SECURED LOANS
Investors are offered strong security, for both residential and

funds will be secured via a registered mortgage against the
borrower’s real property. With commercial transactions,
you’ll additionally receive guarantees from the directors of
the borrowing entity, you’ll be able to get fixed and floating
charges, and you’ll have 100% control of the loan advance.
All security documents are registered in your name giving
you total control.
CREDITWORTHY BORROWERS
Credit Connect Group acts as a gatekeeper on behalf of
investors. Unsuitable borrowers don’t get through the gate
- many are blocked immediately either because they have
the wrong profile or their application isn’t investment-grade.
If a borrower does seem promising, we investigate further,
weeding out even more applicants during this process.
At the end of this vetting process, only quality borrowers
remain.Wethensharetheirapplicationswithinvestors,who
can weigh up whether to offer them funding.
FULL TRANSPARENCY
When we receive suitable loan applications, investors are given
documentation with all the key facts - borrower profile, property
address, property value, interest rate, loan term and potential

PASSIVE INVESTING
Credit Connect Group will manage the loan on your behalf,

1.	 Look out for new loan opportunities - either by email or via online listings (www.ccg.com.au) (FB, LinkedIn, Twitter).
2.	 If a loan catches your eye, ask Credit Connect Group for the Discussion Paper - this lists key facts about the loan and the
borrower.
3.	 If you express further interest, we provide you with a detailed Finance Proposal - this includes the borrower’s application,
credit reference reports, tenancy agreements, accountant‘s letters, property valuations, property photos and location
maps etc.
4.	 If you decide to fund the loan, you provide the name or entity you wish to invest under.
5.	 We then send you a mortgage administration authority or loan administration authority.
6.	 After you sign the authority, we engage lawyers to prepare the mortgage documents and arrange settlement. Prior to
settlement the lawyers acting on your behalf will provide their legal letter of certification, which certifies all the signed
documents to be provided to you.
7.	 Once a settlement date has been scheduled, you deposit funds in the acting lawyer’s trust
account - at no time do we hold your funds.
8.	 Once settlement has been completed, lawyers register the mortgage.
9.	 We then send you our loan confirmation document, which includes a summary of the mortgage, a valuation report, a
lawyer’s letter of certificate and a certificate of insurance.
10.	 For the life of the loan, interest payments are paid into your bank account on the 10th day of each month. Subject to
public holidays etc.
11.	 We manage the loan on your behalf. Our efforts will be directed to timely loan repayment management.
12.	 Once repaid, the lawyers deposit your principal investment in your bank account.
13.	 You can return to step 1 and start the process again.

If a loan catches your eye, ask Credit Connect Group for the Discussion Paper - this lists key facts about the loan and the borrower. 3. If you express further interest, we provide you with a detailed Finance Proposal - this includes the borrower’s application, credit reference reports, tenancy agreements, accountant‘s letters, property valuations, property photos and location maps etc. 4. If you decide to fund the loan, you provide the name or entity you wish to invest under. 5. We then send you a mortgage administration authority or loan administration authority. 6. After you sign the authority, we engage lawyers to prepare the mortgage documents and arrange settlement. Prior to settlement the lawyers acting on your behalf will provide their legal letter of certification, which certifies all the signed documents to be provided to you. 7. Once a settlement date has been scheduled, you deposit funds in the acting lawyer’s trust account - at no time do we hold your funds. 8. Once settlement has been completed, lawyers register the mortgage. 9. We then send you our loan confirmation document, which includes a summary of the mortgage, a valuation report, a lawyer’s letter of certificate and a certificate of insurance. 10. For the life of the loan, interest payments are paid into your bank account on the 10th day of each month. Subject to public holidays etc. 11. We manage the loan on your behalf. Our efforts will be directed to timely loan repayment management. 12. Once repaid, the lawyers deposit your principal investment in your bank account. 13.
