Founded in 1993, Clement, Crawford & Thornhill (CC&T) has established itself as a major player in
the Charleston development arena. CC&T offers seasoned expertise in mixed-use urban
redevelopment projects including hospitality, multi-family, office and retail centers.
Focusing on urban development is the cornerstone of CC&T’s platform. The high barriers to entry in
an urban context, result in the need for close coordination with political, neighborhood, historical
and environmental groups. Those hurdles, as well as the complexity of developing in an urban
arena, keep things interesting.
CC&T’s development projects have not only helped the company build a list of high profile clients
and investors, but also demonstrate its ability to successfully plan, manage and complete multiple
projects of varying uses and sizes. A significant number of these developments are urban infill
projects requiring extensive environmental remediation to return them to profitable use.
Additionally, CC&T brings extensive brownfield site development experience to the partnership. In
the last 25 years, CC&T and its principals have remediated over 70 contaminated sites including sites
on the National Priority List and CERCLA sites.
CC&T OVERVIEW
MIDTOWN DEVELOPMENT
CHARLESTON, SOUTH CAROLINA
Located in the heart of Charleston’s historic district, Midtown is a 4.3 acre Midtown
site that was assembled by CC&T with five different tracts of land and over 70
property owners.
The project was developed in two phases, the first phase was a 220 unit Class A
multi-family project that is now open, known as Elan Midtown. CC&T entitled the
property and sold the project to Greystar, who then constructed the improvements.
Phase II is currently under construction and includes a 304 room dually branded Hyatt
Place and Hyatt House, a 405 space parking, and 37,000 square feet of commercial
space.
This project involved a public-private partnership with the City of Charleston to
construct a deck that will be owned by the City. The City wanted more parking
spaces for this area than were required for the development, so CC&T worked to
build a deck that was larger than would have been required and the City agreed to
buy the deck upon completion.
Completion will be in July 2015.

CHARLESTON, SOUTH CAROLINA
In the 1990’s, CC&T developed a 80,000 square foot office building in Downtown
Charleston for BellSouth, before it was purchased by AT&T. This was the first large
development in the Upper King Street submarket of Charleston and helped spark a
series of multi-family and commercial projects.
The project involved a public-private partnership with the City of Charleston to attract
BellSouth to Downtown Charleston and to build a parking deck adjacent to the property
to serve the office users and create more parking in the area. The City retained
ownership of the parking deck.
REMOUNT BUSINESS PARK-
N. CHARLESTON, SOUTH CAROLINA
In 2007, CC&T acquired 40 acres of land in North Charleston to construct a business
park. The project involved close coordinate with the City of Charleston and resulted in a
new park for the City of North Charleston, as well a 300,000 square foot business park.
COURTYARD HISTORIC DISTRICT
CHARLESTON, SOUTH CAROLINA
CC&T, in a joint venture, developed a 126 room Holiday Inn adjacent to Marion
Square in Charleston, South Carolina. Construction of the project was completed in
2002. The project went through a 50 room addition in 2010.

CC&T, in a joint venture, developed the 225 room Renaissance hotel located in
Downtown Charleston. This project involved an assemblage of properties and
working closely with the neighborhoods, historic groups and the City in order to
develop the site.
