 THE FUTURE IS NOW: KEEPING UP WITH THE MILLENNIALS
 Millennials (or Generation Y – those born from 1980 to 1999) have recently
passed the Baby Boomers (those born from 1946-1964) as the largest of this country’s
named generations, according to the 2014 National Association of Realtors’ Home
Buyer and Seller Generational Trends report. Millennials account for 31 percent of
the market, with Generation Xers at 30 percent, and both the younger and older
baby boomers at 30 percent, with the Silent Generation (born before 1946) at 9
percent.

You may have heard about “Millennials” and also probably about their impact on the
housing market. Is this a lasting trend or just speculation whether or not this
generation will have a lasting significant impact of the housing market, is an
interesting question for the real estate market analysts. And marketers and agents,
for that matter. The technology paradigm is shifting quickly.
Why? (Y?)
Reasons that stand out to me: Gen Y has the largest share of first-time home buyers
at 76% and among all the generations of home buyers, Gen Y is most likely to look
online for information about the home-buying process, while the Silent Generation is
most likely to directly contact a real estate agent. New School versus Old School. But
like my mama always said, “You gotta change with the times”.
About Millennials
The Pew Research Center recently released its “Millennials in Adulthood” report,
discussing trends for a generation that is “relatively unattached to organized politics
and religion, linked by social media, burdened by debt, distrustful of people, in no
rush to marry—and optimistic about the future.”
According to Pew, “Millennials are also the first in the modern era to have higher
levels of student loan debt, poverty and unemployment, and lower levels of wealth
and personal income than their two immediate predecessor generations (Gen Xers
and Boomers) had at the same stage of their life cycles.” (NAR 2014)
The study also revealed three major themes in its study:
1. Millennials typically take more time to make major life transitions such
as living at home longer, get married later in life, and stay in school longer.
2. Millenials’ perspective on finances has been greatly influenced by the
Great Recession. Some of their careers have been delayed by the weak job

market and they are less interested in financial success.
3. Millennials have grown up to embrace technology. They readily use the
internet and new technologies – and are savvy using mobile technology in
their hunt for real estate – much more self-reliant online to gather information
about the home-buying process before they contact an agent.
NAR says that “Young home buyers remain optimistic and see their home as a good
investment,” and older buyers tend to downsize to a smaller property to “match
changing lifestyles.”
However, this generation is expected to drive demand for an improved real estate
market for quite some time, despite the influence of the Great Recession and the
financial debt that accompanies the trend that they are slow to enter adulthood and
the housing market. And these difficulties, coupled with having to face the Great
Recession (2007-2009) at a time when many Millennials were looking to begin or
take important early steps in their professional careers, have made it a particularly
tough road for this generation. But despite Millennials’ setbacks, Pew says this
generation is “the best-educated cohort of young adults in American history,” and a
third of older Millennials have a four-year college degree or more.
Plus, this intellectual and hopeful generation likely needs more time to become
financially secure to marry and to make home ownership plans, as the median age
for marriage is the highest in history – Pew’s research reveals that almost 70 percent
of unmarried Millennials have not married citing they would like to have a more
solid economic foundation. This may eventually grow their domination of the market
exponentially.
Y the Housing Recovery?
A report by Harvard says that the continued economic recovery, translates into more
jobs and higher incomes for this generation, and once the Millennials have more
money, they will be able to qualify to buy homes and that is the new school.  Check

