On June 3rd, mortgages
are going to change!! The
FHA is launching several
changes June 3rd to their
loan programs.
Interest rates are set to
increase to 4.3% .
Mortgage Insurance Pre-
miums (MIPs) will be re-
quired for the term of the
loan, disabling people
from canceling MIPs after
a certain point in the loan
(as how it has been for
decades).
Loans will require a
greater down payment
(more than 10%, as op-
posed to 3.5%) to possibly
avoid paying mortgage in-
surance over the life of the
loan (this could mean a
difference of tens of thou-
sands of dollars up front
and through the life of the
loan).
Rates for Mortgage Insur-
ance will increase from
1.2% to 1.3%.
The key to avoiding these
two major changes is to
file for a mortgage (new or
refinancing) with the FHA
and get a case number
issued before June 3rd (all
other details can be
worked out after June
3rd, as long as the case
number is issued before
then!).

These changes could
cost you tens of thou-

While we’re talking about
home loans, here are some
really easy ways to pay off
your mortgage years faster
and save you tens of thou-
sands of dollars!!
Switch to a 15-year mortgage
instead of a 30-year mort-
gage. Say you have a
$150,000 mortgage with a
4.3% interest rate. Your
monthly payment on a tradi-
tional 30-year mortgage
would be $742. For a 15-year,
though, the payment would
only go up $392 to $1,132.
This $390 monthly change
adds up to a difference of
$63,432 of interest between a
15-year and 30-year mort-
gage!! You could buy a vaca-
tion home with those sav-
ings!!! Keep in mind that the
first 10 years of a 30-year
mortgage are mainly interest
payments (banks encourage a
30-year mortgage because
they make so much money
off of you!)
Another great tip is to switch
your mortgage to a bi-weekly
payment. By doing this, you
will make one extra payment
a year on your house, allow-
ing you to pay off your mort-
gage three or more years
early!!
Finally, for a third great sav-
ings idea, pay an extra $50 a
month on your mortgage.
This amount will go straight
to the principal and can shave
off two or more years from
your mortgage!

Going back to school can be an in-
timidating venture. It can be ex-
tremely exciting, though, and
DEFINITELY pays off!
A few years ago, the state
of Kentucky took over the
public community colleges
in the state and combined
them into one large edu-
cational network called
Kentucky Community and
Technical College System
(KCTCS). KCTCS offers
more than 50 diploma, cer-
tificate, and Associate De-
gree programs. Even more,
they offer Associates in Arts (AA)
and Sciences (AS) completely
online! The program is called
KCTCS Online. These degrees are
offered in a variety of majors and
can be uniquely transferred to lar-
ger colleges such as the University
of Louisville, Morehead University,
University of Kentucky, etc. to pur-
sue a Bachelors Degree.
How long will it take me? Associ-
ates Degrees require 60-credit-
hours, which means you will finish
up in about 2 years (on a normal
schedule).
What classes do I have to take?
All students are required to take the
Core courses (also known as Gen-
eral Education or “Gen. Eds.”): 2
English classes, 1 Oral Communi-
cation class, 2-3 Humanities
classes, 3 Social Interaction classes,
2-3 Science classes (and 1 lab), 1-2
math classes (A.S. degrees must
take 4 math classes), 1 Computer
Literacy class, and 4 electives.
Some courses double up and count
in two of the categories. After the
Core courses, your remaining
classes are in your major!
Do I have to get my Bachelors?
Nope! You can stop at an Associ-
ates Degree! If you choose to go on
to a Bachelor
program, you
still graduate
with your As-
sociates, but
you directly
transfer into a
Kentucky uni-
versity for an-
other 2– 3
years to finish a
Bachelors!!
How much is the program?
KCTCS online is $140 per credit
hour. Most classes are 3 credit
hours, so, roughly $420 per class.
The same Associate Degree online
programs with the University of
Phoenix are $1185 per class (nearly
three times as much!).
How do I pay for it? First off, fill
out your FREE FAFSA form online
(you will need your 2012 tax forms).
FAFSA will determine what grants
and loans you qualify for. You may
have your schooling completely paid
for with grants! Filling out your
FAFSA form does not obligate you
to anything. It’s simply the federal
form to see what and how much
you qualify for. Scholarships are
also available from KCTCS (visit
their website) and through third
party companies. The most univer-
sal website for scholarship listings
is www.scholarships.com. The web-
site is free. All you have to do is fill
out a profile about yourself and a
list of scholarships you may be eli-
gible for will show up based on your
answers. (Did you know there are
scholarships for people who are left-
handed?!) Most people that attend
school pay for it with financial aid.

  • 2. WANT TO GO BACK TO SCHOOL? YOU DON’T EVEN HAVE TO LEAVE YOUR COUCH! Going back to school can be an in- timidating venture. It can be ex- tremely exciting, though, and DEFINITELY pays off! A few years ago, the state of Kentucky took over the public community colleges in the state and combined them into one large edu- cational network called Kentucky Community and Technical College System (KCTCS). KCTCS offers more than 50 diploma, cer- tificate, and Associate De- gree programs. Even more, they offer Associates in Arts (AA) and Sciences (AS) completely online! The program is called KCTCS Online. These degrees are offered in a variety of majors and can be uniquely transferred to lar- ger colleges such as the University of Louisville, Morehead University, University of Kentucky, etc. to pur- sue a Bachelors Degree. How long will it take me? Associ- ates Degrees require 60-credit- hours, which means you will finish up in about 2 years (on a normal schedule). What classes do I have to take? All students are required to take the Core courses (also known as Gen- eral Education or “Gen. Eds.”): 2 English classes, 1 Oral Communi- cation class, 2-3 Humanities classes, 3 Social Interaction classes, 2-3 Science classes (and 1 lab), 1-2 math classes (A.S. degrees must take 4 math classes), 1 Computer Literacy class, and 4 electives. Some courses double up and count in two of the categories. After the Core courses, your remaining classes are in your major! Do I have to get my Bachelors? Nope! You can stop at an Associ- ates Degree! If you choose to go on to a Bachelor program, you still graduate with your As- sociates, but you directly transfer into a Kentucky uni- versity for an- other 2– 3 years to finish a Bachelors!! How much is the program? KCTCS online is $140 per credit hour. Most classes are 3 credit hours, so, roughly $420 per class. The same Associate Degree online programs with the University of Phoenix are $1185 per class (nearly three times as much!). How do I pay for it? First off, fill out your FREE FAFSA form online (you will need your 2012 tax forms). FAFSA will determine what grants and loans you qualify for. You may have your schooling completely paid for with grants! Filling out your FAFSA form does not obligate you to anything. It’s simply the federal form to see what and how much you qualify for. Scholarships are also available from KCTCS (visit their website) and through third party companies. The most univer- sal website for scholarship listings is www.scholarships.com. The web- site is free. All you have to do is fill out a profile about yourself and a list of scholarships you may be eli- gible for will show up based on your answers. (Did you know there are scholarships for people who are left- handed?!) Most people that attend school pay for it with financial aid. The trend reflects a generation of mil- lennials—ranging from 18 to 34— who grew up tex- ting and using smartphones and social media, said Mara Swan, ex- ecutive vice president of staff- New college graduates soon enter- ing the job market could be facing another hurdle besides high un- employment and a sluggish econ- omy. Hiring managers say many perform poorly—sometimes even bizarrely—in job interviews. Human resource professionals say they’ve seen college grads text or take calls in interviews, dress inappropri- ately, use slang or overly casual lan- guage and exhibit odd behavior. “It’s behavior that may be completely ap- propriate outside the interview,” ing firm Manpower. “Life has got- ten more casual.
