Assured Hotels is a UK-based hotel management company founded in 2008 to offer independent hotels and groups knowledge and support to achieve commercial success. They currently operate and consult with approximately 20 hotels across the UK, ranging from 16 to 250 bedrooms. Recent additions to their portfolio include managing the Cedar Court group of 4 hotels with over 500 rooms in Yorkshire, as well as hotels in the northeast, southwest, and northwest of England. In addition to management contracts, Assured Hotels is working on joint venture acquisitions of hotel assets, such as a 60-bed hotel undergoing redevelopment in the East Midlands.

What we do...
Joint Venture Hotel
Acquisitions
Assured Hotels are presently operating and
consulting with approximately 20 individual
hotels and small groups across the UK. This
ranges from a full management contract
capacity to management consultancy and
advisory roles. These hotels range in size
from 16 bedrooms up to 250 bedrooms,
with individual annual turnover up to £6m
in the largest of these properties and up to
£14m in our largest group.
Recent additions to our portfolio:
In October of 2014 Assured Hotels took
control of the management of the Cedar
Court group of hotels in Yorkshire. The four
properties have a combined room stock of
over 500 rooms and a turnover of in excess
of £14m.
In January 2015 Assured were appointed
by the owners to manage the Cleveland
Tontine, a well renowned restaurant with
rooms in the North East.
In May 2015 we were also engaged by the
owners to manage the 44 bed Morland
Garden Hotel in the South West. The
hotel also boasts significant F&B operations
including a successful wedding business.
In Oct 2015 we were appointed by the
owners of the D hotel in the North West, a
30 bed townhouse in a city centre location.
In addition to our growing portfolio of
management contracts, Assured Hotels are
also working with partners in joint venture
acquisitions of selected hotel assets. These
include:
• 60 bed hotel with large food & beverage
operations - asset acquired and funding in
place for complete redevelopment;
opening late 2016 - East Midlands
• Large city Centre aparthotel business
property identified to be acquired early
2016; opening Autumn 2016 - North West
M6 corridor
• Negotiating lease on 100 bed full service
hotel with well-known national Leisure
Group; trading to start late 2015 - East
Midlands city centre
• Planning permission agreed on 80 bed
destination new build hotel on South
coast, facilities also include full spa,
restaurant and extensive function space;
Opening late 2017
Despite ongoing funding challenges
post-recession, Assured Hotels benefits
from credible banking and other funding
contacts. Our track record and experience
from previous case work and our new
ventures allows our feasibilities to be seen
as reliable. This allows us to achieve fair
market facing offers on projects that may
otherwise be dismissed.

Cedar Court Group of hotels - North of England
Assignment
The shareholders of a group of 4 star hotels (four properties, total of over 500 keys) had
decided that in the short to medium term, in order to maximise value, they were considering
utilising the services of a Hotel Management Company. Accordingly we were asked to submit
our tender.
Scope
In quarter 4 of 2014 Assured hotels has taken over the running of the group for a fixed term
in order to improve the business as a whole. Our approach to support the existing group
name rather than place our brand above the hotel was a key point when making the final
decision vs other UK management companies.
Outcome
Having traded the businesses almost to the end of Q3 of FY 2015 we are pleased to report
that we will exceed budgeted HOP with forecasts showing a strong Q4 on the outturn to
year end.
We have also managed Capex projects, majority of which was targeted on improvements
and we therefore expect a stronger 2016 on the back of hitting the ROI set out in bedroom,
restaurants and other new facilities.
This will further improve value for the stakeholders, that being our primary objective.
