end Lease’s privatized military family housing
spans 21 installations across 12 states. In partner-
ship with the Department of Defense through the
Military Housing Privatization Initiative, Lend Lease
is responsible for the ongoing renovation, development,
maintenance, and management at each of its projects for 50
years. Leadership at each respective property employs a num-
ber of effective tactics to attract potential and retain current
residents, including incentive campaigns, high-end amenities,
and regular programming to promote a sense of community.
In order to increase the appeal of the units, management uti-
lizes model homes to give potential residents an idea of what
life would be like while living in a Lend Lease community.
“Our goal is to maintain occupancy at the highest level pos-
sible across the portfolio,” said Marc Sierra, managing director
for Lend Lease (US) Public Partnerships. “Our property manag-
ers are constantly evolving their strategies to remain competitive
in each respective market, and model homes have passed the
test of time in terms of effectiveness for attracting residents.”

Model Homes at Work
Tierra Vista Communities, a Lend Lease property that
serves Los Angeles Air Force Base, had particularly good
luck in attracting potential tenants to the community’s Fort
MacArthur neighborhood with a three-bedroom model
home. The community welcomes eligible tenants other
than active-duty military, and has done exceptionally well
in attracting local police, fire, and emergency medical
technicians, thanks to the strategic placement of its model
home. The model home has helped to revitalize the com-
munity, showcasing the potential of the historic neighbor-
hood with stunning views of the nearby coast. “Showing
our model provides a scale for potential tenants,” said Jerry
Schmitz, vice president and regional project director for
Tierra Vista Communities. “They’re able to imagine their
own belongings in the home much easier when they can
compare the model furniture to what they already own
and need to move. It has provided valuable peace of mind
to residents who are moving across the country and, occa-
sionally, across the world.”
In 2007, Island Palm Communities (IPC), a Lend Lease
property at Army Hawaii, introduced model homes in
an effort to attract more single and unaccompanied ser-
vice members. Thanks to senior leadership buy-in, the
model homes effectively attracted eager tenants to the
legacy homes in the community. IPC currently utilizes two
model homes in Schofield Barracks, the legacy area of the
property’s Patriot Housing Community. In order to attract
potential residents to the older homes, IPC representatives
show one of the model homes with a list of customizable
elements for new residents to choose from: “Residents are
usually pleasantly surprised to see the model home,” said
Peter Sims, vice president and regional project director
for IPC. “Showing our model home resulted in 27 leases
during April and May of 2014. Those leases were critical
in maintaining our occupancy before peak [permanent
change of station, or] PCS season.”
Campbell Crossing at Fort Campbell takes a different
approach with its model homes. Instead of showcasing older
or historic legacy homes that have not been upgraded, the
management team has invested in staging legacy houses
that have been renovated to attract potential residents. As
part of Campbell Crossing’s ongoing out-year renovation
plans, a spacious, three-bedroom, ranch-style home in the
Werner Park community features new fixtures; updated
flooring; and a large, fenced-in backyard. Project managers
also are working on a four-bedroom, two-story, Company
Grade model in the New Drennan community to show offi-
cers the convenience of renting a home on Fort Campbell.

and purchase additional decorations from local businesses,”

said Mike Goodwin, project director for Campbell Crossing.
“At this point in time, the model’s purpose is to showcase
the new renovations and demonstrate to our new and cur-
rent residents alike the potential of residing in a Campbell
Crossing home.”
Like Campbell Crossing leadership, property managers
across the broad Lend Lease portfolio have developed key
partnerships to ensure that model homes remain effective
and attractive. Atlantic Marine Corps Communities (AMCC),
the largest privatization project in the Lend Lease’s privatized
military family housing portfolio, has partnered with Marine
Corps Community Services to decorate and furnish model
homes in some locations with products from the Marine
Corps Exchange. “The partnership has been beneficial for
bothparties,”saidHilaryHawkins,projectdirectorforAMCC.
“We showcase the Exchange furniture in the homes to give
prospective residents a vision of how they could live there.
This encourages potential and incoming residents to then
shop at the Exchange for savings and other perks.”
As competition for rental housing near military instal-
lations continues to grow, creativity in marketing quality
housing located on base is ever-evolving and an effective
and necessary tool in our leasing program. Lend Lease proj-
ect directors have seen that to be true, but agree that some
traditional tactics remain effective when executed correctly.
