1. INTRODUCTION
The following report is a record of damages and existing conditions at specified area located on 224
Malvern Rd, Prahran. This volume does not include digital still photographs taken within the specified
areas defined in the scope of study below. However, a folder will be sent to the client which includes all
photographs taken of the area or property.
The photography taken is for record purposes only. The photograph location file is an approximate
indication of location where photos are captured, and the plan should be used as a guidance only. AAM
Group make no comment, classification or inference regarding the cause of dilapidation or the potential
impact or effect of dilapidation.
The tables below indicate photo locations. All the photographs were taken in sequence and therefore
can be used to further investigate location and direction. All photos will be uploaded to Google Drive
as to be downloaded. Photos with damage will be inserted below as a quick reference.
The following table will consist of 4 types of damage. Major cracking (anything larger than 20mm), minor
cracking (anything smaller than 20mm), water damage and other.
If no damage is recorded a dash will be used to signify this.
2. SCOPE OF THE STUDY
The scope of this volume of study is to include any cracking or dilapidation and record the existing
conditions surrounding the site. This includes the external façade and backyard of building 224
Malvern Rd. Any other necessary areas of interest will be captured too.

3. SUMMARY
During the dilapidation photo capture, earthworks had begun on site.
Due to the abundance of cracking noticed through the building, no mention of minor cracking will be
listed below. However, any unique forms of damage or large cracking will be listed.

not accept any liability of damages caused to any properties or structures after site inspection. AAM
Group also accepts no responsibility for any amendments or additions made to the report after
delivery.
AAM Group staff members are not structural engineers or registered building surveyors and are not in
a position to comment on the causes of damage or assess any future damages. AAM Group makes
no evaluation on property or structures in terms of its structural stability, with the contents of this
report intended as a visual reference only.
