Who is NEFS INC.? Established in 2007 and incorporated in January of 2009, North East Field Services is a front-line field inspection service for some of the nations largest inspection and preservation brokerages.  NEFS Incorporated performs thousands of occupancy and property condition inspections each month in Pennsylvania and North Western New York.  Future plans include expansion into Ohio, Virginia, West Virginia, and beyond.  North East Field Services Incorporated is a proud member of the Meadville Chamber of Commerce and has an application pending for membership with the National Association of Mortgage Field Services.
The Opportunity NEFS Inc. offers an opportunity to qualified individuals to start a low cost business that offers rapid returns.  NEFS Inc. supplies the work and builds new territories rapidly using its existing client base.  Most of our inspectors see a profit within two months of start up.  This is not an offer of employment; vendors are independent contractors performing services on behalf of NEFS Incorporated and it’s clients.  There is no selling required, and it is not MLM.  Provided that the inspector applicant has the equipment needed, there is very little investment on the part of the inspectors.

Inspection Types Curb side visual occupancy inspections Letter delivery Exterior security exams (bank owned vacant property) Interior condition inspections (bank owned vacant property) Insurance loss inspections Vehicle location inspection
How long does an inspection take? Inspections can be completed in as little as two to three minutes for visual occupancy and as many as 10 to 15 minutes for an interior walk through if the home has substantial damage and requires a lot of notes and photos.  A good mean average is four to five minutes per inspection.  With experience, the average time will come down.
VOLUME Inspection volume is determined by an inspectors performance and desire to work.  Some inspectors perform 250-350 a week, while others perform 80 to 100 a week.  By and large, the volume will be up to the individual, and guided by performance.
CAPITAL REQUIREMENTS While NEFS Incorporated provides substantial training and support to the vendor at no cost, it is the responsibility of every inspector/vendor to ensure that they have sufficient funds to accommodate their basic living expenses.  Other things that the inspector must consider are: Fuel and vehicle maintenance costs Upgrading to business class insurance coverage (usually $15-$25/month depending on the insurance customer. Sufficient funds for basic living expenses High speed internet Cell phone usage A GPS receiver ($35-) Paper and printer ink
ABOUT INSURANCE All inspector’s are required to carry their own errors and omissions insurance after a period of 60 days.  This insurance can usually be acquired for a down payment of $300 to $400 and a monthly payment structure that is reasonable ($65 to $80/month). We also recommend that all inspectors check with their auto insurance carriers and make sure they are covered while working.  If not, business class insurance should be added.  The cost of this insurance is typically $15 to $25 a month more than one pays for regular auto insurance.
RATE STRUCTURE When an inspector is brought on board, they are given a rate sheet for their service area.  Rates are based on the following: How many inspections are in an area The inspection type  The client How far the inspector has to travel The number of days an inspector is given to complete the inspection Typically inspections pay $5- to $15- each
PAYMENT Inspectors receive payment for services rendered based on when a client pays NEFS Inc. for those services.  This is usually 3-5 weeks after completion of an inspection.  Some clients pay weekly, some bi-weekly, and others pay monthly.  As a result, once an inspector has a consistent inspection cycle, they will receive payment by check based on the clients that they are servicing.  Depending on the variety of clients in an area, some inspectors receive multiple checks each week.

General inspection training Information Technology (tools of the trade) In field ride-a-longs Experienced or not, every inspector must attend our training programs, before being issued work.  Our rapid growth and recipe for success has been based on what NEFS Inc. does differently and sets us apart from our competition.
TRAINING COSTS Unless an inspector wants to stay in hotel where the training is conducted, there is no cost for training.  Lunch and beverages are provided.  We want our vendor inspectors to succeed; that is why we offer it.  That said, there is an old adage that “…something given has no value.”  As a result, inspectors in attendance are expected to pay attention and take notes.  The information provided is substantial and would tax even the brightest minds.  Don’t plan on taking notes and being a good student…don’t attend.
FUTURE OF THE INDUSTRY Sadly the prime mortgage market is now seeing the effects of high unemployment, stagnant wages, and higher living costs.  Volume increases in requests for inspections of 30-50% or greater in all service areas each month are not uncommon.  Additionally, many of these inspections are required by HUD month after month after month.  NEFS Inc. is positioned to be a dominant force in front-line inspection services for many years to come.  That translates to security for the company’s vendors.
