a richiesta sempre crescente da parte degli
imprenditori di rinnovare l’immagine della
propria azienda, aumentandone dove possibile la
superficie utile, ha portato lo studio mzc+ a intervenire
nel recupero della sede Newfloor a Codevigo. “Di recente
alcuni imprenditori ci hanno chiesto di rinnovare le
loro aziende per poter essere più competitivi rispetto ad
altre realtà internazionali, e soprattutto per migliorare le
condizioni di lavoro dei propri collaboratori” raccontano
i progettisti. “Upgrading companies è diventato un
mestiere nel mestiere. Ridisegnare spazi, ripensare
luoghi del lavoro, guadagnare luce, comfort e bellezza,
donare nuova vita a edifici dove il lavoro era una stanca
abitudine. La sfida, anche per Newfloor, è stata questa”.
Le richieste del committente erano chiare: ampliare
il volume degli uffici, non più sufficiente a contenere
i comparti aziendali, e studiarne un nuovo assetto
funzionale tramite un linguaggio architettonico
contemporaneo. Lo studio mzc+, sfruttando i vantaggi
dati dalle deroghe contenute nella Legge Regionale
43/2018 “Piano casa”, ha ampliato l’edificio destinato agli
uffici estrudendo una fascia del volume verso strada.
Individuando nel grande silos di stoccaggio in lamiera
zincata la cerniera fra la sezione produttiva e gli uffici
veri e propri, l’organizzazione planimetrica è stata
ristudiata donando al complesso una nuova immagine
architettonica. All’edificio prefabbricato dedicato
alla produzione si affianca ora un rinnovato volume
che trova nell’acciaio la sua cifra stilistica. Una nuova
struttura di calcestruzzo si affianca all’esistente volume

prefabbricato, indipendente dal punto di vista sismico,
ma con i solai complanari per una perfetta integrazione.
L’acciaio disegna ora la seconda pelle del nuovo edificio:
il margine fra interno ed esterno è costituito da una
struttura tradizionale, mentre l’immagine architettonica
esterna si articola in una matrice metallica a moduli
quadrati che funge da principio ordinatore. Lo schermo,
che svolge la funzione di frangisole, richiama nella sua
modularità l’elemento base della produzione aziendale.
Lo spazio fra la struttura metallica e la chiusura
dell’edificio diventerà una grande “vasca vegetale”,
dove introdurre il tema di un diaframma verde, stretto
e lungo, godibile dall’interno degli uffici. In pianta, nei
due piani direzionali, un corridoio collocato sul lato
sud verso la produzione, funge da spazio serviente ai
vari uffici che sono rivolti verso la facciata esterna
a nord. Oltre agli ambiti specifici per i diversi settori

(commerciale, amministrativo, ricerca e sviluppo, ecc.)
sono presenti sale riunioni di diverse dimensioni e aree
di ritrovo informali.
La distribuzione verticale avviene tramite una scala e
un ascensore; quest’ultimo permette l’accesso diretto
alla terrazza usufruibile ai dipendenti. Il progetto ha
previsto anche l’espansione di un volume all’interno della
produzione: un nuovo spazio per i corsi di aggiornamento
dell’azienda e per ospitare tecnici esterni collocato alla
quota del primo piano, sorretto da colonne di acciaio e
perfettamente isolato dal punto di vista acustico.
Le scelte cromatiche
Tema importante sia per i progettisti che per il
committente è stato quello di contenere le scelte
cromatiche all’interno dei toni dei grigi e degli azzurri,
che sono i colori che contraddistinguono il logo
Newfloor, in modo da definire un continuum fra i vari
ambienti e connotarli secondo un unico filo conduttore.
Questa scelta ha caratterizzato, oltre ai rivestimenti
interni ed esterni, anche tutto l’arredo, sia su misura che
di serie. All’intonaco grigio scelto per la nuova facciata
esterna, si affiancano la pavimentazione galleggiante
della terrazza in copertura e i pavimenti sopraelevati
nelle parti distributive degli uffici, affiancati a un parquet
di rovere nelle sale.
La parete che separa gli uffici dalla produzione è
diventata un grande pannello comunicativo colorato che

isola acusticamente le due aree e caratterizza l’insieme.
Si tratta di un diagramma marcato da fasce, linee e
campiture dove sono richiamati i colori aziendali.
Ristrutturazione all’insegna della
sostenibilità ambientale
Il nuovo volume è costituito da una struttura di
calcestruzzo armato e tamponamenti in mattoni forati
a cui viene giustapposto un rivestimento a cappotto
isolato con pannelli di eps e finito a intonaco color grigio.
I serramenti hanno profili di alluminio e vetrocamera con
vetro selettivo a bassa emissività e antisfondamento.
La pelle esterna di acciaio funge da frangisole e concorre
al mantenimento del comfort interno invernale ed estivo.
I sistemi interni di controllo della temperatura e
di ricambio dell’aria, oltre all’illuminazione, sono
completamente domotici, progettati secondo il layout
dello spazio e la normativa vigente.
Tutte le canalizzazioni elettriche e idrauliche sono state
posizionate nelle intercapedini a soffitto e nel plenum
sottopavimento, grazie all’installazione del pavimento
sopraelevato realizzato da Newfloor, che garantisce la
flessibilità presente e futura dello spazio e facilità di
manutenzione.

