NAI Costa Rica is retained by the Owner as the exclusive advisor to arrange for the sale of its fee
simple interest in Hacienda El Chapernal to qualified buyers for $7,830,000 ($1 per square meter).
The mayor components of the offering are summarized below.



The Offering

Hacienda El Chapernal is a property of tropical dry forest located in Sardinal de Carillo, Guanacaste.
It offers a vibrant and spectacular development oportunity. The site is comprised of 783 hectares of
beautiful mountain land with stunning ocean, lush valley and mountain views.


The property is very close to the best beaches of the Costa Rican North Pacific and inside area of turist
influence of the Papagayo Gulf. It’s only a 20 minute drive from Daniel Oduber International Airport and
25 minutes away from downtown Liberia.


With this environmental criterion, activities of recreation in agreement to the natural vocation of the area
and of the Guanacate environment have developed, always with the vision of supporting the customs
and Costa Rican traditions.


The following developments are only but a few of the projects which have been completed, under
construction or anounced: Four Seasons, Regent Hotels, Mandarin Oriental, Rosewood, Pacifico, The
Westin, Exclusive Resorts, Riu, Hilton Papagayo Resort, Occidental Grand Papagayo Hotel.
The Site

The 783 hectares of property has the potential to
contribute to the preservation of the untouched
beauty and delicate natural landscape. It has 18
classic villas that can hold approximately 40 peo-
ple, ideal for a development crew. It also posses-
ses some other buildings such as a restaurant,
a pool, 10 km of internal roads, among others.



Public Road: There are 3 access points to public roads.




Water: This property is of great importance for the abundant water sources in it. It has 2 water wells
and more than 10 water sources.



Power: A new substation consisting of 45 Mega Watts is located in Nuevo Colon providing aerial power
supply to the Site. The substation was completed in June 2008.
Guanacaste Province



Founded in 1825, Guanacaste province borders Nicaragua to the south along the Pacific Coast and
uniquely stands out from Costa Rica’s other six provinces by its culture, people, music, beaches, and
sprawling cattle ranches and prairies. The province of Guanacaste is named after the country’s glori-
ous national tree found throughout the region; and forming its eastern borders is a chain of magnificent
volcanoes. Guanacaste is now home to Costa Rica’s second international airport near its capital city,
Liberia, to accomodate the influx on annual visitors (an estimated 1.5 million). There has been a 122%
increase in airport traffic over the last year, resulting from the number of direct flights to the United
States, Canada, and some European and South American countries.


Guanacaste province enjoys the least amount of rainfall and the most amount of sunshine of any prov-
ince in the country. As a result, Guanacaste is the most traveled to region of Costa Rica by vacation
and leisure travelers.


The Papagayo gulf located on the northwestern coast of Guanacaste represents Costa Rica’s most
coveted vacation region and is booming with luxurious resorts and developments. The expanding re-
gion is very attractive to investors, turists and anyone seeking and ideal retreat getaway. Marina Pa-
pagayo, an approximate 350-slip marina, will accomodate sportfishing boats and palatial mega-yachts
with impressive amenities, such as a gym and conveniece store, for nautical Papagayo residents as
well as easy access to theis vessels. This marina offers world-class marine services in an unbeatable

Location



Sardinal is the district N° 3 in the
county of Carrillo, in the province of
Guanacaste. The district of Sardinal
has an area of 240.45 km2 and a po-
pulation estimated in 10050 inhabi-
tants in the year 2011.


Sardinal is at an average altitude of
46 m above sea level. The new postal code for this district is 50503. The geographical position of the
district of Sardinal is given by coordinates 10°31’02” north latitude and 85°38’56” west longitude.


The capital of this district is Sardinal. And their villages are Artola, Cacique, Coco, Guacamaya,
Huaquitas, Libertad, Matapalo, Nancital, Nuevo Colón, Obandito, Ocotal, Pilas, Playa Hermosa, Play-
ones, San Blas, Santa Rita, Zapotal.
Climate


Guanacaste’s climate and culture are unique among Costa Rican provinces. It experiences little rain
and consistent heat from November to April, and a wet season from late May to November. Tourists
seek out the dry heat during the North American winter to enjoy the breathtaking Guanacastecan
beaches. Its hot, dry climate makes tropical dry forests the province’s natural vegetation type. The
one exception is the highland portion of the province which consists of the upper Pacific slopes in the
Guanacaste Cordillera and the northern half of
the Tilarán Cordillera. The cool, moist conditions
along these ridges support luxuriant cloud forests.


The main reason for the diversity in Costa Rica’s
weather is the various elevations at which diffe-
rent parts of the country are located. For exam-
ple, Guanacaste has a dry arid climate as it sits
on the lowlands.


The perfect time to visit Guancaste is year
around. No matter if you visit during the dry sea-
son or during the wet season, both provide spec-
tacular advantages. The dry season provides
plenty of sunshine, while the wet season brings
the trees into bloom with explosions of colors and fragrances. The hills become carpeted in brilliant
green.

General to Costa Rica

American Free Trade Association with the United Stated of America (CAFTA).

- Airport: Daniel Oduber International Airport is located only 20 minutes away from Hacienda El
Chapernal.
- Hospital: There are several hospitals in Liberia, 25 de Julio and San Rafael Arcangel. Also, the first
stage of Hospital CIMA Guanacaste in Liberia will be finished in June 2011 and Hospital Clinica Bib-
lica’s first stage is also going to be finished in 2011.
- Hacienda Chapernal’s Competitive Advantage: This property is close to the best beaches in Guana-

owners alike. Its’ near perfect climate, friendly locals, and abundant bio-diversity has received much
attention from travel professionals. Costa Rica is a destination country that caters to every personal-
ity. For the adventurists, it offers rafting, snorkeling, kayaking, hiking, golfing, and some of the best
surfing waters in the world. On the other hand, it boasts some of the finest resorts and spas, located
high in the mountain tops, which have relaxation and luxurious living down to an art. Whatever your
preference, Costa Rica offers it all.




