Mega-Ministries” so that we can utilize their 2000+ seat venues
InNYC/OnBroadway:
Respected Directors will be attached to each property we produce.
Celebrities and Top Professional Talent who are recognized globally will be hired in the lead roles
Award Nominated and Winning Designers will be attached to create awe-inspiring spectacle for the audiences
Award Winning and Popular Films will be turned into Broadway Shows targeted to appeal to global audiences.
18. 11/6/2015 18
Risk Mitigation Strategies
This type of theatrical model is successful and has been established in other markets nationally
Branson, MO – Over 20 theatres in this area catering to Families and Faith Based Audiences in their production seasons
(Commercial)
Lancaster, PA – SIGHT & SOUND THEATRES (Commercial)
San Diego, CA – LAMBS THEATRE (Non-Profit)
Seattle, WA – TAPROOT THEATRE COMPANY (Non Profit)
Award Winning and Popular Shows will be specifically chosen to target Families and Faith Based Communities
Fully developed and written musical properties, complete with
scripts,
musical compositions with orchestrations, and
librettos
All properties produced in NYC will be based upon Hollywood films or underlying
intellectual properties which are very marketable commodities within the global
theatrical industry.
Our Creative Development Process yields valuable ASSETS:
The Development Process needed to get a show to Opening Night:
1. For Classic / Already Existing Musicals | 6 – 12 months
2. For New Musicals, yet to be written based on underlying properties | 24 – 48 months
3. For New Musicals based on Hollywood Films | 36 – 60 months
Every musical play has its
own unique development
and production schedule.
The vast majority of time
to get a show up on its
feet will be spent in
development – both
creative and financial.
20. 11/6/2015 20
The company will achieve maximum structure benefits through
the managing of a 3-Sector Approach:
The Operations Production Company | FeLo & Co Theatrical
Productions, Inc.
The Theatrical Development Companies | Let There Be!, Bet on Black,
Old is Gold, and Serendipity
The Single Producing Company | Each Show We Produce Title, LLC
Each Sector is budgeted and financed separately. The advantage
of having multiple Sectors is that each delivers operating clarity,
clear accounting separation for all profit participants on each
project, and critical production-to-production legal protection.
22. 11/6/2015 22
Offices will be located in Dallas, New York City, and Los Angeles.
It is the legal business entity that manages all the assets for every show and project developed and produced
by development companies – Let There Be! LLC, Bet on Black LLC, Old is Gold LLC, and Serendipity LLC.
Defines, develops, and manages the executive producer’s objectives and houses her administrative, creative,
marketing, story department, and all accounting operations teams.
Retains continuing relationships with studios, talent, banks, producers, and other entertainment personnel
and organizations both in Los Angeles and New York.
Reviews all literary properties – plays, musicals, and screenplays, receive all pitches, and handle all the
advertising and public relations for each of the companies and shows produced under the FeLo & Co
Theatricals banner.
By establishing an independent, tangible, tradable business presence with the capacity to increase in value,
FeLo & Co Theatricals also….
provides back office, payroll, accounting, legal and human resources services for all development companies
and all shows,
provides operations, contracts, and venue interests for all development companies and all shows, and
delivers increased business/trading capacities, legal protection, and expanded taxation options for the
Producer and her Limited Partners.
The Parent or Operating Company | The Brand:
FELO & CO THEATRICAL PRODUCTIONS, INC
24. 11/6/2015 24
DEVELOPMENT Company |
Will be based in Dallas, TX
This development company will produce plays and musicals that
promote universal truths and values through the medium of theatre
so as to bring joy to our audiences. Because there currently does not
exist in North Dallas a theatrical venue large enough for our work to
be performed in the time periods need, for at least the 1st 3 years we
will produce our work with “mega ministries”, utilizing their 2000 seat
venues in co-production in order to galvanize diverse communities
towards embracing the theatrical arts.
The work will NOT be a platform for preaching but for communication,
discussion, hope and encouragement for all.
25. 11/6/2015 25
Will be based in New York City with a small office in Los Angeles
We specialize in translating films that explore the African American
diaspora over the last 80 years into stunning Broadway musicals. Working
with and educating studio executives on the profitability of mining their
film libraries for works that emphasize or explore the Black American
experience, we will work to transform these movies into profitable, live
theater works so as to exploit all untapped subsidiary revenue streams and
engage new and diverse audiences.
The Ebony & Ivory Project will be a division of Bet on Black that
specializes in turning modern films that speak about interracial love and
friendship into live theatrical musicals.
DEVELOPMENT Company |
26. 11/6/2015 26
Will be based in New York City with a small office in Los Angeles
We will specialize in 1) the acquisition and development of theatrical
properties either based on underlying material, such as iconic
celebrity musicians’ libraries, novels or television shows and films, or
simply original new work, and 2) new work that the producer simply
has an interest in and wants to do.
DEVELOPMENT Company |
27. 11/6/2015 27
Will be based in New York City with a small office in Los Angeles
We will specialize in translating classic Hollywood studio films over 40
years old into new and modern theatrical musicals slated for the
Broadway stage.
By finding and assembling the perfect theatrical creative teams for
each show we produce, we can take old hit studio driven films and
turn them into new artistically based smash plays and musicals for
this current generation to enjoy!
Thoroughly Modern Classics will be a division of Old is Gold that specializes in
turning modern films from the mid-70s onwards into spectacular live
theatrical plays and musicals.
DEVELOPMENT Company |
28. 11/6/2015 28
Each stage musical we produce will be its own separate business
producing entity.
Financing (Front Money) that has been acquired by it's parent
development company will be earmarked to be handled by the
producer/gm* of each single show. This is highly advantageous for
accounting, tax and legal reasons.
The single company status isolates both the play’s accounting and its
liability from the Executive Producer’s other musical plays. Each
Single Producing Company will be wholly owned by the Operations
Production Company FeLo & Co Theatrical Productions.
SINGLE SHOW Production Companies
*gm = General Manager