RENOVATION OF THE NEWFLOOR
COMPANY SEAT

THE RESTORATION OF THE COMPANY HEADQUARTERS BECOMES
AN OPPORTUNITY TO DEFINE A BRAND IDENTITY THROUGH A
CONTEMPORARY ARCHITECTURAL LANGUAGE: PROJECTING
VOLUMES, METAL MODULE PANELS AND A NEW INTERNAL
ARRANGEMENT BRING BACK COMFORT AND BEAUTY TO USERS.
The always increasing request by entrepreneurs to renovate the image of
their company, widening, where possible, the usable area, led studio mzc+
to intervene in the renovation of the Newfloor headquarters in Codevigo.
“Recently we have been asked by some entrepreneurs to renovate their
companies to be more competitive than other international companies and,
above all, to improve the working conditions of their collaborators” the
designers tell us. “Upgrading companies has become a job within the job.
Redesigning spaces, rethinking working places, gaining light, comfort and
beauty, giving new life to buildings where work was a tired habit. This was
the challenge also for Newfloor”.
The customer’s requests were clear: widening the volume of offices, no
longer sufficient to host the company departments, and studying a new
functional layout through a contemporary architectural language. Studio
mzc+, exploiting the advantages offered by the derogations contained in the
R43/2018 Regional Law “Housing Plan”, widened the building assigned to
offices extruding a section of the volume towards the street. Identifying in
the storage silos in zinc-plated sheet the connection between the production
sections and the offices, the layout organization was studied again giving a
new architectural image to the complex.
The prefabricated building dedicated to production is now complemented
by a renovated volume that finds in steel its signature style.
A new concrete structure complements the existing prefabricated
volume, independent from the seismic point of view, but with coplanar
floors for a perfect integration. Steel now outlines the second skin of the
new building: the edge between internal and external part consists in
a traditional structure, while the external architectural image develops
in a square metal matrix acting as ordering principle. The screen, then,
with its function of sun-breaker, reminds, in its modules, the core element
of the company production. The space between the metal structure and
the closing of the building will become a big “vegetable pool”, where to
introduce the theme of a green diaphragm, narrow and long that can be
enjoyed within the offices.
On the plan, namely on the two management floors, a corridor located to
the South towards the production, acts as space serving the various offices
to the north outer façade. Beside the specific environments for the various
sectors (commercial, administrative, research and development, etc.)
conference rooms of various sizes are present along with informal
meeting areas.
The vertical distribution is obtained through a stair and a lift; this latter
allows for the direct access to the terrace that is at the employees’ disposal.
The project also included the expansion of a volume inside production;
a new space for the company refresh courses and to host external
technicians located on the first floor, supported by steel columns and
perfectly insulated from an acoustic point of view.
CHROMATIC CHOICES
A crucial theme for both designers and the customer concerns the
importance of limiting the chromatic choices within the hues of grey and
light blues, the colours identifying the Newfloor logo, so as to define a
continuum between the various environments and connote them according
to a unifying thread. This choice has characterised, beside the internal and
external coatings, also the whole furniture, both tailor-made and standard.
The grey plaster chosen for the new external façade, is complemented
by the floating floor of the covering terrace and the floors raised in the
distribution parts of the offices, complemented by an oak parquet in the
rooms. The wall separating the offices from the production has become a
big colourful communication panel acoustically insulating the two areas
and characterising the whole element. It is a diaphragm characterised
by bands, lines and the paintings of the background where the company
colours are referenced.
RENOVATION UNDER THE SIGN OF ENVIRONMENTAL
SUSTAINABILITY
The new volume consists in a reinforced concrete structure and hollow
brick infills to which they overlap an external thermal insulation system
with eps panels and finished with a grey plaster.
The doors and windows have aluminium profiles and a double glazing
with low emissivity and anti-breaking selective glass. The external steel
covering acts as sun breaker and contributes to the maintenance of the
internal winter and summer comfort.
The internal system for temperature control and air exchange, beside the
whole electric system, have been totally renovated complying with the
regulations in force and the new space needs. All the electric and hydraulic
canalizations, distributed with interspaces on the floor and ceiling, have
been measured again and put back in place under a perspective of present
and future flexibility, space and easy maintenance.

About three kilometres off Porta Ticinese, skirting Naviglio, sits the area
where the national and Milanese industrial life began. The main player of
the time was the Richard Ginori factory, founded in 1873 by Giulio Richard
after whom the homonymous road was named.
After seeing the magnificence of one of the biggest Italian factories of the
age (in a report of the state of Milanese industries, G. Colombo, talking
about the factory, reads that “it is huge and the biggest among the Italian
factories” and one of the plants among the most perfect as to internal
organisation”), the area underwent an urban speculation in the ‘90s and, a
few years later, became a degraded and abandoned place.
The complex consists in a 280 m long common base which seven tower
buildings with a square plan hosting offices start from: the most external
ones and the central one are lower (6 floors) while the remaining four
have 18 floors above ground. Offering little architectural interest from
an aesthetic point of view, for years they were the manifesto of an
uncontrolled expansion of Milano’s suburbs.
The occasion for a restyling and a requalification of the whole area started
thanks to the investment of Immobiliare Aedes Siiq spa with a project
aiming at recovering the post-industrial factories of the former Richard
Ginori area and of one of the towers in order to create the WPP campus to
host about 2,300 employees coming from 65 companies of the group.
The featured intervention concerns Tower C: 16 of its 18 floors will be
dedicated to offices while the two top ones are expected to host technical
rooms and a terrace. The basement floor hosts parking areas, technological
plants and storage spaces. The sixteenth floor will host a bar with a
partially open terrace which will afford a view on the whole city skyline.
Immobiliare Aedes Siiq spa entrusted BMS Progetti with the development
of the project which was attended to from the very early phases with the
BIM method.
The challenge for this project was to manage, in an integrated way, a series
of data coming from different systems: the current state, for example,
was on the original projects paper drawings. Since the Concept phase the
process was set in BIM making use of two authoring tools: AEC Collection
and BIM360.
