Alba Facilities Services Ltd have been
successfully servicing the commercial real
estate sector for over 12 years, striving for
long-term partnering relationships. We are
specialists in mechanically biased building
service contracts, operating throughout
Scotland and the North, with many high
profile brands.
We work to ensure that best practice is
employed across all contracts, enabling
continual improvement in quality and service
standards. Our partnering ethos and personal
service ensure a consistent client retention rate
of 95%, which is amongst the highest in the
building services and FM arenas.
Alba offer a bespoke building management
solution, with many specialist mechanical &
electrical services delivered through directly
employed labour. This allows for greater
flexibility to support your business with
improved control, consistency and quality.
Our business offers a high degree of technical
support through our contracts management
staff. Each contract manager has worked up
from operative level over many years, offering
extensive experience, covering a wide range
of mechanical & electrical disciplines. Alba’s
portfolio consists of both static sites where client
dedicated engineers are permanently based,
and mobile sites where engineers servicing
multiple clients visit periodically.
Our modular management structure ensures
scalability, allowing Alba to take on increased
workload at short notice without adversely
affecting our existing contracts. Our contract
managers are limited to managing contracts up
to an agreed base revenue, ensuring they have
ample time to dedicate to each of their clients.
Should any contracts manager exceed the
agreed base revenue, another is employed to
reduce the load and ensure our personal service
is maintained.
This flat structure ensures clients have a clear
escalation route from operative and contract
manager, to operations director and managing
director. Direct contact details for
all key management staff are provided during
handover and all play an active role in resolving
any issues.

CAFM Explorer is a bespoke Computer Aided
Facilities Management software designed in
partnership with Idox Plc.
We have integrated CAFM Explorer into
all aspects of our business to ensure our
clients have direct access to accurate, real
time information about their buildings and
associated plant.

Alba provide an in house help desk facility
offering around the clock support to contract
clients. All reactive works are logged onto our
CAFM Explorer system and assigned to our
engineers via IPad. The system prevents any
engineer with the wrong skillsets from being
sent to a job, ensuring all works are correctly
assessed at the first visit. Completed works are
updated and signed off electronically through
the IPad, allowing our clients to track their
works in real time.
The help desk also manage our clients supply
chain using CAFM Explorer, for services which
fall outside of our self-delivery capability.
Suppliers enter into a framework agreement
with agreed rates and KPI’s, which are then
benchmarked and monitored respectively,
through CAFM Explorer.

Alba Facilities Services have been supply partners
with Savills LLP for over thirteen years.
We offer a wide range of M&E and building fabric
services, delivered through our directly employed
engineering teams. In addition we support Savills in
managing their supply chain to deliver a full range
of building services on site. Pyramids Business Park
was our first contract win with Savills and over the
past thirteen years it has developed from a single
discipline M&E maintenance contract, to a full
building service contract.
We have a team of seven staff based on site and
dedicated to the contract, delivering a wide range
of services directly whilst overseeing any specialist
sub-contract works. Our personal approach and
partnering ethos have ensured the contract has not
only been retained, but continually developed over
the thirteen years duration to date.
