The Brooklyn Navy Yard Report: An Analysis of its Economic ImpactElisabetta Di Stefano
Pratt Center Website [Prattcenter.net]
“Pratt Center conducted a thorough investigation of the Brooklyn Navy Yard (BNY), a 300-acre city-owned industrial park and one of the fastest growing green manufacturing centers in the country. The report demonstrates that New York City’s strategy of retaining ownership of the Navy Yard, placing it under mission-driven, nonprofit management and investing a total of $250 million in capital funds since 1996 has paid off: the Navy Yard generates $2 billion in economic output and sustains 10,000 jobs and $390 million in earnings each year.
Though large scale production has declined across the United States and in New York City, the report reveals the emergence of a new generation of small, specialized companies. The Navy Yard’s 330 tenants are increasingly linked to the city’s high-profile industries like architecture and design and film and media, as well as the city’s burgeoning cleantech sector. The report provides analysis that can help other cities strengthen their manufacturing sectors by replicating all or part of the Navy Yard model; Philadelphia, Chicago and Detroit were analyzed.
The report also offers recommendations for tools that federal, state and city governments can implement to help private and nonprofit developers acquire and renovate older industrial buildings and make them attractive to today’s modern urban manufacturer. To read the Executive Summary or Full Report, click on the appropriate pdf file below.”
This document proposes investing $85 billion in transportation and environmental infrastructure projects to rebuild America. It allocates funding to repair highways, bridges, transit systems, rail, aviation, water infrastructure, and federal buildings. It prioritizes "shovel-ready" projects that can start within 90 days to quickly boost the economy and jobs. The proposal estimates creating over 2.4 million jobs and $439 billion in economic activity through this infrastructure investment plan.
The Columbus industrial market recorded strong positive absorption of over 1.4 million square feet in the fourth quarter and nearly 5 million square feet for the year. Notable construction projects were completed including a 418,655 square foot expansion and a 30,000 square foot building. Significant leases were signed including 185,000 square feet to Great Lakes and 168,850 square feet to Rogue Fitness. Overall vacancy rates decreased and rental rates remained stable with a slight increase for warehouse/distribution spaces.
This report compares two potential development options for the Hove seafront in Brighton and Hove: an observation tower called i360 or a new pier. It analyzes the options' costs, environmental impacts, and social impacts. For costs, the tower requires more public funding while shares of the pier were quickly purchased. Both aim to operate sustainably. Socially, the pier generates more profit per visitor. The report recommends the new pier as the most cost-effective option.
JLL Louisville Industrial Outlook - Q3 2019Alex Westcott
The document provides an analysis of the Q3 2019 Louisville industrial real estate market. It summarizes that speculative development announcements increased during the quarter, with over 1 million square feet of new construction planned. The document discusses using railroad air rights and drone technology to create new transportation opportunities. It proposes developing a nationwide drone and rail intermodal network by pooling railroad air rights. This could function like an "aerial conveyor belt" using existing rail infrastructure to transport cargo between trucks and drones 24/7. The model is based on existing rail cooperatives that manage shared assets across major railroads. Developing this drone and rail network could unlock significant value in currently underutilized railroad air rights and properties.