The main revenue source for film is the box office and none of these films are playing in
theatres any longer, thus the Box Office is Capped
Unless indicated, most of these Shows are Still Playing, and no closing notice has been posted to date; thus there
is no cap on the Box Office. Those shows that have closed in NYC, have productions still playing in London,
Australia, Hong Kong, and other countries globally, not to mention regional and community productions around
the USA which all generate substantial subsidiary revenue.

Hollywood vs. Broadway Financial Comparison
33. Hollywood vs. Broadway Assumptions
Hollywood films have a short lifespan under which they operate. Two to four weeks tops. Producers know that within
this lifespan the film must gain popularity at exhibition halls (movie theatres) before it goes onto DVD or the exhibitor will
pull the show. This is not a lot of time to gain momentum and attract audiences – thus the reason it costs ten times as
much to produce a Hollywood film as it does to produce a Broadway musical. Marketing and Advertising costs are
exorbitant, in order to attract an audience!
Broadway shows on the other hand are considered to be “slow burns”. Traction begins out of town for 4 weeks of
performances in front of live audiences plus 6 weeks of performances on Broadway prior to the Official Opening Night so
there are 10 weeks to build popularity and marketing incentives to get the momentum started.
Hollywood films’ main revenue source is the domestic and international box office after which time ancillary revenues
streams include DVD, Streaming, and Online Downloading. In our comparison, none of these films are still playing in
theatres, thus the Box Office is no longer under consideration for future earnings.
As above, Broadway shows’ main revenue source is the Box Office, however, because of the immeasurable benefit that a
Broadway production brings to a musical’s lifespan, subsidiary rights are extensive. This means that producers’ enjoy
percentage returns on EVERY production (high school, college, pro and community regional theatres, etc) that is done in
the country and globally! So if a production of say, Les Miserables, is done in Des Moines, Iowa at a local high school, the
writers and the original Broadway producers are able to get a percentage of the fees charged to the high school by the
licensing companies! Additionally, for those shows that have not closed, the Box Office revenue is still being reaped for
years to come!
Lastly, Producers of Broadway shows’ always retain the global subsidiary rights to create a NEW film based on the
Broadway show, which they can sell or exploit on their own – so herein is yet another revenue stream!