WOODMOOR MOUNTAIN – A TRUE
MOUNTAIN LIFESTYLE

OODMOOR MOUNTAIN IS A GATED SUBDIVISION LOCATED IN THE SOUTHWEST
Larkspur Area of Douglas County on Highway #105 about 2 miles south of
Perry Park and 3 miles north of the quaint little town of Palmer Lake. Unlike the
Perry Park or Sage Port areas, Woodmoor Mountain is a true mountain
community with steep roads complete with switchbacks.
The subdivision is 500 to 1,500 feet higher in elevation than Perry Park and is
literally on the side (or top) of a mountain. The lots range from 2 to 8 acres in size
and most are steeply sloping. So, even though there may be less usable space, there
is usually more privacy because the lots are  physically larger in size. The mountain
is thick with trees such as towering Ponderosa Pines, majestic Douglas Firs, Rocky
Mountain Cedars, and stray stands of Aspens. Located right next door to the Pike
National Forest, wildlife is plentiful with deer, wild turkey, black bear, mountain
goats, an occasional mountain lion, and a huge amount of seasonal hummingbirds.
Located near the Continental Divide at an elevation of 7,000 feet to over 8,000 feet,
Woodmoor Mountain gets more snow than any other subdivision in Douglas County.
There is no formal snow removal so the neighbors all band together to keep the roads
plowed. Many homeowners own an old unlicensed 4-wheel drive vehicle with a plow.
Whenever it snows more than 8-inches (which is common), you will have to “chain-
up” your 4-wheel drive to get either to or from your house. Many residents keep a
vehicle permanently chained-up during the winter months and park their regular
vehicle at the bottom of the mountain near the gated entry. The dirt roads are not for
the squeamish because of the steep grade, skinny width, and numerous cliffs located
at the road’s edge. The Homeowner’s Association does grade the roads once or twice
per year with a commercial road grader.

Homes and lots on Woodmoor Mountain offer a unique opportunity. They are the
lowest priced homesites available in the entire County. From the front gate of the
subdivision, I-25 is only a 10-minute drive away. In addition, the views, trees and
close proximity to Pike National Forest are a bonus. However there are tradeoffs,
like more snow, fewer amenities, and steep dirt roads. Because of the steep nature of
the lots, it may be more expensive to excavate a foundation and build a home. All of
these items result in houses and lots that sell for less money than other Larkspur
communities because they appeal to a smaller audience or “pool of Buyers”. The
mountain is for people that treasure their privacy and want a “true mountain living
experience”, all while living a commutable distance from both Denver and Colorado
Springs. If the “Jeremiah Johnson” lifestyle appeals to you, then Woodmoor

Research before you move. It’s important to understand the culture you’re joining. Do research online and find out about school
systems, neighborhoods, parking, weather, public transporta on, and laws that are na ve to that area. If you can, visit a city before
moving and connect with someone who’s lived there before.
Have a plan. There are a lot of steps to go through before you start packing the moving truck. Find housing before you leave, or at
least know where you’ll stay while you look for a home. Never sign a lease on an apartment that you haven’t seen. If you can’t get
there, find a friend or an employer to check for you. Have a job wai ng for you, or if that’s not possible, know what you’ll do for
money in the first few weeks of living there. Try to line up things like driver’s licenses, car insurance, renter’s insurance, and parking
passes ahead of me as well.
Get involved. Mee ng people in a big city can be daun ng. Don’t expect the neighbors to knock your door down with a casserole
when you arrive: city life is o en too noisy and hec c. Take the ini a ve. If there are things you liked to do in your town, find ways
to do those things in the city. Try new things. Volunteer. Big ci es offer so many opportuni es to engage other people, so find what
you like. Check out Facebook pages for communi es. Google the neighborhoods.
Mind your wallet. City life is expensive. Everything costs more: food, insurance, clothes, rent. There are also a lot more ways to get
ripped off, whether legally or criminally. Be careful how you spend, and know where your money is going.

Looking to buy a home? Here are five essential
tips for making the process as smooth as
possible.

Start by getting a full picture of your credit. Obtain copies of your credit report.
Make sure the facts are correct, and fix any problems you find. Next, find a suitable
lender and get pre-approved for a loan. This will put you in a better position to make
a serious offer when you do find the right house.
Find a house you can afford.
As with engagement rings, there’s a general rule of thumb when it comes to buying a
home: two-and-a-half times your annual salary. There are also a number of tools and
calculators online that can help you understand how your income, debt, and expenses
affect what you can afford. Don’t forget, too, that there are lots of considerations
beyond the sticker price, including property taxes, energy costs, etc.

