CHALLENGE
Gildan Yarns, a subsidiary of Gildan
Activewear, developed a need to locate a
yarn spinning operating within the
southeastern United States. The requirement
called for a facility measuring over 350,000
square feet in a rectangular shape in a
location offering competitive utility rates,
aggressive incentives, and a skilled and/or
trainable workforce. Additionally, Gildan was
seeking a site where employees had previous
experience with textile skills.
STRATEGY
Gildan engaged the Colliers team to locate
sites and buildings within North Carolina,
South Carolina, Virginia and Georgia.
Additionally, the team created a competitive
environment for negotiating the most
advantageous occupancy cost structure for
the new facility. The project was very time
sensitive as a decision on the location had to
be made in a matter of a few months.
SERVICES
The Colliers team quickly performed detailed
market research and evaluated the market
for available existing buildings. The facilities
were evaluated based on cost, quality and
risk parameters. Additionally, the team
developed a questionnaire exclusively for the
project. The questionnaire was delivered to
local and regional economic development
agencies in which suitable buildings were
located. After a tour of selected buildings
and meetings with state, local economic
development officials and utility
representatives, the Colliers team and Gildan
narrowed the locations to two properties; one
located in Georgia and one located in North
Carolina. Colliers submitted a request to
both states and communities to submit
incentive packages; which were analyzed by
the team and then delivered in a comparison
format to Gildan officials.
RESULTS
In 2012, Gildan chose a facility located in
Salisbury, North Carolina based upon an
aggressive incentive package, lower
occupancy costs and completion of the
project in a timely fashion.
