The Bixby Family Council wishes you and your family a very Happy New Year! The Bixby Family Council was recently
established in September 2015. We are pleased to represent the various branches of the Bixby Land Company shareholders and
we serve to enhance communication between the Bixby Land Company and you, the shareholders. Our names and contact
information are located on the back of this newsletter.
To help facilitate communication and create opportunities to learn more about each other, we are providing a Quarterly Newsletter
about the Bixby Land Company and its shareholders. This newsletter is our inaugural edition. Subsequent newsletters will be sent
with the quarterly dividend mailings and by email.
2016 is an important milestone year for the Bixby Land Company—it is our 120th anniversary. Founded on June 13, 1896, Bixby
Land Company’s first project was to subdivide a portion of land to grow and process sugar beets, land that eventually would
become the City of Los Alamitos. One hundred twenty years later, Bixby Land Company has grown, expanded, and is recognized
for our expertise in the investment, development and operation of office, research and development (R&D), and industrial
properties located in California and select Western U.S. markets. We as shareholders have much to be thankful for and proud of in
the continued success of the Bixby Land Company.
We look forward to seeing all of you and your entire family (e.g., children, grandchildren, great-grandchildren, great-great
grandchildren) at our 120th Bixby Land Company Birthday Bash on Saturday, May 21, 2016!

Bixby Land Company completed the redesign and
construction of AERO, a four-story, 96,534-square-foot
building at 9797 Aero Drive in San Diego’s Kearney Mesa
submarket, in August 2015. We acquired this property
in 2014 for $12.5 million, and committed another $10
million in a comprehensive redesign of the building. As
part of the redesign, we reconfigured the ground floor to
add just over 20,000 square feet to the net rentable area.
In doing so, Bixby Land Company created a free flowing
connection between the interior spaces and the now
expansive outdoor deck area.

Saturday, May 21, 2016 at Rancho Los Cerritos
(historical home and property of the Bixby Family in
the 1800s) in Long Beach, CA.
- Annual shareholders meeting followed by a
family reunion-type celebration
- Childcare (and quiet area for napping) provided for 	
both the meeting and the celebration
- Food and drink, music and entertainment, adult 	
and children fun activities and games, and tours 	
of the Rancho Los Cerritos Historic Site throughout 	
the afternoon and evening
- Shuttle provided from and to select Long Beach 	
airport hotel and Los Cerritos
•	 Since our Bixby Family is dispersed throughout the
United States, we would like to encourage Bixby
Family gatherings in your area to provide an
opportunity to get to know each other better. If you
are interested in hosting one of these gatherings,
please let us know and we can help facilitate.
Getting to know the Bixby Family
In each Quarterly Newsletter, we would like to take the opportunity to have us get better
acquainted with the members of our extended family. In this segment we would like to
introduce you to members of the Lewellyn and the Jotham side of our family.
Bixby Marino-Kibbee
San Diego, CA
Patricia Moase
Phoenix, AZ
Bixby Christopher Marino-Kibbee (Bixby Family #1131211),
at the age now of six months, has recently become the
youngest shareholder of the Bixby Land Company! All four
generations of Bixby’s immediate family, including now
Bixby, are shareholders.
Bixby was born to Heather (#113121) and Jennifer
(#113121S) Marino-Kibbee on July 6, 2015 weighing 8 lbs. 3
oz. The Bixby Family, including Grandparents Sarah Bixby
Kibbee (#11312) and David Kibbee (#11312S), Great-grand-
pa Jordan Bixby Smith (#1131), and Aunt and Uncle
Melissa Bixby Anderson (#113122) and David Anderson
(#113122S), is so blessed to have Bixby in our lives!
Some of Bixby’s favorite activities include eating, being on
the move, taking baths, watching the world go by, playing
with his moms, and, of course, spending time with his Nana
and Grandpa, and his Auntie Melis and Uncle David. In his
young life, Bixby has already traveled beyond his wonderful
home in San Diego, CA to include Los Olivos, CA to the
Chamberlin Ranch, Phoenix, AZ, and New York City.
Altha Patricia Bixby (Bixby Family #2171) was born to
Stephen (#217) and Altha (#217S) Bixby on January 26, 1929
in Long Beach, CA.
When she was just a few months old, she and her parents
returned to their home on Bixby Ranch in Arizona. Patricia
has one brother and five sisters. She is the Great-grand-
daughter of Jotham Bixby (#2) and has fond memories as a
little girl of spending time with her Grandmother Amelia
Bixby (#21S) at the Bixby home in Long Beach. Patricia mar-
ried John Moase (#2171S, deceased) in 1949 and raised their
children – Kathleen (#21711), Kim (#21712), Greg (#21713),
Mindy (#21714) – in Phoenix.
Patricia has always loved spending precious time with her
six grandchildren. She has a strong commitment to God,
love for her family, and is a gifted seamstress. Many in the
family have received treasured quilts “Made by Patricia”
for our weddings and births of our children. Patricia is a
quintessential matriarch and is loved and appreciated by the
Bixby Family!
