Manufactured
Plan B: Bauhu homes are
manufactured to CE certification
and Eurocode standards in a
strictly quality controlled factory
environment with ISO 9001:2008
quality assurance certificate. They
are all pre-assembled in the factory
for ease of shipping.
Light Steel Frame
As our homes are designed and
individually manufactured by CAD
software we can ensure that the
whole structure corresponds to
local building regulations. Building
frame structures are manufactured
and pre-assembled at factory
level to ensure an engineered,
finished product and an accurate
component supply. All parts of

Our modular buildings can be shipped anywhere in the world
in standard sized shipping containers or by road, direct to site.
As some of the worlds most desirable locations are in remote,
difficult to access areas. Our buildings are shipped as extensive
home packages. Complete with your building structure, all
assembly components and clear instructions to ensure a
successful build.

Site Preperation
Plan B: Bauhu homes are designed to be
assembled on a concrete slab base which should
be prepared prior to the building being delivered.
Foundations and services should form part of these
initial ground works. We provide full plans of the
required slab size allowing local contractors to
prepare the site.
Installation
The building arrives on site with all of the
components required for the complete installation.
Assembly is rapid and requires no ‘wet’ trades.
Our team can install the building or the house
can be assembled by local contractors under
our supervision with the help of full installation
drawings which are supplied with each building.
Frame Assembly
Wall and roof frames are pre-assembled in the
factory to minimise erection time on site. Frames
are joined together and positioned on the
concrete floor slab prior to fixing the building
structure to the slab. Bauhu light steel frame
buildings can be engineered to withstand any
climate and the steel structure is guaranteed
for 100 years.
Respecting the Environment
The completed structure is ready for traditional
roofing, exterior cladding materials and internal
finishing by competent local tradesman.
Plan B: Bauhu homes light steel frame structures
follow the same finishing process as a traditionally
built home made of cast concrete or bricks.
Local contractors can carry out completing works
without special skills or equipment, employing
existing trades and well known techniques.

Roofs
Buildings with flat roofs are supplied with a pre-sized EPDM
waterproofing membrane, which is applied over cement board
structural roof covering. Pitched roof buildings are supplied with
light steel roof frames and trusses, a vapour control membrane
and a constructive coating, and a trapezoidal galvanised sheet
roof covering. Alternative roof covering materials (tiles, slates,
shingles) and region specific coverings should be sourced locally.
Integral water catchment points (or gutters for pitched roof
buildings) and downpipes are also provided.
Cladding
Fibre cement external cladding is supplied in a variety of textures
and can be finished in a wide range of paint colours or wood
stains to create a desired effect.
Walls
The external wall frame composition is engineered according
to the structural calculations dictated by the climatic conditions
of the build location. These calculations take into account wind
speed, snow loadings and conditions specific to areas in seismic
activity zones. The light steel frame of the building is wrapped in
a constructive coating of cement board and a water screening
membrane. The final finish is a textured panel designed to accept
a paint finish or wood stain.
Decor
Opening trims, window sills, fascia panels, soffits and corner
boards are supplied pre cut for assembly on site. Exterior and
interior paint to customer colour choice, finishing materials
and equipment are supplied as part of the building package.

Our design team have chosen a selection of inspired
colours for both internal and external finishes but colour is
a personal thing so customers can choose from any RAL
colour and we will supply paint accordingly. Paint supply is
included as part of the standard house package.
Windows & Doors
Openings are supplied to individual house design floor plans.
Aluminium coated, 6-chambered profile sustains perfect
sound and heat insulation without being affected by external
conditions with the use of specially designed TPV gaskets.
Standard supply colour is charcoal grey. Available in several
other colours if required. Profiles allow single and double
opening options.

Sliding doors operate almost silently in corrosion-free stainless
steel tracks. All sliding units run in a single plane, with no
unsightly door leaf protruding into the room. All units are
provided with locks.

Flooring
Plan B: Bauhu homes are designed
to be erected on a prepared
concrete slab (supplied by others)
which forms the ground floor
structure of the building. This
concrete slab can be covered in a
wide variety of finishes. Homes with
an upper floor are supplied with a
construction finish of cement board
designed to accept a wide range
of traditional finishes. Please refer to
floor covering options.
Stairs
Steel, timber or spiral staircases are
supplied as indicated on individual
building plans.
Insulation
Rockwool insulation material
is supplied to provide thermal
insulation and soundproofing in
external and internal partition walls
and above ceilings. External wall
insulation is provided according
to local climatic conditions. The
standard applied insulation in Plan
B: Bauhu homes provides a “U”
value of 0,141 w/m²k across ceiling
and roof structures. An additional
insulation layer can be applied to
external walls beneath the final
cladding material. This additional
insulating layer is made from rigid
insulation board sized to comply with
local building regulations regarding
the heat transfer properties of
external walls.
Skirting
Skirting and coving ceiling trims are
supplied according to building plans.
Walls and Ceilings are finished in a
double layer of plaster board, (Fx+Fr)
for dry areas, (Fx+Wr) for wet areas.

