Letter of Intent
The owner of the Van Dyke Building located at 846 Lincoln Rd, Miami Beach
Florida are requesting the intent to restore, as much as possible, the store fronts
style and original opening proportions along the North and West facade of the
First floor. The owner also intends to restore the two openings in the second floor
which currently combine the first and second floor. These two openings total 208
s.f. and will restore the separation of the first floor from the second floor.
The exterior restoration will closely resemble the original 1926 picture as
referenced in the Historic resource report and as per the 3d rendering provided in
the package.
After researching the historical information found on the openings created in the

2 floor, we are certain these floors were opened at the time Lums café took over
the Hotel lobby and are referencing the following historical action that proves

separation of the first floor from the 2 as follows:

deleted floor over elevator lobby. Theses air conditioners were manually
operated and would have required floor access.

“Tax Jacket Section” Page 1 (b) demonstrates exact quantity take-offs
from floors 1 and floors 2 -6 which is consistent with original floors being
intact.
