Four Oaks Improvement Initiative
Resonating a positive sound throughout Hartland neighborhoods one block at a time.
Four Oaks is Dedicated to be part of the Solution,
not the problem.
1. What is the real issue?
2. Can the issue be solved?
3. What are the solutions?
Chase 2 rabbits lose them both! (Chinese Proverb)
Cause and Effect!
Four Oaks Success was Our Biggest Failure!
We Weren’t Prepared!
Bad Parking Provisions has left it’s negative
effect.
The Real Issue is the Current Parking Arrangements
and Traffic Flow at Four Oaks, which is causing Traffic
Gridlock and Excess Noise!
Waahh
Damn
Four
Oaks
Hey
shut up Woof
woof
Four Oaks is
taking our
neighborhood
Parking Provisions and Traffic Control will
Eliminate most of the Chaos
Eliminating traffic in the neighborhood
Property Improvements
• 1sq. Mile, well lit, gated, paved parking lot (Max Cap. 22,500 vehicles)
• Separate parking for CDL vehicles, tour busses and employees
• 30 Trash and recycle bins dispersed on the property
• 5 Stop signs added to the property
• Addition of 35 to 50 front row and VIP seats
• ( Up for petition) New Street added to Main Street annexing Four Oak parking lot
• Tree line reinforced on the south end of the property
• 5 story Parking Garage will be built in the near future ( estimated 5 years)
Increased Security and Grounds keeping
Security Additions
• Retired Hartland Police Captain and Army
Veteran, Juan Gettpasme (Head of Security)
• 2 Off-Duty Police Officers (traffic control inside
the parking lot) Officer Willie Righttickets and
Officer Don Startnone
• Addition of 5-10 security guards during the
concert seasons * veterans preferred (3 interns)
• 2 Security Cruisers and 3 security ATV’s
• Increased security detail during events (15 min
intervals) during the beginning, intermission,
and end of events, plus routine hourly checks
• Solar Street lights for Parking Lot and Property
Grounds Keeping
• Addition of 3 grounds keeper ( 1 fulltime)
• Increased property maintenance
• Installation of 30 garbage bins throughout
the property (dumped at ¾ full)
Where will the funding come
from?
• Our 1st season 7% of our concerts were sold out
• 5/67 concerts were sold out
• Hypothetically, if the average ticket price was $40 per ticket at a sold out event, those 5
concerts by themselves, would have grossed a minimum of $4 million
• Realistically, our lowest price ticket during concert season is $40
This improvement initiative will cost Four Oaks an estimated 1.2 million in
the first year, and after that costs of $1 million annually.
Extending the concert season to the end of April will generate a minimum
$2 million gross which will also increase the amusement / privilege tax rate
the city charges, to 4% instead of 3%
3% Price Increase on Tickets will generate an estimated $1.3 million per
sold-out event (based upon the hypothetical situation above)