Arguably the heart of a home, fitted
kitchens come in a multitude of
different designs, styles and finishes.
We have selected several optional
kitchen packages to compliment
Plan B: Bauhu homes and provide
customers with a choice of style
and design. Equally homes can be
provided without a kitchen package
leaving you free to choose your
kitchen elsewhere.
Bauhu optional kitchen packages
include base and wall units, fully
fitted, together with a striking
worktop in accordance with the
kitchen layout detailed in individual
house floor plans. Base units are fully
equipped with a wealth of labour
saving ergonomic features, drawers,
and a sealed skirting profile. Three
styles are available in a wide range
of colours. Please refer to the Plan B:
Bauhu kitchen brochure.
We also provide a composite sink
unit with premium quality chrome
mixer taps. Selecting a Plan B: Bauhu
kitchen package means that your
home will have a ready to use,
quality kitchen with all the latest
gadgets and electrical appliances.
The optional Plan B: Bauhu kitchen
appliance package supplied by
Bosch is designed to fit seamlessly
into our fitted kitchen furniture
layout. The package comprises a
170x60cm built in fridge freezer. A
touch control flush mounted ceramic
hob with a stainless steel extractor
hood with multi speed fan and
lighting and compact multifunction
fan assisted oven. An integrated
under counter dishwasher and
washing machine are also available.
Plan B: Bauhu homes are supplied
with standard electrical system
materials. Cables, sockets, switches,
data points and fused consumer
units are included according to
specific house designs. Temporary
lamp holders are supplied to provide
site lighting during construction. Light
fittings are excluded. (The electrical
supply package is excluded in
the United States and 120v/50hz
regions). Plumbing equipment is
not supplied in the standard supply
scope. Pipes, fittings and plumbing
equipment is supplied as part of
individual bathroom and kitchen
supply options.

Plan B: Bauhu home kits can be supplied with sanitary ware
and plumbing installation equipment. However, you may
choose to source your bathroom equipment independently.
Our optional sanitary ware package offers premium quality
white ceramic and equipment is supplied according to
bathroom layouts, shown on house design floor plans.
Taps, shower and bathroom equipment accessories are
polished chrome. Shower bases are designed to be tiled
flush to floor finishes or incorporate a shallow ceramic tray.
Shower enclosures and wall tile finishes are not provided.
Sanitary ware package includes first fix plumbing installation
equipment for water distribution throughout the building and
second fix connections and fittings together with sanitary
ware. Any outside or under slab installation is not included.
Hot water tanks or water heaters, water treatment and
water softening equipment are not supplied. External
connections to services, waste are excluded.

Furnishings
The optional Plan B: Bauhu furniture package is custom
designed and sized to perfectly add the finishing
touch to each of our home designs. Complete
furniture packages are detailed per house model
in a full inventory and contain furniture, beds, tables
and chairs, side tables, pictures, rugs, décor items,
linen, kitchen utensils, electrical items, lamps, televisions,
and accessories amongst other items. Most furniture items
can be provided in a choice of colours and fabric types.
Please refer to detailed furniture inventory for a precise list
of items in each package. Our premium value furniture
packages are ideal for personal residences, corporate
housing and staff accommodation as well as for property
developers, build to let properties and real estate investors.
Optional Extras
To complete a Plan B: Bauhu home we have selected a
number of additional options which may be required.
High quality split type air conditioning for wall mounting.

Electric, gas and solar thermal water heating and storage

power outages will become
regular and frequent. It is
possible that grid power will
become rationed as it is in
many countries already.
Plan B: Bauhu homes generate
independent electricity using
sophisticated solar PV systems
which manage and distribute
power as it is required. In
conjunction with power
production Plan B: Bauhu
homes are designed to
reduce the overall
requirement for power with
low voltage LED lighting ,
energy efficient equipment
and computer controlled
power management systems.
Working with leading PV
manufacturers Philadelphia
Solar, Bauhu have selected
several power options of
solar power generating
equipment and designed
a selection of complete off
grid solar power kits which
can be provided. Each kit
includes PV Modules, charge
controller, rack mount, inverter,
battery bank, and a fixing kit
appropriate for the system
size. Solar water heating (SWH)
is the conversion of sunlight
into renewable energy for
water heating using a solar
thermal collector. Solar water
heating systems comprise
various technologies that are
used worldwide increasingly.
Bauhu offer 2 kits based on the
house size and the number of
occupants.
Solar thermal collectors provide a virtually
maintenance free solution to low cost water
heating by capturing the warmth of the sun
and transferring this heat into a domestic
hot water system. Our ‘Heatwave’ solar
thermal panels are manufactured in the UK
and integrate 100 heat pipe channels into
a compact, discreet 1m2 stainless steel
collector panel delivering more kWh of heat
than standard solar thermal panels. Solar
thermal systems can be surface roof mounted
or integrated into buildings with sloping roofs.
Individual septic tanks with integrated water
treatment systems can be supplied if required.
We have specific Bora Lit systems designed to
suit any house type or size.

