3. Register your self on next page
a. To register click on “Create Account” link
b. Enter your details on next screen
Point to Note during registration :
i. Need to select form CA to all flat owners/buyers
ii. If your name contains middle name as well then need to enter first name
and middle name in first name column for ex. If your name is Raj Shekhar
Sharma then enter first name as Raj Shekhar and last name Sharma
iii. Email id and user id you cannot change once it is registered
c. Select the checkbox and click on signup button
d. Congratulation ! Now you are registered successfully

c. Payment plan page for total cost
d. Principle and Tax Details: On each payment we pays principle and tax both as per
government policy of that time like GST or Service tax. Which we could find from
Demand Letter or payment receipts as below:
Payment Receipt total you can get principle amount from base amount column and tax from tax
column and can take the total of all receipts.
Note: it might be possible in some receipt only 1 amount is mentioned then add it as Principle
amount
Demand Letter Charge amount[A] is principle and Service Tax [B] is tax
If someone does not have these details then enter everything as principle and Tax as 0, if any special case
details would be needed then IRP team will connect you to submit the missing details

How to file the claim
1. Login into the application on chrome to get best result as discussed with many people who
as filed claim till date
2. After login enter personal details as below (refer previous section from where you might get
information from BBA)
Status of Unit:
➢ Registry Completed-> If Flat registry is done
➢ No dues certificate received but possession not taken->No due certificate received
from builder but possession is not accepted
➢ Possession already taken but seeking registry->Possession with OC/CC received but
registry not done

➢ Unit already cancelled and seeking refund-> If unit cancellation request is raised but
waiting for refund
➢ Seeking cancellation of unit and refund->Not interested in flat just waiting for
refund
➢ Possession taken on fit out-> Received the flat based on fitout/pre-possession
➢ Others - No possession and No Registry-> if not falling in any of above category then
select who did not get flat ready till date etc.
3. After entering following information click on Next button
Note: When you will calculate interest at column 7, column 5 principle will calculate/Change
automatically so both field should be in sync. Also in final total money should not be in paise if it is
then round off it to convert it in rupees. Else your value will not saved as discussed with many buyers

4. After fill up mandatory fields click on print button (without filling column 15) and save the
form CA in local
5. Add downloaded form CA in column 16 and click on Save as Draft button
6. It will navigate to view form screen
7. Click on Edit button from the top right and enter 1 attachment less then 1 mb in column 15
and local downloaded for ca in column 16 and click on Save as Draft button
8. Repeat step 7 until all required attachments are not uploaded
9. Once it is done cross validate all information are displaying in form correctly
10. Take a print sign the form CA, scan it and upload the scanned sign copy in column 16 and
click on Save as draft button
11. Verify all documents are uploaded successfully from left side in Claim Documents section
12. If everything is correct then open the form again and click on Submit button
Note: if you will try to upload multiple document at a time then unexpected behaviour is observed
and none of document/information saved in system, so process the steps as mentioned.
After filling the claim needs to check the status of claim:
➢ Draft – You are still working on the claim, its not sent to IRP yet.
➢ Submitted – You have sent the claim to RP
➢ Pending – RP needs additional details from you and claim is pending with claimant (you!)
➢ Revised – You have provided additional information or documents by editing the claim form
and submitted the claim to RP again.
➢ Accepted – Your claim is provisionally admitted by RP

➢ Rejected – Your claim is provisionally rejected by RP
➢ Resubmitted – You have re-submitted claim after once rejected.
Also need to Check the registered mail for auto-notifications. Check your spam/junk mail folder as
well.
Interest Calculation
1. After login, move to page 2 of personal information
2. Click on Calculate button, as per below snapshot
3. Enter the payment details as you have paid (Click on + button to get more rows as
you might have multiple payment’s receipts)
4. Do not forget to enter your delay penalty in column 8 as per your BBA (for me it is 9.2
section and it could be very from project to project and buyer to buyer)
How to check saved/submitted document
1. Login into application
2. From left side of browser select Forms->View Form

