19. ANALYSIS OF THE PAST
02
OCI Belgium decreases by 2,7% in 2013.
Space & Infrastructure: + 2,3%:
Increase due to rent indexation partly offset by impact of new contracts/renegotiations
& relocations towards cheaper locations.
Indexation also partly compensated by cost deferrals in the area of building
maintenance and marginal reduction of space occupied (- 0,1 m²/WPL).
People & Organization: - 8,0%:
Companies keep searching for cost reductions, mainly via reduction of service levels
(e.g. lower cleaning frequencies, less available catering options, etc.).
New FM contract models avoiding outsourcing of risks and/or unclear scope as these
generally translate into subsequent extra costs and budget discussions.
Selection of ICT initiatives (- 6,2%) based on cost impact:
Important (large budget) projects often postponed.
Investments (e.g. Cloud, Bring Your Own Device,…) only implemented if short ROI.
Management: - 10,4%:
Reduction of own facilities staff, mainly via non-replacement of natural departures.

22. TRENDS & EXPECTATIONS
03
Expectations for the future
Focus on reduction of occupied m² remains (e.g. NWOW office concepts,
new occupancy norms by the RDB/RDG…).
Increased demand for offices with easy access:
Satellite offices outside Brussels.
Relocation close to mass public transport.
Reconversion of obsolete office buildings (gradual ‘greening’ of office stock),
but low level of new developments
Stronger monitoring of facility activities:
Better understanding of type and number of requests.
Search for efficiency improvements.
Increase of service costs due to:
Harmonization of worker-employee statute.
Shortage on the labor market.
Automatic indexation of salaries.
AOS Studley
22
23. TRENDS & EXPECTATIONS
03
TOP 4 measures to reduce your costs per FTE.
1. Reduce your m² (less workplaces/FTE and/or less m²/workplace).
2. Benefit from vacancy on real estate market to reduce rent.
3. Align available AND supplied services with day-to-day needs.
4. Improve the efficiency of the delivered facility services.