Geography


Costa Rica, with a population of approximately four million people, lies between Nicaragua to the
north and Panama to the south. It is comprised of seven provinces that equal a total of 20,000 square
miles. A rugged, mountainous range separates the seemingly endless Pacific and Caribbean shore-
lines. In the middle of the central valley lies San Jose, the capital city of Costa Rica, which is popu-
lated by over 2.1 million people.
Culture


Most of the population descends from a mix of Chorotega natives and Spaniards. In Guanacaste and
elsewhere in Costa Rica, ‘Usted’ is the form of address used by Guanacastecans upon initial meet-
ings, but once they have established a friendship, they switch to the ‘vos’ verb-form.


The Chorotega culture and the Spanish culture have successfully integrated; among the main cultural
elements are their music, literature (folklore), musical instruments, bullfighting, and religious events.


The locals, also known as “Ticos”, are rich in
culture. They have set a pace that mirrors that
of the serene surroundings - such a pace where
peace and calm abound. The locals are well
known for their friendly nature and devotion to
the preservation of the land in which they live.
Ticos have a deep history and are proud of their
heritage. They have set high standards for edu-
cation, sound policies related to the environment,
and a peaceful government.


Although the primary language in Costa Rica is Spanish, English is widely spoken, especially where
tourism prospers.
Development in the area is growing rapidly, with numerous high-end resorts and master planned com-
munities being built. A few of the most recognized developments are:




Pacifico


Pacifico is a 175 acre master-planned community consis-
ting of a 35,000 square foot retail village; 150 single fami-
ly home sites; 350 condominums, ten homes and villas;
20 village rental apartments; and a list of ammenities in-
cluding a members-only Beach Club with restaurant and a bar as well as a Health Club and Spa.




Hermosa del Mar


Hermosa del Mar is a gated luxury condominum project
consisting of three, seven-story residential towers made up
of 60 luxury units located in Playa Hermosa. The project in-
cludes eight convenience-type retail stores and three res-
taurants/entertainment areas to represent a full service residential community culture.
Peninsula Papagayo & Four Seasons


Peninsula Papagayo includes: the renowned Four Seasons Resort
Costa Rica and private Arnold Palmer Signature Golf Course, the
enchanting Prieta Beach Club & Spa, Café Café and La Pulpería,
the world-class Marina Papagayo, Marina Village and the future
Jack Nicklaus Design Golf Course.




Riu


Riu is a new 5-star resort that is located on the seafront in the beautiful region of Gua-
nacaste, on the Pacific coast of Costa Rica. As well as a superb range of leisure po-
ssibilities, the hotel offers five modern, fully-equipped conference rooms, and fine res-
taurants, as well as pools, sports bar, casino, spa, gym and many more ammenities.




Hilton Papagayo Resort


Hilton Papagayo Costa Rica Resort & Spa offers 202 spacious guest rooms,
bungalows and suites. It’s an all inclusive resort and offers ammenities such as
pool, spa, fitness center, restaurants and bars. The resort is located just a
20-minute drive from the Liberia International Airport and it’s close to many
Costa Rica attractions such as ecotourism and adventure.
Occidental Grand Papagayo


This all-inclusive resort is just a 35-minute ride from Liberia Internatio-
nal Airport. It has over 160 rooms situated in 23 buildings. Ammenities
include two free-form pools, Fun Club, Fitness Center, 4 restaurants, 4
bars, 1 Disco with bar, sports such as a tennis court, snorkeling and ka-
yaking.




Solarium


Solarium is the first project focused on providing services and meeting
the needs of the people in the area of Guanacaste. Located in front of
the Daniel Oduber International Airport, the development has various
uses, such as residences, tech park, logistic center, corporate center and a village.




Pacific Plaza


Pacific Plaza is located in a 22 hectare property in Guanacaste.The first

The mayor components of the offering are summarized below. The Offering Hacienda El Chapernal is a property of tropical dry forest located in Sardinal de Carillo, Guanacaste. The property is very close to the best beaches of the Costa Rican North Pacific and inside area of turist influence of the Papagayo Gulf. Guanacaste Province Founded in 1825, Guanacaste province borders Nicaragua to the south along the Pacific Coast and uniquely stands out from Costa Rica’s other six provinces by its culture, people, music, beaches, and sprawling cattle ranches and prairies.   • 18. Location and The Region’s Characteristics Location Sardinal is the district N° 3 in the county of Carrillo, in the province of Guanacaste. The district of Sardinal has an area of 240.45 km2 and a po- pulation estimated in 10050 inhabi- tants in the year 2011. Sardinal is at an average altitude of 46 m above sea level. The new postal code for this district is 50503. The geographical position of the district of Sardinal is given by coordinates 10°31’02” north latitude and 85°38’56” west longitude. The capital of this district is Sardinal. And their villages are Artola, Cacique, Coco, Guacamaya, Huaquitas, Libertad, Matapalo, Nancital, Nuevo Colón, Obandito, Ocotal, Pilas, Playa Hermosa, Play- ones, San Blas, Santa Rita, Zapotal.
  • 19. Climate Guanacaste’s climate and culture are unique among Costa Rican provinces. It experiences little rain and consistent heat from November to April, and a wet season from late May to November. Tourists seek out the dry heat during the North American winter to enjoy the breathtaking Guanacastecan beaches. Its hot, dry climate makes tropical dry forests the province’s natural vegetation type. The one exception is the highland portion of the province which consists of the upper Pacific slopes in the Guanacaste Cordillera and the northern half of the Tilarán Cordillera.
