The Residential Tenancies Act
Changes to The Residential Tenancies Act, mean that Landlords are responsible for ensuring that
there are working smoke alarms installed in all residential rental properties covered by the RTA.
Landlords who fail to comply with the new regulations will face the risk of receiving a financial
penalty of up to $4,000 per property.
By 1 July, all residential rental properties that are covered by The Residential Tenancies Act must
meet the following new regulatory requirements pertaining to smoke alarms:
There must be a minimum of one working smoke alarm within 3 metres of each bedroom door and
on every level in multi-storey units.
In a self-contained caravan, sleep out or similar there must be a minimum of one working smoke
alarm.
The landlord is responsible for making sure smoke alarms are operational and have been correctly
installed, as per the new regulatory requirements and manufacturers instructions, at the beginning
of every new tenancy.
The tenant is responsible for the replacement of any batteries and to ensure that the landlord is
notified of any defective smoke alarms.
Long life (10 year) photoelectric smoke alarms are now required where there are no existing alarms.
When existing smoke alarms are replaced, the replacements must be long life photoelectric smoke
alarms.
All smoke alarms must be replaced by their expiry date as per the manufacturers recommended
replacement date that is stated on the alarm.
When smoke alarms are installed or replaced, you should ensure the alarms you purchase comply
with the manufacturing standard AS3786:1993.
The Building Code - Clause F7, Emergency Warning System
In accordance with the Building Code, clause F7 Emergency Warning Systems, any newly built
houses or those that have undergone alterations are required to have smoke alarms installed as
follows;
In multi-storey buildings, there needs to be at least one smoke alarm on each level.
On levels containing sleeping spaces, smoke alarms are to be located either in every sleeping space
or within 3m of the sleeping space door.
New regulations require all residential rental properties, covered by the
RTA, to be compliant by 1 July 2016.

Once-off Smoke Alarm Service
We will carry out a once off smoke alarm
inspection where we will inspect your property,
conduct a maintenance check of the smoke alarms
and ensure that they are fully operational and
compliant to the current legislation. A certificate
of compliance will be issued following each
inspection.
Additional Costs:
If any alarms are required, there will be an
additional cost of $39 per ten year photoelectric
smoke alarm.

Annual Smoke Alarm Service
We will inspect your property and ensure that
the smoke alarms are operational and compliant
to the current legislation. Included in the Annual
Smoke Alarm Service is one bonus second
inspection, valued at $49, which can be redeemed
at any time throughout the 12-month period.
Any smoke alarms that are damaged, missing,
expired, faulty or are required in order to deem
the property compliant, will be supplied and
installed at no additional cost, during each visit.*
A certificate of compliance will be issued following
each inspection.
Optional Costs:
If you would like us to conduct additional
inspections within the 12 month period, we offer a
discounted rate of $49 per visit. Any smoke alarms
that are required for compliance are supplied and
installed free of charge.*
Although smoke alarms have a life span of ten years,
many do not last this length of time. Smoke Alarm
Professionals have seen many instances where
smoke alarms have been damaged, gone missing or
become faulty and therefore require replacing well
within ten years.
Under our $129 Annual Smoke Alarm Service, we have
taken this into consideration and therefore, we will
supply and install all smoke alarms that are required
for compliance at no cost to you or your landlords.
Our smoke alarms are 10 year photoelectric alarms
that comply with the manufacturing standard AS
3786:1993.
Even if you elect to have us inspect your property
again for $49, all smoke alarms are free*.You and
your landlord will never have to worry about a smoke
alarm again!

Easy Steps
to Compliance
with Smoke Alarm Professionals
Enroll properties
Now that you are ready to enroll
properties with Smoke Alarm Professionals,
work orders can be emailed through to
info@smokealarmprofessionals.co.nz
either individually or as a list. 1
Work order received
Once a work order is received, our data entry team will enter
all the property information into the system. If any of the
work orders state that the job is urgent, there are no keys
available, or if there are any other issues pertinent to the
successful completion of the job, our Client Service Officers
will contact the Tenants directly to arrange a suitable time
for their local technician to access the property.

Allocation of inspection
The smoke alarm inspection is then allocated five
working days in advance and an entry notice is emailed
to both the Property Manager and Tenant. Included
within the entry notice is a letter outlining the details
of the smoke alarm inspection, along with our contact
details should the Tenant wish to reschedule the
appointment to a more suitable time.

Annual renewal notices
Annual renewal notices will be sent out to agencies
one month prior to the expiry of their twelve month
package for payment. If multiple properties are
processed in one payment, we ask that a remittance
advice be provided to ensure we receipt the correct
invoices. 7
Day before the inspection
The day before the scheduled inspection, a key list will be
emailed through to the Property Manager, notifying them of
the keys that will be required for the following day. The key
list will also inform the Property Manager which Technician
will be there to sign the keys in and out on the day of
inspection.4
Day of inspection
On the day of inspection a uniformed
Technician in a sign-written vehicle with an ID
badge will arrive with the key list in hand.

Following the inspection
Upon completion of the inspection, Smoke Alarm
Professionals will leave a calling card to let the Tenant
know that we have successfully completed their
smoke alarm inspection and to thank them for their
cooperation. A certificate of compliance will also be sent
out a few days later.6
