2. Problem
Opposition to construction and urban projects is constantly
increasing in France. Actually 30% of the annual production
of housing os blocked by third parties, most of the time for
lack of satisfactory consultation.
• Direct Consequences :
- For the city administration: it slows down the modernization of public
facilities, and the benefits of economic and demographic development.
- For the real estate builder: Investments blocked for 3 to10 years.
- For the people: it participate in real estate inflation by reducing the placing
of new homes on the market.
• Solutions Traditionally Envisaged **:
- Amend the law to expedite the trial.
- Negotiate the opposition with financial compensation
- Better compensate owners in the event of a successful outcome
- Take the risk of carrying out the work despite the ongoing litigation.

3. Solution
Engage stakeholders in the decision on urbanism with
open, collaborative digital tools.
• This solution would :
- Help future inhabitants to formulate their real needs in terms of housing
and public facilities.
- Give the owners the opportunity to communicate about their projects from
the first sketches and regain their role as economic agents of urbanization.
- Ensure the community to achieve consensus in a transparent way.
A such re-organisation of urbanism processes would also generate reliable
market research and pre-commercialize programs upstream of
investments.
• Why now ? Traditional real estate activity has slowed in France for 10
years but we are facing huge investments forecasts in the information
technologies of the city and buildings.
4. Product
Because the digital transformation of the cities will be
done only with the will of its inhabitants, we are tireless
advocates of a bottom-up model of urbanism.
• To succeed in this mission, OpenPi develops open and attractive
methods and tools, able to include the population to decision-making.
• Actually we are working on a virtual model of Paris which will allow to
visualize the innovative projects proposed in the last competitions
(reinvent paris, vegetalis paris, soon the olympic games Paris 2024…)
• More than an innovation, this solution re-design the way the
customer interacts with the market.

- Hosting projects to communicate
- A list of stakeholders leads from virtual networks
- Inviting them to learn about the project
- Animation of a series of workshops and public information
- Drafting of a consultation report to the client
• In 2016, the volume of activity of real estate developers in
France amounted to 39,2 Billion Euros.
7. Go-To-Market Paris:
The best strategy to publicize OpenPi in Paris is to publish a
map of urban agriculture and greening projects in the city and
quickly increase the numbers of users.
• The French are mainly aware of the ecological and farming cause.
• Current real estate projects all emphasize their environmental
quality and a contribution to urban greening.
• They will naturally interest the first users of the model.
Paris, and then ?
- Our platform can generate virtual models of cities from any 3D GIS
cartography, soon available throughout the national territory.
- Paris will be the showcase to replicate our product in other cities
around the world. 2020 Goal => South-East Asia.
8. Traction: +5000 contacts on
LinkedIn in 4 months
By communicating on the project of virtual
model of Paris I could generate a strong
traction from my professional social network.

10. Competition
• 3D modeling cities, buildings, objects :
- Annual Sales: 789 k€
- Growth: + 19,85%
- Foundraised 2018: 8 M€
- Growth: + 161%
- Annual Sales (Building Tech

- Foundraised 2017: 2 M€
- Sales: 840 k€
- Growth: +539%
Coming from traditionally distinct technological sectors, no
competitor has so far combined the know-how of 3D modeling
and citizen consultation.
Analyse: 3D modeling tools are mostly used in the industrial sector
(automotive, aeronautics…) The startups of the Civic-Tech focus on
democracy more than urbanism
• Civic Technology, Democracy 2.0 :
- Sales/Raised : NC
11. Underlying Magic
• Our modeling technology is already developed, just feed it new
data and work on marketing.
• As soon as the Paris model is launched, we will be able to
market it all over France.
But also (it must be admitted):
- Advanced and complementary skills on the subject
- A lot of experience in luggage
- A concept of innovation that has won the unanimity of
professionals for more than 3 years (several trophies and
laureates)
12. Foundraising
• To exit the development phase and enter the exploitation
phase, OpenPi will need 400.000€ over 4 years,
distributed as follows:
• 2019: 100.000€ for a showcase realization in Paris
• 2021: 300.000€ to replicate innovation in a few major
cities around the world and stabilize sales
• 2022 Goal: 500.000€ sales (not so ambitious regarding
the results of the main competitors and market analyzes)
13. Use of founds
• Exclusively from hiring:
2020:
- Business Developer
(=sales)
2022:
- SIG & Sales
Developers
• No internal charges (material, advertisements, events,
consumables…)
• No external charges (no borrowing)
• No operating costs (no rent, no licences, no raw materials…)
