Over the last 3 years, the Board has increased reserves and reduced dues through a financial plan. Graphs show that reserves have increased from $140,000 to over $300,000 while dues have decreased from $2.33 to a projected $182-190 for 2014. The Board is asking for homeowner support to pass a proposed amendment to the CC&R's that would provide more flexible trash hours and investment options to further benefit the Association.

5.  And the good news doesn’t end there
 2014 dues will be lower
 We estimate that 2014 dues will be in the
range of $182 to $190.

6.  While the financial plan was successful, the
Board needs help from the community to
make further improvements for the
Association
 Passage of the proposed amendment to the
CC&R’s on the ballot this year would be
extremely beneficial to the Association and
homeowners

7.  A yes vote will enable the Board to modify our
25 year old CC&R’s to:
◦ Provide friendlier trash can hours of
operation
◦ Provide investment flexibility aimed at
increasing financial returns with no
additional risk to the Association

8.  Passage of the Amendment will benefit the
community
 It will be a tall order to pass the amendment
 It needs 66% of the homeowners to vote yes
in order to pass