“Moving to a new base and searching for new housing can
be quite taxing and stressful on military families,” said Sierra.
“We honor their service to our nation, and we try our best as
a company to reduce their apprehension in any way we can.
Model homes are one small thing we do that shows residents
that we want to take care of them and their families.” n

budgets like replacing damaged countertops, vani-
ties, bathtubs or tile in kitchens and bathrooms. It’s
expensive, time-consuming and creates havoc with
turnaround times.
This is where Miracle Method Surface Refinishing comes
to the aid of military housing developers and managers.
Refinishing existing kitchen and bathroom surfaces is a low-
cost and faster turnaround solution than replacement.
Using a proprietary process, Miracle Method transforms
dated, worn and damaged porcelain, tile, cultured marble,
acrylic, fiberglass, and laminate surfaces to like new. We can
even change colors and update tile and countertops with a
Natural Accents™ stone look finish. Most projects can be
completed in two days or less. What’s more, Miracle Method
finishes are guaranteed against peeling and adhesion failure.
“There’s no question that the Miracle Method process
increases efficiency and effectiveness in COM. We used to
replace the countertops, but we found refinishing does not
take as long and is also cheaper,” says Kevin Dickerson,
director of maintenance for Tierra Vista, a Lend Lease Military
Housing Community at Petersen Air Force Base in Colorado
Springs, CO. “The product is easy to clean and has proven to
be more durable than standard laminate countertops.”
At Miracle Method, we also understand the importance of
conforming to the stringent military base guidelines. We com-
ply with higher insurance requirements, safety regulations and
dress codes; and, dependable, professional technicians, who
have passed background checks, perform all work.
About Us
With 135 locations, Miracle Method is the nation’s largest
provider of commercial surface refinishing services to hospi-
tals, colleges and universities and senior living communities.

W
ith practical features designed to make
laundry as simple and efficient as pos-
sible, it’s no surprise military housing
facility managers continue to turn to
Speed Queen’s®full line of washers and dryers.
Furthermore, each product is built to withstand
the harshest of commercial environments and
backed by the service and support of knowl-
edgeable professionals, so managers know
machines will meet the unique requirements
of military bases and their residents. Keeping
these needs in mind, Speed Queen continues to
engineer solutions that combine technology, effi-
ciency and durability. The manufacturer’s newest
front load washer is no exception.
Revolutionary Technology
Built with the heavy-duty materials military instal-
lations have come to expect from Speed Queen, the front load
washer’s more advanced features now lead to an even better
wash quality, and improved efficiency and usability.
“We are always looking for ways to improve our products in
line with the needs of customers. The new front load washer
is a prime example of what really listening can do,” says
Speed Queen Multi-Housing North American Sales Manager
Craig Madson. “The new front load washer is significantly
larger, more energy efficient, and more reliable, and it has
raised the bar for future innovations.”
A key feature of the new front load washer is its rede-
signed suspension and advanced sensing logic, or bal-
ancing technology. This technology expertly redistributes
and balances even the most unbalanced loads to deliver
smoother cycles, and less vibration and noise. In fact, this
design causes a reduction in machine vibration to deliver
2.5 times less noise than previous models, making for a
quieter overall laundry room while minimizing sound effects
on neighboring units.
Madson adds that the new machine’s 20 percent larger
capacity also yields benefits to be enjoyed by base residents
and facility managers alike.
“The larger capacity combined with a larger load door
allows base residents to wash more at once and get out of
the laundry room more quickly,” says Madson. “Plus, facility
managers don’t have to worry about utility bills taking a hit.
The new machine uses just six percent more water for ulti-
mate efficiency.”
A Complementary Solution
Madson adds that the machine is a com-
plement to Speed Queen’s full line of wash-
ers and dryers manufactured in the U.S.A.
and designed for military installations.
“Speed Queen took its most commonly
installed front load washer in military instal-
lations and made it even better, without
sacrificing the simple controls and func-
tions residents have come to know.”
Other features of the machine include:
• 440 G-Force extraction speed. This
maximizes moisture removal from the
load while reducing dryer time and lower-
ing utility costs.
• 10-degree tilted control panel. A more
ergonomic design makes for easier read-
ability and user operation, while an elec-
tronic home-style control offers intuitive touch buttons for
easy selection of wash options.
