By signing this confirmation, I agree to the following:
Security/Damage Deposit – When a deposit is required it will be held as a damage deposit and will
NOT be applied to rent. This deposit is refundable within two (2) weeks of departure providing there
has been no damage to the condo or its contents. Please report IMMEDIATELY UPON CHECK-IN
any damage, otherwise, it may be deducted from your deposit. If damages in excess of security deposit
must be pursued through an attorney, or if litigation ensues, you will be responsible for attorney's fees
in addition to other damages recovered by the owners.
Cancellation Policy – $50.00 cancellation fee on all rentals. If you must cancel your stay, notice must
be given 60 days prior to your arrival date to insure a refund of your full deposit minus the $50.00
cancellation fee. NO REFUNDS FOR EARLY CHECKOUTS. Cancellations or early checkouts due
to inclement weather DO NOT warrant any refund of rent or deposit.
Hurricane Policy – We will refund ONLY unused days rent in the event of a mandatory evacuation.
Cleaning and other fees are not refundable.
Payments – All rental payments are due in full 30 days prior to your date of arrival or at the time of
booking. Credit cards are accepted. Rates are subject to change without notice. Sales tax is included
in rental fees.
Cleaning Fee – If ON ARRIVAL you have any housekeeping problems, please report this to the
owner/telephone number listed above. A one-time, end of stay cleaning fee will be charged in addition
to the rental fee. All fees are subject to sales tax. No daily or mid-week maid service is available.
There is a washer/dryer and dishwasher available in this unit for your convenience. Cleaning
detergents used during your stay are the responsibility of the guest.
Linens – Linens are provided for all of the beds. Enough towels are provided for each of the guests.

Entry – YOU CAN CHECK IN AFTER 4:00 PM. The front door is operated with an electronic key.
You will be mailed the key prior to arrival or arrangements will be made for you to obtain an access
key upon arrival.
Parking Passes – Parking passes must be obtained from the front desk at the premise. There is a
$11.00 fee for each parking pass needed, payable to the complex.
Departure – CHECK OUT TIME IS BEFORE 10:00 AM. Please leave the door key(s) on the
kitchen counter. With departure and check out times I'm flexible if arrangements and prior approval
has been given for a late check out, otherwise an extra days rent could be charged. Since I'm flexible
with the departure times this shortens the allowed time for the cleaning service to prepare for the next
2. guests. Please do the following to assist the cleaning service.
1. Start one load of towels.
2. Discard your perishables from the fridge.
3. Leave your beds unmade (this one isn't hard).
4. Load dishes into the dishwasher and start the cycle.
5. Set the A/C at 78 degrees.
Restrictions -
1. NO SMOKING in the unit – NO EXCEPTIONS
2. Pets – NONE of any kind! If you are caught with pets – you will be asked to leave immediately
and forfeit any rents.
3. Maximum number of guests is limited to 6
Property Checks – At the owners discretion a property check-up may be conducted during the rental
time-frame.
Air Conditioning – Please do not turn the thermostat below 72 degrees. This will keep the unit very
cool! Otherwise, with the humidity the unit can freeze!
Supplies – All personal supplies (i.e. Toilet paper, soap, dish washing/laundry detergent, etc.) will be
the responsibility of the guest. There is NO telephone in this unit.
Loss or Theft – We assume no responsibility for any loss or theft of guest's personal property.
Pool Safety – As there are no lifeguards on duty, for your safety, we request you observe the posted
Pool Rules, which forbid diving, running or jumping.
Notice – If you are evicted from the unit for failure to abide by the rules of the condominium or for any
other reason, you will NOT be entitled to a refund of the rents paid in advance and you will be
responsible for any and all damages to the unit or condominium property caused by you OR your
guests.
