IMPORTANT CLAUSES
The initial agreed purchase price of the Property
shall be: ONE HUNDRED SEVENTY-NINE
THOUSAND NINE HUNDRED DOLLARS, (U.S.)
($179,900.00), until the 30th day of APRIL 2021.
OPTIONER agrees to sell property to Optionee at
given payoff price as referenced in exhibit 1 at any
time Optionee elects to exercise this agreement.

IMPORTANT CLAUSES
Balance as referenced by attached exhibit 1 on
particular date of APRIL 30th, 2021 shall increase by
Half Percent (.50 %) per calendar month thereafter
until the exercising of this Option is paid in cash or its
equivalent. Exhibit is not part of this agreement and
stands as sole agreement.
IMPORTANT CLAUSES
OPTION TO CALL: Optionor retains the right to call this
Agreement fully due and completed provided that Obtionee has
intentions of exercising this option agreement after the term of
SIXTY (60) months. Upon exercise via notification as herein
provided the principal balance as referenced in exhibit 1 plus
payments due. Notice would provide for SIXTY (60) days to
comply. Optionor/ agrees to allow Optionee grace period of
THREE (3) MONTHS provided Optionee cannot obtain financing.
Exhibit 1 balance shall increase by three quarters percent
(0.50%) per calendar month thereafter time of payoff would be
due.
IMPORTANT CLAUSES
PURCHASE AND SALE AGREEMENT: In the event
of the exercise of Option, the sale of the Property from
Optionor to Optionee shall be evidenced by a
sufficient deed and closed as per a standard Real
Estate Purchase and Sale Agreement provided by
Optionor.
IMPORTANT CLAUSES
It is specifically agreed and understood that NO
Equitable Title in the Property has been created by
this Option Agreement. Full title vests with
Optionor/Seller until Optionee/Buyer exercises the
herein described Option to Purchase. Property will
be conveyed subject to all liens, encumbrances,
easements and restrictions of record.

IMPORTANT CLAUSES Balance as referenced by attached exhibit 1 on particular date of APRIL 30th, 2021 shall increase by Half Percent (.50 %) per calendar month thereafter until the exercising of this Option is paid in cash or its equivalent. Exhibit is not part of this agreement and stands as sole agreement.

IMPORTANT CLAUSES OPTION TO CALL: Optionor retains the right to call this Agreement fully due and completed provided that Obtionee has intentions of exercising this option agreement after the term of SIXTY (60) months. Upon exercise via notification as herein provided the principal balance as referenced in exhibit 1 plus payments due. Notice would provide for SIXTY (60) days to comply. Optionor/ agrees to allow Optionee grace period of THREE (3) MONTHS provided Optionee cannot obtain financing. Exhibit 1 balance shall increase by three quarters percent (0.50%) per calendar month thereafter time of payoff would be due.
  • 11. IMPORTANT CLAUSES PURCHASE AND SALE AGREEMENT: In the event of the exercise of Option, the sale of the Property from Optionor to Optionee shall be evidenced by a sufficient deed and closed as per a standard Real Estate Purchase and Sale Agreement provided by Optionor.
