In the beginning there was only the creek. Over the decades, Dubai has grown from
being just a trading port in the Gulf to the nerve centre of UAE’s growing worldwide
commercial success.
Strategically located between the developed West and the developing East, Dubai has
recently been transformed into a much sought after business and tourist destination, with
many international businesses preferring to base their regional headquarters here.
This rapidly growing accolade and growth of industrial and commercials hubs in the city is

Al Sharq Development’s Rawasi and Nadra are both located right in the heart of Business
Bay, which in itself is poised to become the commercial hub of Dubai. Just off the arterial
Sheikh Zayed Road and the upcoming Dubailand, both units are in close proximity to
Dubai’s upcoming commercial and tourist developments.
The Towers
The Rawasi and Nadra towers will form an integral part of the Business Bay’s striking
horizon. Exquisitely designed to look sleek and modern, yet appeal by retaining a

The Rawasi, sited at the terminus of the creek extension, will be a landmark building that

dynamically sculptural silhouette distinguishes itself upon approach as it reaches skyward. 
Elegant folds compose the façade to capture and reshape light from every angle along its
shimmering facade. 
 
A penetrating series of interior / exterior skins capitalise on the unique form to create a series of
distinctive public spaces throughout the scheme.  At the ground, the interior and exterior skins peel
to create a dramatic atrium that flows seamlessly from the surrounding entrance plaza.  Further up
the tower, a multi-storey destination sky garden encourages a sense of community within the
upper levels of the tower.  The integration of gardens and atria into the planning of the building is
further reinforced as the building emerges from a prismatic podium, which wraps the tower.  As the
tower steps forward on the site to participate in the busy street life, a contemplative courtyard
located in the shadow of the tower provides sanctuary within the bustle of Business Bay.
The tower will have four basements under a ground floor and mezzanine retail space, three layers
of podium parking and 25 floors of modern state-of-the-art office space. The offices come fully
finished with raised flooring, full decoration and will have access to all the necessary amenities that
the modern working environment demands.
The broad base of the tower will house cafes and restaurants, retail support services and
adequate parking for over 1900 cars.

Nadra means ‘rare’ in Arabic and the building has been designed precisely to echo similar
sentiments in those who view it. Definitely an eyebrow raising design, the Nadra Tower stands 30
floors above the ground in geometrically placed cuboid structures; Nadra - it stands out as one of
the few.
Far removed from usual building design, the Nadra Tower is a perfect harmony between design
and optimum utilisation of space for commercial establishments who require an address that is

P&T, the designers of The Nadra Tower, were established in Dubai in 2004 and have been growing
ever since. Now with an office of 30 people, the company are working on a number of projects
including City of Arabia, one of the largest private development projects in the region and a key
part of Dubailand. P & T in Dubai are Part of the larger P & T Group based in Hong Kong, who
have been in existence for 138 years, and are responsible for many of the impressive old buildings
on the island.
