Hi, its John Lane from TaxSaleLists.com...if you do know about taxsalelists.com we are the website that has provided tax sale lists, over 10,000 a year, for the past eleven year and also provide the only tax sale training done by somebody who has been a major buyer of tax liens (over 77,000 tax sale properties acquired over the past 20 years). Ok, you are interested but the question now is "How can I participate in a tax sale auction" The first time, when you don't know, it sounds really intimidating...but it isn't. It will depend on what type of tax sale you want to participate in...is it an online sale or is it a sale you have to physically attend? In each case the procedure is slightly different. Let's take the sale you physically have to attend first. In these sales you have to register first, often in the week before the sales starts. This entails you giving the taxing jurisdiction your tax id number (or SSN) and, if you want somebody else to attend on your behalf (yes you can do that) a document authorizing them to do so. In a few jurisdiction you may have to deposit funds ahead of time, but in the majority you do not. Just remember you will have to pay for your purchases, in most cases, right after the sale is over. If it is a multi day sale you may have to pay at the end of each day. The internet sale is slightly different. First there are three or four different companies who do these sales for the counties and each have slightly different rules. The good news is each have "practice sites" where you can learn how they work before the sale. Because of their nature, an internet sale will take place over a couple of weeks so register early. Again, you have to register and give them your tax id information and here in almost every case you will have to deposit funds ahead of time. Not a great deal of money, but some. Unlike the physical sales, they usually give you some time to make the final payment for your purchases. To sum it all up. There is no reason to be intimidated -- the process to register for either sale is simple and you can usually start the process by calling the county Treasurer, or if a city sale the town Treasurer. All of the internet sales and a good number of the physical sales have information on how to participate and complete instructions as to the rules of the sale.