3. It will display saved/Submitted form details
4. Until form is saved (Not submitted) on view Forms screen you will get Edit button
using which you can edit existing not submitted form
5. From Claim Documents section you can view saved documents details which you
have uploaded during filling the claim

by your self then enter your details and relation as self and if you are authorised person
then ensure to attach the authority letter as well and details of authorised person

Authorised Representative
There are three names in authorised representative (AR), which will use to convey buyers
concerns/issues/suggestions with IRP. So IRP and AR are different. As of now mostly of us
are choosing first one Satender Kumar.
Note: All 3 AR profile is attached in telegram pinned message so anybody can refer and
choose as per their choice
Joint Applicant
In case of joint applicant any one name you can enter
Issue with Save application:
It will not allow to save the draft until all mandatory fields are filled so in case anypoint is missed
then save with dummy data/attachment and click on Save As Draft button periodically and before
click submit update your details with correct document/information. Remember you cannot modify
the details once it is submitted so please double sure before clicking on Submit button
Attachments:
Following documents needs to attach for home buyers
1. BBA (either all pages or page 1 to till payment plan, possession date page and delay penalty
page. In case any other details would be required for any specific person IRP team will connect you)
2. Payment receipts/ Account Statement/ Bank Statement
3. ID proof as per section 2
4. Delay penalty Calculation in pdf format
5. Any other document if you think needed to proof your claim

Note:
1. After submit once you cannot modify the details until document is back to you by IRP team
2. Need to attach id proof provided in claim form, BBA, Payment receipts, delay penalty
calculation any other document added at point 9 or all other supporting document which
might helps in claim process
3. Document can be drafted only after filling mandatory fields
4. You cannot attach the document more then 1mb size
5. Upload at least one supporting document that substantiate your claim. Only PDF documents
are supported.
6. Compress your PDF if required. If you are required to upload more than 15 documents, you
shall need to save the claim in draft first

8. Use extreme compress, if your pdf is readable then it will help to compress more pages in 1
file like my pdf was converted in 3 files in this quality

10. BBA meaning is Builder buyer agreement while some people called allotment letter in case
of ambrosia
11. If someone does not have all payment receipts then we can attached the account
statement received from Ajnara India Ltd or bank statement showing payment made to
Ajnara.
12. Need to fill each payment information separately as per date in interest calculation field
with each date else your claim will reject
13. Whoever has missed any information, will get their form back and need to resubmit again
correctly with updated form CA2 (Means after entering all information, take a print, sign
it, scan it and upload it then submit

Process to ready the BBA to upload:
1. First Compress the BBA as pdf
2. Then split in the set of 3 pages
Follow the same process for payment receipts with simple calculation based on size most
probably 5-6 pages per file

Motto of this exercise:
Corporate Insolvency Resolution Process is a recovery mechanism for creditors. If a corporate
becomes insolvent, a financial creditor, an operational creditor, or the corporate itself may initiate
CIRP.
After making an application then CIRP is initiated. CIRP is the process through which it is determined
whether the person who has defaulted is capable of repayment or not (IRPs will evaluate the assets
and liabilities to determine the repayment capability).
Currently by filling the claim we are providing our details to IRP. After getting all information from all
creditors they will prepare the plan to revive the company and completing the projects which are
under insolvency
Once they will evaluate these details, they will try to find some builder/contractor who could
complete the project and it will be the time where we need to select best option to complete the
project and need to try same option selection by all buyer so we can get best option to complete the
project
Now if someone wants to sale then also it is good to complete the project first and then sell out your
unit as it will helps other to get flat early also helps you to get best price of flat.
Subvention Buyers claim:
Currently interest calculation is based on 8% interest + delay penalty which must be same or more as
PEMI amount so that is already taking care (No need to add PRE EMI as cannot get dual benefit)