37. Patrons want new and exciting theatrical entertainment choices and experiences
outside of what Dallas currently has to offer.
There is no non-profit theatre or commercial theatre production company in town that
specializes in presenting and producing uplifting, encouraging family Broadway style musicals
that have a faith component - complete with full-on orchestrations and professional actors.
What is offered, is relegated to 4 or 5 professional venues which do not allow outside
producers not affiliated with their theatres to produce work on their stages. There are also
several semi-professional small non profit theatres (no more than 350 seats) and many
community (amateur) theatres, neither of which carries any real production values of which
to speak and are definitely too small to accommodate an orchestra of 20-25.
11/6/2015 37
Market Needs | Dallas/Fort Worth
38. It's a proven fact, people love movies and love movie stars! The
numbers have spoken, people want to see movies they know and
love turned into Broadway musicals for them to enjoy all over again!
Such musicals as The Lion King, Beauty and the Beast, Legally Blonde,
Once, and Bridges of Madison County are just samplings of the
popularity of making a new show out of one that is old or in simply
telling an old well known story in a new and vibrant way!
11/6/2015 38
Market Needs | New York City/Broadway
39. The performing arts, principally, the theatrical arts, in Dallas when compared to NYC have
sparse professional offerings when it comes to audience entertainment choices. The only
professional game in town that produces on a 1st Class level is Dallas Summer Musicals and
the AT&T Performing Arts Center - Dallas Theatre Center - in particular, which has a
monopoly in the theatrical sector. Both companies' show offerings are fantastic and
professional, but they are the only games in town in the entire Dallas market.
There are few professional offerings in the far North Dallas area. We are working to resolve
this issue.
For most higher educated families who want to expose their children to the performing arts
but are also seeking uplifting, encouraging and safe entertainment choices, FeLo & Co
Theatricals' through our LET THERE BE! Development Company’s slate of shows will be that
safe haven.
Marketing Position in Dallas / Fort Worth
11/6/2015 39
40. The other three development companies, for lovers of musical
theatre and film connoisseurs, we will become known for being that
production company that reimages their favorite films, crafts them
for the stage, and specializes in turning Hollywood movies into
Broadway musicals.
For theatrical professionals we will be that production company that
honors their talents, their gifts, and produces great shows to work
on, both in Dallas and on Broadway.
Marketing Position outside of Dallas / Fort Worth
11/6/2015 40
41. In Dallas, our shows will be produced at a 1st Class level and will be priced
between $25 and $150 a ticket.
In New York, on Broadway, we will price our tickets between $110 and
$250. We will be competing with other Broadway shows, but having the
edge because we will only produce recognized old films and turn them
into new Broadway shows; thus we will have brand and name recognition
attached immediately to our show offerings.

Department Heads of FeLo & Co schedule meetings with area pastors and rabbis to obtain
North Dallas community support for what we are doing in the theatre
Email monthly newsletters describing developments in the theatre industry (global) and the
performing arts to patrons, congregation members of mega ministries and Jewish temples in

targeted population:
Musical Theatre Lovers
Broadway Enthusiasts
Families who want to support safe, uplifting, and encouraging entertainment or faith based
entertainment initiatives
Those who are interested in old Hollywood films becoming musicals
Activists interested in the subject matter of the musicals we will be producing on Broadway
(i.e. right to marry - Mr. & Mrs Loving or the African America experience as seen through

hone messaging to these targeted populations so as to increase cash flow to an
acceptable figure.

“In development" is a statement that is understood in the theatrical industry and is
used to describe where we are in the creative and financial life cycle of a
project. This process -- the process by which all of the various interested parties --
the producers, the studios from which we will have mined the acquired work, the
director when there ultimately is one, etc, toss their various creative "contributions"
into the hat that is the musical play, ultimately to get the Executive Producer to say
"yes" -- which is what's known as the project getting a "green light".
Once a project gets a green light it stops being in development and goes into pre-
production. A weak development foundation is the number one reason in general
that musical plays do not get made, dissemble during production, or have lack luster
earning power.
Thoroughly understanding this process, FeLo & Co Theatrical Productions will always
ensure that each aspect of its musical play creative and financial development is just
as intricately planned, budgeted, and sufficiently funded as the Production process.
The Greenlight Process

The Greenlight Process
Every musical play has its own unique development and production
schedule. The following are two examples of typical musical plays'
schedules under the FeLo& Co Theatricals banner. The 1st example is
for those musicals slated towards a Broadway run, and the 2nd example
is for the Let There Be! banner of already existing musicals licensed from
various sources. As can be seen the vast majority of time to get a show
up on its feet will be spent in development – both creative and
financial. These two models demonstrate that, well-planned and
sufficiently funded production entities require at least 36 of the 45
months for a typical Broadway bound musical play, and at least 15 of 20
months for existing musicals.

Clear Vision and Mission. We have a clear vision of the market need and we have what it takes to build
an upscale theatrical enterprise first in the Dallas marketplace for families, and then in the New York
Theatre Industry because we know the economic, artistic, and audience minefields to look out for in
producing theatre on and off Broadway.
Professional Show Biz Connections. We have been working in show business for over 30 years, so we
have the connections both in Los Angeles and New York City.
Diversified market segments. The diversity of our shows, their subject matters, their audience draw, and
the merchandising built into every show we produce will build our brand.