What is included in the house package: Detailed
building plans, structural calculations, manufacturing
and assembly drawings. Lightweight galvanized steel
structure for external wall and internal partition wall
(frames) according to structural calculations and
location climate. The house package is designed to be
assembled on a prepared concrete slab provided by
others. External wall constructive coating 8mm fibre
cement cladding wrapped in Tyvek waterproofing
membrane, 80mm Rockwool (40kg/m3) insulation,
horizontal fibre cement plank cladding and decorative
fibre cement corner boards, windows frames and sills.
Interior walls with 50mm Rockwool (40kg/m3) insulation
finished on both sides with two layers of 12.5mm
plasterboard (water resistant in wet areas).
Suspended ceiling hanger rails (omega profile) coated in
12.5mm plasterboard with 80+80mm glasswool (40kg/m3)
insulation. Lightweight steel structure roof joists (flat roof)
with fibre cement constructive cladding. Tyvek and EPDM
waterproofing membrane. Fibre cement soffit and fascia
boards, rain gutter and downpipes. Windows and sliding
doors: Aluminium double glazed units. External doors:
Aluminium doors and frame set. Internal doors: Composite
panel doors, architrave and frame set. Paint and finishing
materials for internal and external finishes. Electrical

They are all pre-assembled in the factory for ease of shipping. Light Steel Frame As our homes are designed and individually manufactured by CAD software we can ensure that the whole structure corresponds to local building regulations. Building frame structures are manufactured and pre-assembled at factory level to ensure an engineered, finished product and an accurate component supply. All parts of the building envelope and interior decoration items are assembled together to provide a complete building package ready for assembly on site. As some of the worlds most desirable locations are in remote, difficult to access areas. Our buildings are shipped as extensive home packages. Complete with your building structure, all assembly components and clear instructions to ensure a successful build. A COMPLETE BUILDING PACKAGE Site Preperation Plan B: Bauhu homes are designed to be assembled on a concrete slab base which should be prepared prior to the building being delivered. Foundations and services should form part of these initial ground works. We provide full plans of the required slab size allowing local contractors to prepare the site. Installation The building arrives on site with all of the components required for the complete installation. Assembly is rapid and requires no ‘wet’ trades. Our team can install the building or the house can be assembled by local contractors under our supervision with the help of full installation drawings which are supplied with each building. Frame Assembly Wall and roof frames are pre-assembled in the factory to minimise erection time on site. Frames are joined together and positioned on the concrete floor slab prior to fixing the building structure to the slab. Bauhu light steel frame buildings can be engineered to withstand any climate and the steel structure is guaranteed for 100 years. Respecting the Environment The completed structure is ready for traditional roofing, exterior cladding materials and internal finishing by competent local tradesman. Pitched roof buildings are supplied with light steel roof frames and trusses, a vapour control membrane and a constructive coating, and a trapezoidal galvanised sheet roof covering. Alternative roof covering materials (tiles, slates, shingles) and region specific coverings should be sourced locally. Integral water catchment points (or gutters for pitched roof buildings) and downpipes are also provided. Cladding Fibre cement external cladding is supplied in a variety of textures and can be finished in a wide range of paint colours or wood stains to create a desired effect. Walls The external wall frame composition is engineered according to the structural calculations dictated by the climatic conditions of the build location. These calculations take into account wind speed, snow loadings and conditions specific to areas in seismic activity zones. The light steel frame of the building is wrapped in a constructive coating of cement board and a water screening membrane. The final finish is a textured panel designed to accept a paint finish or wood stain. Decor Opening trims, window sills, fascia panels, soffits and corner boards are supplied pre cut for assembly on site. Paint supply is included as part of the standard house package. Windows & Doors Openings are supplied to individual house design floor plans. Aluminium coated, 6-chambered profile sustains perfect sound and heat insulation without being affected by external conditions with the use of specially designed TPV gaskets. Standard supply colour is charcoal grey. Available in several other colours if required. Profiles allow single and double opening options. Aluminum coated profile increases heat insulation. • 2.5 mm wall thickness with thermal break • 