- South Pearl Properties Inc. (SPPI) was established in 1998 to develop real estate projects, with its first project being Villa de Concepcion, a 56-hectare subdivision in Tarlac.

9. South Pearl Properties, Inc . was duly registered with the Securities and Exchange Commission on March 17, 1998 for a corporate term of fifty(50) years. It’s primary purpose is to purchase, exchange or acquire real estate and property and to manage and operate subdivisions and housing projects or otherwise engage in the trading of real estate property.

26. The project is located in the Province of Tarlac, the center of Central Plains of Luzon and more popularly known as the Melting Pot of Luzon, with a land area of 305,345 hectares. Tarlac City is the capital of the province which is about 125 kilometers north of Manila.
