NCR – FLEX SPACE ADDITION
Challenge
With the constant expansion and contraction of NCR’s work environment,
NCR had requested for CBRE to develop a strategy to assist in a
temporary space solution for their anticipated growing pains over the next
few years located at their 2651 Satellite facility located in Duluth Ga.
Solutions
CBRE worked alongside NCR CRE to develop a plan that would utilize a
recently vacated 8,800 SF Day Care Center. The space had been sub-
leased by NCR and is contiguous to the NCR occupied facility. The space
was to be designed to provide a “Flex Space” capable of handling NCR’s
request to provide a flexible work environment. CBRE quickly organized a
team utilizing CBRE standard RFP process, issuing it to engage CBRE
preferred consultants attaining both top market price and top market
quality. CBRE was determined to make the space self-sufficient, removing
any and all potential drain to resources that the additional head count
may create. It was understood that the already densely utilized facility
would not be a benefactor if the growth would sap the already strained
building infrastructure.
Results
The project team was able to develop a layout that would incorporate
restrooms, self-service break room as well as adequate conferencing and
telephone rooms that could accommodate as many as 100 employees.
The project team worked to continue to focus on implementing
collaborative environments throughout the NCR platform and included
areas within the space to be used for impromptu meetings and promote
interaction amongst NCR team members. CBRE was also able to come
under the original budget by over 6% through competitive pricing and
value engineering exercises.
