Mold has become a major health and legal issue for the construction industry. Proper construction practices and indoor air quality maintenance are key to preventing mold growth and related liability claims during construction. It is important for builders to inspect for moisture and mold issues before they arise and treat any affected areas to avoid future lawsuits and warranty claims related to indoor air quality. Value Clean offers mold inspection and treatment services during construction to help builders manage their risk of mold litigation and certification to demonstrate proper preventative measures were taken.
IMPORTANT ASPECTS OF FAÇADE DESIGN FOR FIRE SAFETYManan Sethi
Façade is one of the most vulnerable elements of a building, especially in case of a fire incident. With more attention to aesthetics, cost factor, energy efficiency, eye-catching materials, green concept, etc., considerations of fire safety measures have been slipped under the radar. The scenario has become more complex with the unstoppable mushrooming of high-rise buildings which pose a greater fire hazard.

Environmental insurance market status Q1 2017Graeme Cross
This paper provides an update on the status of the marketplace for environmental insurance as of early 2017. It starts with a look at the environmental risks associated with a number of common industrial, commercial and institutional activities, and then considers various aspects of the marketplace, with a look at the insurance companies that sell environmental coverage, a review of who buys it and what is new in the market for this year.
Commercial Builder's Resource Guide for PREVENTION DURING CONSTRUCTION PHASEWayne Hodges
PREVENTION DURING CONSTRUCTION PHASE
WATER DAMAGE DURING CONSTRUCTION MAY REQUIRE REMEDIATION OR TEAROUT, DEPENDING ON OWNERS
THIS WILL CAUSE BOTH MATERIAL AND LABOR COST, PLUS TIME DELAYS. IN COMMERCIAL CONSTRUCTION, THIS COULD BE HUNDREDS OF THOUSANDS OF DOLLARS.
FUTURE BUSINESS, BAD PRESS WITH CLIENTS. YOU CAN ENGINEER A BUILDING, BUT YOU CANNOT PREDICT THE WAY THE OCCUPANTS WILL USE IT. RELYING SOLELY ON MECHANICAL AIR MAKES YOU VULNERABLE. LONG TERM LIABILITY DUE TO SICKNESS, PROPERTY DAMAGE. RESULTING IN SUITS FROM OWNERS AND TENANTS.
Climate change is one of the biggest crises facing the world today. Most of us are experiencing its effects in multiple ways such as increased heat waves, distressed fresh water supplies, increased frequency and intensity of urban floods and erratic weather patterns.
Checking the quality of air in the newly constructed dwelling in UK is a mandatory procedure Are you looking for a certified air quality company in UK? Southern Assessors are the best air quality consultants, Air testing should be performed by well certified persons under Building Regulations. For more information contact us.
Sustainability in building design and constructionLee Blanchard
Sustainability is a very subjective term and very vast that can be related to many dimensions, like physical, social, economical, welfare and many more dimensions. We generally use it very small to very large contexts. However, when it comes to the development of the building , it is not a very small term and simple consideration as a small deviation from the perfection could impact the environment potentially. Statistics say, over 45% of the carbon emissions in UK are caused from built environments. Not only that, 73% of the domestic emissions in UK are because of the space heating along with the hot water provision. Building construction and demolition cause over 32% of the carbon emission, in the form of landfill waste.

2. When it comes to new home construction, few issues have garnered as much attention or concern over the past
15 years as mold. Not only has mold gained a reputation as a health and environmental threat, it has resulted in
millions of dollars of litigation between building and design companies and their customers.
Given today’s stringent code requirements, structures are built tighter than ever before. While good design and
construction practices are key to preventing construction defect claims, it is equally important to take precautions
to maintain a clean and safe level of indoor air quality throughout the build cycle.

MOISTURE INSPECTION OF
STRUCTURAL MATERIALS
Moisture meters are used
to ascertain the moisture
content of the installed or
stored lumber. Designated
areas are selected and
data is recorded to assess
the moisture condition in structural
materials.
As a general rule, lumber is considered
dry below 12 to 15 moisture content.
The potential for mold growth can
occur over 17 percent moisture content
with the right humidity conditions.
Moisture content over 20 percent
presents the potential for wood decay
growth and fungi.
DID YOU KNOW?
It’s important to note that
installation of drywall over 15
percent moisture content is the
leading cause of drywall cracks
found within a finished structure.

VISUAL FUNGAL
INSPECTION OF THE
STRUCTURE
At Value Clean, we
conduct a general visual
assessment of the
structure with regard to
fungal growth as seen
on affected lumber and develop
an estimate on how much of the
wood surfaces are affected. We
inspect the three or four accessible
sides of framing members and
determine the approximate fungal
coverage in percentage of the entire
surface area. We summarize the
overall affected surface area which
commonly varies from one to five
percent of the total fungal growth of
wood surfaces.
ANTIMICROBIAL
TREATMENT OF LUMBER
Value Clean provides
preventative treatments to
address the potential for
fungal growth or indoor air
quality issues throughout
the build cycle. Whether
you have an existing problem or
have concerns about potential
mold hazards while building, we
can treat the indoor structure. The
chemical treatment used is safe and
biodegradable and is also used as a:
■ Disinfectant
■ Sanitizer
■ Fungicide
■ Mildewstat
■ Virucide
■ Deodorizer
■ Bactericide
CERTIFICATION

We provide a certificate
and warranty that you
can share with the end
consumer. This warranty
certifies the structure has
been inspected visually for fungal
growth, inspected to ensure the
moisture content within the home
has been dried to acceptable levels
prior to insulation and sheetrock, and
treated with antimicrobials to clean
and prevent fungal growth during
the build cycle. This certificate and
warranty is good for 180 days from
the date of inspection as long as
the structure has been dried with no
evidence of water intrusion, and the
structure will be temperature and
humidity controlled within 21 days
of service.
5. MOLD LITIGATION:
WHAT YOU NE E D TO KNOW
Design and construction firms are frequently threatened
with construction defect claims that involve mold and
environmental–related problems. Construction defect
claims can also include other claims for property
damage, delays, profit losses, interruption of business,
breach of contract, negligence or payment disputes.
In the last 15 years, there has been a tremendous
rise in fungal-related claims that have evolved into
class action lawsuits, where personal injury is
declared due to mold exposure and environmental
related problems.
Every year, more than a billion dollars are spent
in the United States on mold–related claims
or environmental hazards regarding indoor air
quality. Whether you are a designer, supplier,
architect, engineer, builder, business owner,
contractor or developer – all parties involved
in new home construction face the possibility
of being sued.
Your proactive risk management can prevent and
reduce the likelihood of mold or fungal-related
liability claims.