• Patent-pending baffles. New design cascades water through-
out the entire load to ensure superior wash quality results.
• Heavy-duty design. A rugged suspension system and stain-
less steel cabinet and tub combine to deliver long-lasting
performance.
Additionally, as defense communities must adhere to more
rigid regulations than other multi-housing laundry operations,
Speed Queen offers facility managers complimentary assis-
tance with purchasing decisions. Speed Queen’s Government
Contract Specialist helps facility managers navigate the ins and
outs of complex government purchasing regulations, including
energy efficiency standards and capacity requirements.
Madson adds, “No matter what governmental regulations
a facility must follow, Speed Queen has the product that can
meet these standards and the expertise that can help guide
the decision.”
“At the end of the day, residents want to get their laundry
done as quickly as possible, and managers want to offer them
durable, easy-to-use machines in a pleasant environment,”
continues Madson. “The front load washer is another win-win
solution from Speed Queen.”

ity products, visit SpeedQueenCommercial.com/Military or

n 2003, the U.S. Army, seeking
to manage an immense global
portfolio consisting of single-family
homes, dormitories, and private-
sector rentals, engaged Yardi Systems
to create a workflow, reporting, and
integrated real estate management
solution to help the U.S. Army man-
age its global housing portfolio. The
company developed Yardi Voyager®
for Military Housing, a customized,
fully integrated program derived from
a single database that is shared globally via the Internet. The
Army’s housing offices were transformed from more than 100
disconnected offices to a smoothly operating network.
Since then, Yardi has applied best practices in property
management to help provide service members safe and com-
fortable housing for themselves and their families. This effort
has produced significant achievements, including better
management, analytic reporting and accountability through
automation of processes and accounting systems, delivery
of better housing choices and amenities to service members,
and new efficiencies through continual upgrade of systems
and procedures.
Today, Yardi Voyager for Military Housing is used by most
of the military’s housing privatization partner companies,
such as Picerne, Lincoln Military Housing, Balfour Beatty
Communities and Pinnacle, for managing military housing,
including family housing, barrack housing, and unaccom-
panied personnel housing. The platform features a single
integrated database and provides real-time accounting and
reporting, along with centralized resident and wait list man-
agement, and unit inventory. Custom features accommodate
tenant personal information, prospect workflow and wait list,
asset management consolidation, and other functions. The
integration streamlines operations by reducing hardware and
infrastructure costs and enabling universal access to needed
information and real-time decision-making.
By automating key property management tasks includ-
ing wait list processing, basic allowance for housing (BAH)
functionality, required reporting, A/R, and resident handling
functions, Yardi Voyager for Military Housing allows accu-
rate tracking of available housing, helping maximize on-post
housing utilization and reduce housing allowances and other
expenses associated with off-post housing. It matches per-
sonnel requirements with available housing, quickly and effi-
ciently, with a single point of entry for housing applications,
wait lists, and sharing housing information from post to post.
Simultaneous viewing of the Voyager Wait List Assignment
Screen with applicant data and available unit information
enables rapid pairing of appli-
cants with units, instant download
of resident details, and automatic
calculation of BAH rates. Yardi
Voyager for Military Housing also
supports foreign currency and
overseas allotments.
Yardi Voyager for Military
Housing interfaces with the
Defense Finance and Accounting
Service (DFAS) database, MAC,
and the US Navy’s eNH database.
This integration provides fast access to information and
reduces errors by eliminating redundant data entry.
Yardi Military Housing Suite
As the natural extension of Yardi Voyager for Military Housing,
the Yardi Military Housing Suite™ is a cost-effective full-
business solution that automates workflows, provides online
services, creates electronic transactions, improves produc-
tivity, reduces costs, and maximizes cash flow. The system
includes:
• Yardi Military Portal™, which connects property websites
with prospect and resident portals to allow more efficient
online marketing, increase resident satisfaction and save
staff labor.
• Yardi Energy Solutions™, which automates meter reading
and utility billing for submetered properties and ensures
compliance for meter reading, cost allocations, and analyt-
ics.
• Yardi Procure to Pay™, which streamlines procurement and
reduces purchasing costs with online catalogs, integrated
purchase orders and automated invoice processing.