Hire a professional.
While the Internet gives buyers unprecedented access to home listings and
resources, many aspects of the buying process require a level of expertise you can’t
pick up from surfing the web. That’s why you’re better off using a professional agent
than going it alone. If possible, recruit an exclusive buyer agent, who will have your
interests at heart and can help you with strategies during the bidding process.
Do your homework.
Before making a bid, do some research to determine the state of the market at large.
Is it more favorable for sellers or buyers? Next, look at sales trends of similar homes
in the area or neighborhood. Look at prices for the last few months. Come up with an
asking price that’s competitive, but also realistic. Otherwise, you may end up ticking
off your seller.
Think long term.
Obviously, you shouldn’t buy unless you’re sure you’ll be staying put for at least a
few years. Beyond that, you should buy in a neighborhood with good schools.
Whether you have children or not, this will have an impact on your new home’s
resale value down the line. When it comes to the house itself, you should hire your
own home inspector, who can point out potential problems that could require costly
repairs in the future.

According the U.S. Census Bureau Denver gained an estimated 14,953 residents in
the year ending last July 1, the 12th-greatest gain among U.S. cities over that
period.
The city had an estimated population of 649,495 last July, and Denver’s population
grew 8.2 percent between 2010 and 2013. Since 2000, Denver has grown 17.3
percent.
Denver as of 2013 was the nation’s 22nd largest city, up one position from the year
before because slow-growing Boston slipped behind it.
The figures released Thursday are for residents within the city limits, not including
surrounding suburbs.

Millennials account for 31 percent of the market, with Generation Xers at 30 percent, and both the younger and older baby boomers at 30 percent, with the Silent Generation (born before 1946) at 9 percent. Is this a lasting trend or just speculation whether or not this generation will have a lasting significant impact of the housing market, is an interesting question for the real estate market analysts. And marketers and agents, for that matter. The technology paradigm is shifting quickly. Why? (Y?) Reasons that stand out to me: Gen Y has the largest share of first-time home buyers at 76% and among all the generations of home buyers, Gen Y is most likely to look online for information about the home-buying process, while the Silent Generation is most likely to directly contact a real estate agent. But despite Millennials’ setbacks, Pew says this generation is “the best-educated cohort of young adults in American history,” and a third of older Millennials have a four-year college degree or more. Plus, this intellectual and hopeful generation likely needs more time to become financially secure to marry and to make home ownership plans, as the median age for marriage is the highest in history – Pew’s research reveals that almost 70 percent of unmarried Millennials have not married citing they would like to have a more solid economic foundation. This may eventually grow their domination of the market exponentially. Y the Housing Recovery? Unlike the Perry Park or Sage Port areas, Woodmoor Mountain is a true mountain community with steep roads complete with switchbacks. The subdivision is 500 to 1,500 feet higher in elevation than Perry Park and is literally on the side (or top) of a mountain. The lots range from 2 to 8 acres in size and most are steeply sloping. So, even though there may be less usable space, there is usually more privacy because the lots are  physically larger in size. The mountain is thick with trees such as towering Ponderosa Pines, majestic Douglas Firs, Rocky Mountain Cedars, and stray stands of Aspens. Located right next door to the Pike National Forest, wildlife is plentiful with deer, wild turkey, black bear, mountain goats, an occasional mountain lion, and a huge amount of seasonal hummingbirds. Located near the Continental Divide at an elevation of 7,000 feet to over 8,000 feet, Woodmoor Mountain gets more snow than any other subdivision in Douglas County. There is no formal snow removal so the neighbors all band together to keep the roads plowed. Many homeowners own an old unlicensed 4-wheel drive vehicle with a plow. Whenever it snows more than 8-inches (which is common), you will have to “chain- up” your 4-wheel drive to get either to or from your house. Many residents keep a vehicle permanently chained-up during the winter months and park their regular vehicle at the bottom of the mountain near the gated entry. The dirt roads are not for the squeamish because of the steep grade, skinny width, and numerous cliffs located at the road’s edge. If you can, visit a city before moving and connect with someone who’s lived there before. Have a plan. There are a lot of steps to go through before you start packing the moving truck. Find housing before you leave, or at least know where you’ll stay while you look for a home. Never sign a lease on an apartment that you haven’t seen. If you can’t get there, find a friend or an employer to check for you. Have a job wai ng for you, or if that’s not possible, know what you’ll do for money in the first few weeks of living there. Try to line up things like driver’s licenses, car insurance, renter’s insurance, and parking passes ahead of me as well. Get involved. Mee ng people in a big city can be daun ng. Don’t expect the neighbors to knock your door down with a casserole when you arrive: city life is o en too noisy and hec c. Take the ini a ve.
