ABOUT THE FIRM

Since its founding in 1996, CSI Engineering LLC has focused on working with general and mechanical
contractors to develop coordination drawings, as-built drawings and small-scale design-build projects.

Located in Strafford, NH, CSI Engineering has grown over the past
thirteen years – in 2007 we opened a second office conveniently
located in Saugus, MA, and expanded our capabilities to provide full
Mechanical, Electrical, Plumbing and Fire Protection Engineering
services to architects, contractors, industrial clients and
municipalities. Never forgetting our origins, we continue to provide
our engineering expertise in the development of coordination
drawings and as-built drawings as needed by our valued clients.

With the addition of our Saugus, MA office to our original Strafford, NH office, CSI Engineering has the
capabilities to fully service the New England Region. Our staff is highly experienced, having 100+ years
of combined experience in the industry, and is dedicated to provide the highest quality of engineering

KEY PERSONNEL

CSI Engineering has been in business since 1996 and offers consulting
services in HVAC, Electrical, Plumbing, Fire Protection, Commissioning,
Mechanical and Electrical Systems Assessment, and Energy Studies. We work

John Cass

Mr. Cass is a Mechanical Engineer at CSI Engineering LLC with over 27 years of building HVAC systems
experience, including site surveys, system assessment, master planning, energy analysis, building
design, construction administration and start-up of HVAC systems. Mr. Cass has performed these
services for K-12 schools, colleges, hospitals, industrial facilities, office buildings, a variety of municipal
and transportation-related buildings and numerous other types of facilities.

RELEVANT EXPERIENCE

Ziskind 3 Animal Storage Facility – Tufts Department of Animal Lab Medicine, Boston, MA
Complete renovation to existing 15,000 square foot space. The design was a full redundant AAALAC
certified animal storage facility. Design included dirty and clean cage storage, cage wash, offices and
surgical suites.

Magnetic Resonance Imaging (MRI) Suites – Boston Floating Hospital, Boston, MA
This project included the complete design and construction of five new rooms to service new equipment
provided by Siemens Corporation. Design included MRI patient exam rooms where the new Harmony
Magnetom units are located, the MRI electronic equipment rooms and the MRI control room.

Neely Foundation Stem Cell Collection Facility - Tufts Medical Center, Boston, MA
The project was a complete renovation to accommodate the new facility. The design included a custom
air handling unit with complete HEPA filtration. The facility included isolation suites, offices and patient
care rooms.

128 Slice Computed Tomography (CT) Scan Labs - Tufts Medical Center, Boston, MA
Design and renovation of existing CT Scan Lab. The existing lab was up-graded to the first of its kind 128
slice CT scan machine. The design included new process chillers, pumps and modifications to the
existing piping.

Electrophysiology (EP) and Cardiac Catheterization Labs - Tufts Medical Center, Boston, MA
Design and addition of third C-Arm to new EP room while existing facility remained in operation. Design
included modifications and up-grades to the existing variable volume air distribution systems.

Intensive Care Facility (Project is On Going) - Tufts Medical Center, Boston, MA
Two story complete renovation, phased by floor. This is a new 12 bed intensive care facility all served by
an existing roof top unit. This project requires precise phasing as the top floor will be renovated first while
the lower floor will remain in operation. The design will have positive pressured rooms for transplant
patients and negative rooms for tuberculosis patients.

Heliport Project – Tufts Medical Center, Boston, MA
New HVAC design and construction for snow melt system on Tufts’ heliport. Provide a new automatic
snow melt system that utilized the building’s existing steam system.

Design and construction administration services for mechanical system infrastructure upgrades to the
Preston Building. Work included the design of hot and chilled water supply and return piping to support
each floor, new steam to hot water converters, pumps, and associated equipment.

UMass Medical School, Various Mechanical System Upgrade Projects on the Jamaica Plain, MA
Campus
HVAC study and design services for various upgrade projects on the JP campus including renovations to
a number of lab and office spaces on various floors for the State Laboratory Institute and the evaluation of
the HVAC system serving the Stable Building.

UMass Medical School, Air Handling Unit Survey, Worcester, MA
Survey and assessment of thirty-one of the school's existing air handling units. The report provided the
University with an evaluation and recommendations for the existing air handling units and all their
associated components. This project was another step in the University's infrastructure modernization
and contribution to the campus modernization plan.

UMass Medical School, Rooftop Unit Replacement, Worcester, MA
HVAC services for a study to replace the existing HVAC air-handling equipment (supply, return, and
exhaust) currently housed on Medical School Level 8 and Library penthouses. The replacement scheme
will study the feasibility of housing the rooftop units in various enclosures and alternative locations.