• Yardi Inventory Control™ and Yardi Fixed Assets™, which
enables financial control over the acquisition, tracking,
depreciation, and disposition of inventory and fixed assets.
As the military seeks to privatize its office space, its com-
mercial property management partners have the option to
adopt Yardi Voyager®Commercial, an end-to-end solution that
combines commercial property management and accounting,
CRM and deal tracking, tenant portals, budgeting and fore-
casting, leasing, construction management and maintenance,
with mobile capability throughout the system.
As a GSA contract holder, Yardi is pleased to support the
U.S. military’s private-industry housing partners in giving the
nation’s men and women in uniform the high-quality housing
they deserve.

  • 4. 6  DEFENSE COMMUNITIES L end Lease’s privatized military family housing spans 21 installations across 12 states. In partner- ship with the Department of Defense through the Military Housing Privatization Initiative, Lend Lease is responsible for the ongoing renovation, development, maintenance, and management at each of its projects for 50 years. Leadership at each respective property employs a num- ber of effective tactics to attract potential and retain current residents, including incentive campaigns, high-end amenities, and regular programming to promote a sense of community. In order to increase the appeal of the units, management uti- lizes model homes to give potential residents an idea of what life would be like while living in a Lend Lease community. “Our goal is to maintain occupancy at the highest level pos- sible across the portfolio,” said Marc Sierra, managing director for Lend Lease (US) Public Partnerships. “Our property manag- ers are constantly evolving their strategies to remain competitive in each respective market, and model homes have passed the test of time in terms of effectiveness for attracting residents.” ModelBehavior For Lend Lease, model homes are more than a creative tool to attract new residents, they also symbolize care of military families By Lacey Purcell Special Section: Property Management Photo: Bethany Harrell Campbell Crossing – Fort Campbell Photo: Marc Felt Tierra Vista Communities – Los Angeles Air Force Base
  • 5. 8  DEFENSE COMMUNITIES Model Homes at Work Tierra Vista Communities, a Lend Lease property that serves Los Angeles Air Force Base, had particularly good luck in attracting potential tenants to the community’s Fort MacArthur neighborhood with a three-bedroom model home. The community welcomes eligible tenants other than active-duty military, and has done exceptionally well in attracting local police, fire, and emergency medical technicians, thanks to the strategic placement of its model home. The model home has helped to revitalize the com- munity, showcasing the potential of the historic neighbor- hood with stunning views of the nearby coast. “Showing our model provides a scale for potential tenants,” said Jerry Schmitz, vice president and regional project director for Tierra Vista Communities. “They’re able to imagine their own belongings in the home much easier when they can compare the model furniture to what they already own and need to move. It has provided valuable peace of mind to residents who are moving across the country and, occa- sionally, across the world.” In 2007, Island Palm Communities (IPC), a Lend Lease property at Army Hawaii, introduced model homes in an effort to attract more single and unaccompanied ser- vice members. Thanks to senior leadership buy-in, the model homes effectively attracted eager tenants to the legacy homes in the community. IPC currently utilizes two model homes in Schofield Barracks, the legacy area of the property’s Patriot Housing Community. In order to attract potential residents to the older homes, IPC representatives show one of the model homes with a list of customizable elements for new residents to choose from: “Residents are usually pleasantly surprised to see the model home,” said Peter Sims, vice president and regional project director for IPC. “Showing our model home resulted in 27 leases during April and May of 2014. Those leases were critical in maintaining our occupancy before peak [permanent change of station, or] PCS season.” Campbell Crossing at Fort Campbell takes a different approach with its model homes. Instead of showcasing older or historic legacy homes that have not been upgraded, the management team has invested in staging legacy houses that have been renovated to attract potential residents. As part of Campbell Crossing’s ongoing out-year renovation plans, a spacious, three-bedroom, ranch-style home in the Werner Park community features new fixtures; updated flooring; and a large, fenced-in backyard. Project managers also are working on a four-bedroom, two-story, Company Grade model in the New Drennan community to show offi- cers the convenience of renting a home on Fort Campbell. “We stage the homes with furnishings from CORT Furniture, and purchase additional decorations from local businesses,” Special Section: Property Management Photo: Marc Felt Photo: Amanda Jones Tierra Vista Communities Atlanta Marine Corps Communities