4-14-4 mm, sealed double glazed units • Sound insulation up to 65 decibels • Specially designed galvanized profiles provide high resistance to wind pressure • Water channel and reservoir prevent water penetration • Near perfect heat insulation. (U = 1.367W/m²) Sliding doors operate almost silently in corrosion-free stainless steel tracks. All sliding units run in a single plane, with no unsightly door leaf protruding into the room. This concrete slab can be covered in a wide variety of finishes. Homes with an upper floor are supplied with a construction finish of cement board designed to accept a wide range of traditional finishes. Please refer to floor covering options. Stairs Steel, timber or spiral staircases are supplied as indicated on individual building plans. Insulation Rockwool insulation material is supplied to provide thermal insulation and soundproofing in external and internal partition walls and above ceilings. External wall insulation is provided according to local climatic conditions. The standard applied insulation in Plan B: Bauhu homes provides a “U” value of 0,141 w/m²k across ceiling and roof structures. An additional insulation layer can be applied to external walls beneath the final cladding material. This additional insulating layer is made from rigid insulation board sized to comply with local building regulations regarding the heat transfer properties of external walls. Skirting Skirting and coving ceiling trims are supplied according to building plans. Walls and Ceilings are finished in a double layer of plaster board, (Fx+Fr) for dry areas, (Fx+Wr) for wet areas. ·Fx Plaster Board (Standard) outer skin Density: 800 kg/m Heat Conductivity Value: ë = 0.25 W/m2K Fire Resistance: EN 520 A2 - s1. Thickness : 10 mm. ·Fr Plaster Board (Fire Resistant) inner skin Density: 800 kg/m Heat Conductivity Value: ë = 0.25 W/m2K Fire Resistance: EN 520 A2 - s1. Thickness: 12.5 mm. ·Wr Plaster Board (Water Resistant) outer skin Density: 800 kg/m Heat Conductivity Value: ë = 0.25 W/m2K Fire Resistance: TS EN 520 A2 - s1. Thickness: 12.5 mm. Plaster board fixing, jointing and filling products and tools are supplied with the home package. Plaster board can be painted, papered, tiled or clad in other materials. Internal doors are supplied as complete door and frame sets together with liners and architrave profiles. Doors are pre-finished but can be painted if alternative colours are required. Door furniture and hinges are stainless steel or chrome. External doors Where external doors are not aluminium glazed doors alternative options apply. We have selected several optional kitchen packages to compliment Plan B: Bauhu homes and provide customers with a choice of style and design. Equally homes can be provided without a kitchen package leaving you free to choose your kitchen elsewhere. Bauhu optional kitchen packages include base and wall units, fully fitted, together with a striking worktop in accordance with the kitchen layout detailed in individual house floor plans. Base units are fully equipped with a wealth of labour saving ergonomic features, drawers, and a sealed skirting profile. Three styles are available in a wide range of colours. Please refer to the Plan B: Bauhu kitchen brochure. We also provide a composite sink unit with premium quality chrome mixer taps. Selecting a Plan B: Bauhu kitchen package means that your home will have a ready to use, quality kitchen with all the latest gadgets and electrical appliances. The optional Plan B: Bauhu kitchen appliance package supplied by Bosch is designed to fit seamlessly into our fitted kitchen furniture layout. The package comprises a 170x60cm built in fridge freezer. A touch control flush mounted ceramic hob with a stainless steel extractor hood with multi speed fan and lighting and compact multifunction fan assisted oven. An integrated under counter dishwasher and washing machine are also available. Plan B: Bauhu homes are supplied with standard electrical system materials. Cables, sockets, switches, data points and fused consumer units are included according to specific house designs. Temporary lamp holders are supplied to provide site lighting during construction. Light fittings are excluded. (The electrical supply package is excluded in the United States and 120v/50hz regions). Plumbing equipment is not supplied in the standard supply scope. Solar water heating (SWH) is the conversion of sunlight into renewable energy for water heating using a solar thermal collector. Solar water heating systems comprise various technologies that are used worldwide increasingly. Bauhu offer 2 kits based on the house size and the number of occupants. Solar thermal collectors provide a virtually maintenance free solution to low cost water heating by capturing the warmth of the sun and transferring this heat into a domestic hot water system. Our ‘Heatwave’ solar thermal panels are manufactured in the UK and integrate 100 heat pipe channels into a compact, discreet 1m2 stainless steel collector panel delivering more kWh of heat than standard solar thermal panels.
