Whilst it is not possible to buy the garden, the current owner of the house, has an informal
agreement with the previous owner of the house.
For a small fee (less than 500 Euros per year), the current owner has full access to the garden.
(just the previous owner, and family, as well as current house owner have access).
Subject to the previous owner’s consent, anybody looking to buy the property can arrange a
similar agreement, or make it more formal. Mel will be happy to help with this, if you do not
speak Italian, or just want her there.

1. The Buying Process: A layman’s guide
It really isn’t that difficult! Particularly for EU Nationals (for non EU Nationals rules differ
slightly, please check), despite what you hear.
•1st you need to have an Italian National Insurance number (current owner can help with that)
•Proof of who you are, it can be your passport, ID card, or Italian residency permit (if you
already have one)
•An Italian Bank Account, with sufficient funds to buy the house (The current owner can help
you to open a Bank account too)
•A place of residency, does not have to be in Italy, it can be your home address in any (EU)
country
•Together with the current owner, make an appointment to see The Notary’s Assistant. The 1st
appointment is to formalise the ‘promise to buy’. The Notary checks there are no outstanding
mortgages, loans etc on the property, that it is a legally registered property, and the vendor is
entitled to sell the property The buyer pays a pre agreed deposit to the vendor, a date is set for
completion (it is really a deadline, you can complete before this date). Both parties sign, and the
purchaser gives the vendor a cheque for the deposit (varies depending on the value of the
property)
2. The Buying Process: A layman’s guide
•On an agreed date, a 2nd appointment is made, (it can be the next day!) This time in front of
The Notary, who will read all the details of the property, ensure both parties are happy with
the agreement. Assuming they are, the vendor and purchaser sign the documents. The
purchaser pays the vendor, any Government taxes due (via Bank cheques), along with any
other fees incurred such as Estate Agents’ fees
•The Notary arranges to send the new owners details to the land registry (usually in
Palermo), and within a couple of weeks, the new owner can go to the Notary’s office to
collect them. A copies of the purchasing details are given to the vendor and purchaser...the
purchaser can then use the address to have utility bills etc to be made in to their name.
•That’s it, the keys are yours, enjoy
Important Notes;
•Should the vendor fail to meet the completion deadline, they must pay the purchaser twice
the deposit
•Should the purchaser fail to meet the completion date, then the vendor is entitled to keep
the deposit
•Government taxes; these are lower for residents, than non residents. As a non resident you
can pay the lower amount, and providing you become a resident within 18 months, you will
not have to pay the additional non resident taxes. If you do not become a resident within the
allowed time then you will have to pay the additional taxes.
