What are the projected association dues? What is included with the association dues?
2 Bedroom Units: $650 – $665 per month
3 Bedroom Units: $1,050 - $1,100 per month
Association dues include but not limited to: gas, water, sewer, trash, basic cable, internet. Owners will be responsible
for their property taxes, unit electricity and contents/liability insurance.
Is there a warranty after closing?
Yes – The developer is providing the warranties required by Florida law under the Condominium Act, specifically F.S.
718.203.
Are there any rental restrictions?
Yes, ResortQuest is the exclusive rental management company. Owners can also rent on their own via VRBO.com.
What ResortQuest’s rental management fee?
The management fee is 25%.
Is there shuttle service to the beach?
Yes, there will be seasonal shuttle service available.
Where is the closest beach access?
The closest public beach access is at the south end of Winston Lane. There are also public beach accesses at
S. Wall Street and S. Orange Street.

The Pointe has 6 elevators - 2 elevators in each building.
Where are the trash chutes located?
Trash chutes are located next to the elevators in each building.

There are 174 parking spaces at The Pointe. Parking is not assigned.
Are the pools saltwater or chlorine? Are they heated?
Both the main pool and Aqua Suite pools are heated and chlorine.
Are pets allowed at The Pointe?
Yes – Owners are allowed to have pets. Pet policy will be detailed in the condominium documents.
What is the ceiling height in the units?
First floor units have 10’ ceilings while units on the second, third, and fourth floors have 9’ ceilings.
2. What restaurants will be on-site and will they be open to the public?
Yes, both restaurants will be open to the public. Big Bad Breakfast will be located in Building II serving breakfast &
lunch - Coming Spring 2017. The Little Donkey will be a freestanding restaurant on the northeast corner of the
property serving lunch & dinner - Coming late 2017 - early 2018.
Will there be food or drink service at the pool?
Yes, Big Bad Breakfast will offer service to the pool during peak season. Big Bad Breakfast will offer a designated
take out section inside the restaurant for owners & guests of The Pointe.
Is there wireless internet service throughout The Pointe?
Yes - Each unit has their own private network. There are wireless routers in each unit and each unit also has CAT-5
wiring.
Will the fitness center be accessible 24/7?
Yes
Is there a required deposit amount with contract?
Yes - a $25,000 deposit is required with each contract.
Contract Details
All closings will occur at Clark, Partington, Hart, Larry, Bond, & Stackhouse. Developer will pay title insurance.
Purchaser to pay documentary stamps on the deed, pro-rata share of one year’s premium on the insurance carried
by the association for the condominium, and a one time capital contribution fee equal to 3 months of association
dues.