  • 6. MARCH | APRIL 2015  9 said Mike Goodwin, project director for Campbell Crossing. “At this point in time, the model’s purpose is to showcase the new renovations and demonstrate to our new and cur- rent residents alike the potential of residing in a Campbell Crossing home.” Like Campbell Crossing leadership, property managers across the broad Lend Lease portfolio have developed key partnerships to ensure that model homes remain effective and attractive. Atlantic Marine Corps Communities (AMCC), the largest privatization project in the Lend Lease’s privatized military family housing portfolio, has partnered with Marine Corps Community Services to decorate and furnish model homes in some locations with products from the Marine Corps Exchange. “The partnership has been beneficial for bothparties,”saidHilaryHawkins, projectdirectorforAMCC. “We showcase the Exchange furniture in the homes to give prospective residents a vision of how they could live there. This encourages potential and incoming residents to then shop at the Exchange for savings and other perks.” As competition for rental housing near military instal- lations continues to grow, creativity in marketing quality housing located on base is ever-evolving and an effective and necessary tool in our leasing program. Lend Lease proj- ect directors have seen that to be true, but agree that some traditional tactics remain effective when executed correctly. “Moving to a new base and searching for new housing can be quite taxing and stressful on military families,” said Sierra. “We honor their service to our nation, and we try our best as a company to reduce their apprehension in any way we can. Model homes are one small thing we do that shows residents that we want to take care of them and their families.” n Lacey Purcell is the marketing coordinator for Lend Lease (US) Public Partnerships. • 9. 34  DEFENSE COMMUNITIES Military Housing Supplier Showcase W ith practical features designed to make laundry as simple and efficient as pos- sible, it’s no surprise military housing facility managers continue to turn to Speed Queen’s®full line of washers and dryers. Furthermore, each product is built to withstand the harshest of commercial environments and backed by the service and support of knowl- edgeable professionals, so managers know machines will meet the unique requirements of military bases and their residents. Keeping these needs in mind, Speed Queen continues to engineer solutions that combine technology, effi- ciency and durability. The manufacturer’s newest front load washer is no exception. Revolutionary Technology Built with the heavy-duty materials military instal- lations have come to expect from Speed Queen, the front load washer’s more advanced features now lead to an even better wash quality, and improved efficiency and usability. “We are always looking for ways to improve our products in line with the needs of customers. The new front load washer is a prime example of what really listening can do,” says Speed Queen Multi-Housing North American Sales Manager Craig Madson. “The new front load washer is significantly larger, more energy efficient, and more reliable, and it has raised the bar for future innovations.” A key feature of the new front load washer is its rede- signed suspension and advanced sensing logic, or bal- ancing technology. This technology expertly redistributes and balances even the most unbalanced loads to deliver smoother cycles, and less vibration and noise. In fact, this design causes a reduction in machine vibration to deliver 2.5 times less noise than previous models, making for a quieter overall laundry room while minimizing sound effects on neighboring units. Madson adds that the new machine’s 20 percent larger capacity also yields benefits to be enjoyed by base residents and facility managers alike. “The larger capacity combined with a larger load door allows base residents to wash more at once and get out of the laundry room more quickly,” says Madson. “Plus, facility managers don’t have to worry about utility bills taking a hit. The new machine uses just six percent more water for ulti- mate efficiency.” A Complementary Solution Madson adds that the machine is a com- plement to Speed Queen’s full line of wash- ers and dryers manufactured in the U.S.A. and designed for military installations. “Speed Queen took its most commonly installed front load washer in military instal- lations and made it even better, without sacrificing the simple controls and func- tions residents have come to know.” Other features of the machine include: • 440 G-Force extraction speed. This maximizes moisture removal from the load while reducing dryer time and lower- ing utility costs. • 10-degree tilted control panel. A more ergonomic design makes for easier read- ability and user operation, while an elec- tronic home-style control offers intuitive touch buttons for easy selection of wash options. • Patent-pending baffles. New design cascades water through- out the entire load to ensure superior wash quality results. • Heavy-duty design. A rugged suspension system and stain- less steel cabinet and tub combine to deliver long-lasting performance. Additionally, as defense communities must adhere to more rigid regulations than other multi-housing laundry operations, Speed Queen offers facility managers complimentary assis- tance with purchasing decisions. Speed Queen’s Government Contract Specialist helps facility managers navigate the ins and outs of complex government purchasing regulations, including energy efficiency standards and capacity requirements. Madson adds, “No matter what governmental regulations a facility must follow, Speed Queen has the product that can meet these standards and the expertise that can help guide the decision.” “At the end of the day, residents want to get their laundry done as quickly as possible, and managers want to offer them durable, easy-to-use machines in a pleasant environment,” continues Madson. “The front load washer is another win-win solution from Speed Queen.” For more information about Speed Queen’s full line of qual- ity products, visit SpeedQueenCommercial.com/Military or contact Susan Peppler, Government Contract Sales Specialist: 920/748.1671 or susan.peppler@alliancels.com. • 11. 