1. Guidelines of Land Subdivision
What is Subdivision
Subdivision is the process of dividing land into pieces that are easier to sell. A land division is the way to create
new allotments. When a land vendor creates a new allotment they increase the value of their land. A plan of
subdivision allows a candidate to split land into two or more new parcels of land. It is necessary for the holder of
the land to know what is a subdivision? The process of subdivision is useful for enhancing the land development
and space calculation. This is necessary to reinvent the space within a block by extrication a land. There are many
different aspects of legal and technical sector of subdivision. It certainly cannot go about what is a subdivision that
can reduce the costing of the land.
The process of land subdivision and the fundamentals can be different from the place and council but it largely
follows the ideas that we can see or collect from the information available about what is a subdivision. In much
larger aspects the thoughts about the development of the land and council’s efforts in land development or house
development can easily figure out the answers of what is subdivided.
Development Process of Subdivision
The subdivision of land is forbidden through the planning system. Either a planning permit is necessary for
subdivision or the planning scheme provisions must exclusively allow for subdivision.
The subdivision process can be summarised as happening in four broad stages 1. A planning permit is necessary for subdivision under the provisions of the Warrnambool Planning Scheme.
2. Certification of the plan of land subdivision, which approves the subdivision under the Subdivision Act 1988.
3. Obtaining a Statement of fulfillment, which is the final approval stating that all requirements have been met.
Who can apply for subdivision?
The property owner or an agent performing on behalf of the landowner may apply for subdivision. An agent
may be any person performing on behalf of the owner. Often landowners hire a professional planner, lawyer
and engineer to act on their behalf when they do not wish to commence the application on their own. The land
subdivision application must clearly identify the name of the agent.

2. Development Application for Subdivision
A Planning Permit Application is only necessary if stated in the Planning Scheme. Minor development and
subdivisions such as boundary adjustments that meet particular standards do not require consent. All the required
information should have been compiled in consultation with Council. Whilst formulating the application and
preparing the development sketch plan, a description of the existing and proposed site and a statement of
environmental effects should be included. If a proposal is prohibited there is no point in making an application as it
will only be refused.
