mothers from their daily routines and can give them time to relax.
This was a month of high drama as the election results were to be declared
on 16th of May 2014, results were out and BJP and NDA were declared
winners and it was proud moment for all of us that our Gujarat’s Chief Minister
will be the Prime Minister of India. I would also like to congratulate all Indians
who voted for majority government as this will give us right direction to go
forward. RE/MAX Metro would like to wish Mr Narendra Modi all the best for
his new position and I am sure he will do justice to his appointment.
Real Estate market in the month of May was bit slow as many people have
gone of holidays and with election results were due to come people were in
position of wait and watch. There are many good schemes coming up and I
am sure once the picture is clear on the government side people would have
good choice to invest and earn.

for new tenants every few years, misuse
of the premises by the tenant or his
refusal to vacate, delay in payment of
rent and nonpayment of maintenance
fee on time. We discuss points that a
person should keep in mind while
giving his house on rent so that he can
avoid hassles later.
DECIDING RENT
The first step is to ascertain the correct rent amount. It is crucial because in such a competitive market you
can't ask for more than the market rate. Doing so will put off potential tenants. However, if your house is
better maintained and furnished than that of others, you can charge a premium. For independent houses or
floors, it is a trickier, but you can check the rent of nearby properties and arrive at an approximate rent per
square feet figure and apply it to your property."
PREPARATION OF LEASE AGREEMENT
A rent agreement is a legal document which binds the landlord and the tenant to comply with the mutual-
ly-agreed conditions. It is the most crucial document in case of a dispute between the two.
1) Name, address, father's name of both the tenant and the landlord should be clearly mentioned.
2) It should be verified that the lessor is the legal owner of the property or a person duly authorised by him
or a person authorised by a court to enter into such a contract.
3) The rent should be clearly mentioned.
4) The period of tenancy should be clearly mentioned.
5) Who will pay water, electricity and maintenance charges is also important.
6) In case the flat is furnished, a list of fittings and fixtures should be made and penalty for damage decided
in advance.
7) The purpose of tenancy should be clearly written- whether it will be used for commercial or residential
purpose.
8) The process for premature termination of the lease.
This list is not exhaustive. The landlord and the tenant can add as many conditions as they want.

Mumbai Eatery Delivers
Pizza Using A Drone
We successfully carried out a test-delivery by sending a pizza to a customer located 1.5 km away from our
outlet on May 11," Francesco's Pizzeria chief executive Mikhel Rajani said on Wednesday.
He stressed that this was only a test-flight but its results confirm that it can be used routinely in a few years.
A four-rotor drone took off with the order from its outlet in central Mumbai's Lower Parel area and delivered
it to a high-rise building in adjacent Worli area, Rajani said, claiming that it is for the first time that the ubiqui-
tous drone has been used for such a purpose in the country.
The eatery, which has been in operations for two years, has made a video of the delivery, he said, adding an
auto engineer friend helped with making the flight possible.
Rajani, who comes from a family that is into textiles, said the drone saves time and costs for a company like
his, which would otherwise depend on a two-wheeler borne agent to deliver the pizzas.
"What we have done now will be common place in the next four-five years," he said, adding every such
customised drone costs around USD 2,000.
At present, there are certain restrictions on the regulatory front like the drone not allowed to fly above 400 ft
altitude and barred from flying over security establishments, he said, adding the American Federal Aviation
Authority's regulations on usage of drones, expected next year, will help.
Apart from that there are technical difficulties like a limited operating radius of 8 km after which the batteries
go dry, he said, adding proper infrastructure like having charging stations can help.
Even though the four-rotor version drone had a limited carrying capacity, he said the payload capacity can be
increased to up to 8 kg in case of a an eight-rotor drone
.
Beyond the strategic applications, the drones are increasingly being used for a cross variety of purposes espe-
cially the ones centred around getting aerial imagery like getting videos at weddings, political rallies etc.
At present, Rajani said, the drones are being operated manually but added in future, we can have drones fly
by themselves on predetermined flight paths made using GPS data.
During the test-flight, the drone picked up a box containing the pizza but bigger drones will be easily able to
lift the special flask box which can protect the pizza from the atmospheric elements, he said.