UMass Memorial Medical Center, Coil Replacement Project, Worcester, MA
HVAC services for Phase 2 of the UMMC Cooling Coil replacement project. Services included design of
new systems and documentation of existing cross connection ductwork for partial backup capability for air
handling units during unit refurbishment or emergency.

Full electrical, lighting, and fire alarm system for a state of the art elementary school facility specializing in
child growth. This facility includes a large gross motor room for indoor play, spacious well equipped
classrooms, professional development spaces, and a library filled with children's literature and parent
resources. All designs were completed in accordance to applicable codes.

Thompson Elementary School – Andover, MA
Fully design of Power, Lighting, and addressable Fire Alarm System for an elementary school. All designs
were completed in accordance to applicable codes.

Gallagher Child Care Center – Lowell, MA
Fully design of Power, Lighting, Emergency Call, and addressable Fire Alarm System for a child care
center. All designs were completed in accordance to applicable codes.

Extensive electrical lighting survey was conducted for the existing Parking Lot lighting conditions of twelve
campus parking lots. A complete evaluation report was submitted to the University, containing existing
parking lot lighting levels, fixture conditions, and suggested improvements for each specific parking lot.
This included new lighting fixtures, layouts, and associated calculations and foot candle levels required to
maintain proper lighting levels.

University of Massachusetts, Amherst, MA
Upgrades performed to life safety systems in various dormitory buildings. Upgrade of power systems in
Orchard Hill Dormitory Building. Upgrade of outdated fused panelboards in Morrill Science Center.

Amgen Inc., Cambridge, MA
Complete electrical design of three floors of office and lab space for a leading human therapeutics
company in the biotechnology industry. Also included in the project was the electrical design for the
basement level fitness center of the facility.

Charles River Labs, Wilmington, MA
Complete electrical design with emergency generator backup system and switchboard for a three story
laboratory support facility focused on preclinical services, and clinical services to the biomedical market.

Andover West Middle School, Andover, MA
Conversion of outdated split bus emergency panelboards to a new upgraded emergency generator
system that complies with current code requirements. Upgrade and design of the Auditorium’s lighting
and controls.

Boston State House Security Office, Boston, MA
Electrical design of an existing space to be renovated in the Boston State House to accommodate a new
area for the State House security offices.

Doc’s Restaurant Long Warf, Boston, MA

including sustainable systems design to achieve a LEED Gold rating. Work is focused on a new 42,000
SF administration building, 26,000 SF fire station, and 17,200 SF warehouse/shop building, and
renovation of the existing 36,000 SF academy building.

Worcester North High School, Worcester, MA
HVAC design of a new 225,000 SF 4-story building. The system includes a two-pipe changeover system
in addition to flat plate heat exchanger energy recovery units to supply fresh air into the classrooms.

The Tower at Carnegie Abbey, Narragansett Bay, RI
HVAC design for a new, 220-foot tall, 22-story luxury condominium building. The Tower is comprised of
79 units, including a 2-story penthouse, with a total 200,000 square feet.

Emanuel Celler Courthouse, Brooklyn, NY
HVAC survey and design for the renovation of a 284,000 SF structure that houses 11 federal district
courtrooms, magistrate hearing rooms, court support facilities, the United States Marshals Service, United
States Attorney’s Office, and other tenants

Brooklyn Atlantic Yards, Brooklyn Arena, Brooklyn, NY
HVAC design for a new, 2.5 million SF complex, including a 20,000-seat professional sports arena and
four towers for residential and hotel use.

St. Agatha’s Catholic Church Lower Level Renovations, Milton, MA
MEP survey, design, and construction administration for the renovation of the lower level of the Church
building. Work included HVAC design, renovations to existing boiler plant and heating systems, and a
new attic ventilation system.

Tufts University Multipurpose Function Center, Medford, MA

existing risers. Domestic hot water and non-potable hot water were produced through new steam fired
water heaters. Other plumbing systems included sanitary waste and vent system, acid waste and vent
system, RODI water system and PH neutralization system.

Histogenics, Waltham, MA
Plumbing design for the fit-up for a new laboratory/office in a new high rise building. Plumbing consisted
of new domestic water, non-potable water, compressed air, nitrogen, and vacuum distribution off the
existing risers. Domestic hot water and non-potable hot water were produced through new has fired
heaters. Other plumbing systems included sanitary waste and vent system, acid waste and vent system,
ROSI and DI water system and PH neutralization system

72 Jonspin Road, Wilmington, MA
Plumbing design for the design of a new two story 10,000 SF building addition. Plumbing consisted of
replacing the water meter and supply pipe feeding the system with new larger meter and pipe. We also
replaced the existing electric water heating with a larger heater to handle the new hot water load. Other
plumbing systems included new sanitary waste and vent system for new bathrooms which connected to
existing sanitary system.