36  DEFENSE COMMUNITIES Military Housing Supplier Showcase I n 2003, the U.S. Army, seeking to manage an immense global portfolio consisting of single-family homes, dormitories, and private- sector rentals, engaged Yardi Systems to create a workflow, reporting, and integrated real estate management solution to help the U.S. Army man- age its global housing portfolio. The company developed Yardi Voyager® for Military Housing, a customized, fully integrated program derived from a single database that is shared globally via the Internet. The Army’s housing offices were transformed from more than 100 disconnected offices to a smoothly operating network. Since then, Yardi has applied best practices in property management to help provide service members safe and com- fortable housing for themselves and their families. This effort has produced significant achievements, including better management, analytic reporting and accountability through automation of processes and accounting systems, delivery of better housing choices and amenities to service members, and new efficiencies through continual upgrade of systems and procedures. Today, Yardi Voyager for Military Housing is used by most of the military’s housing privatization partner companies, such as Picerne, Lincoln Military Housing, Balfour Beatty Communities and Pinnacle, for managing military housing, including family housing, barrack housing, and unaccom- panied personnel housing. The platform features a single integrated database and provides real-time accounting and reporting, along with centralized resident and wait list man- agement, and unit inventory. Custom features accommodate tenant personal information, prospect workflow and wait list, asset management consolidation, and other functions. The integration streamlines operations by reducing hardware and infrastructure costs and enabling universal access to needed information and real-time decision-making. By automating key property management tasks includ- ing wait list processing, basic allowance for housing (BAH) functionality, required reporting, A/R, and resident handling functions, Yardi Voyager for Military Housing allows accu- rate tracking of available housing, helping maximize on-post housing utilization and reduce housing allowances and other expenses associated with off-post housing. It matches per- sonnel requirements with available housing, quickly and effi- ciently, with a single point of entry for housing applications, wait lists, and sharing housing information from post to post. Simultaneous viewing of the Voyager Wait List Assignment Screen with applicant data and available unit information enables rapid pairing of appli- cants with units, instant download of resident details, and automatic calculation of BAH rates. Yardi Voyager for Military Housing also supports foreign currency and overseas allotments. Yardi Voyager for Military Housing interfaces with the Defense Finance and Accounting Service (DFAS) database, MAC, and the US Navy’s eNH database. This integration provides fast access to information and reduces errors by eliminating redundant data entry. Yardi Military Housing Suite As the natural extension of Yardi Voyager for Military Housing, the Yardi Military Housing Suite™ is a cost-effective full- business solution that automates workflows, provides online services, creates electronic transactions, improves produc- tivity, reduces costs, and maximizes cash flow. The system includes: • Yardi Military Portal™, which connects property websites with prospect and resident portals to allow more efficient online marketing, increase resident satisfaction and save staff labor. • Yardi Energy Solutions™, which automates meter reading and utility billing for submetered properties and ensures compliance for meter reading, cost allocations, and analyt- ics. • Yardi Procure to Pay™, which streamlines procurement and reduces purchasing costs with online catalogs, integrated purchase orders and automated invoice processing. • Yardi Inventory Control™ and Yardi Fixed Assets™, which enables financial control over the acquisition, tracking, depreciation, and disposition of inventory and fixed assets. As the military seeks to privatize its office space, its com- mercial property management partners have the option to adopt Yardi Voyager®Commercial, an end-to-end solution that combines commercial property management and accounting, CRM and deal tracking, tenant portals, budgeting and fore- casting, leasing, construction management and maintenance, with mobile capability throughout the system. As a GSA contract holder, Yardi is pleased to support the U.S. military’s private-industry housing partners in giving the nation’s men and women in uniform the high-quality housing they deserve.
