There is a great demand within the Mid-Ohio valley for a
contractor capable of handling all construction phases related to
preparation and installation of manufactured housing. Currently
the market consist of contractors specializing in particular
aspects of the construction phases, with none capable of
handling the entire process. The need to utilize multiple
contractors on a single construction site creates difficulty for
manufactured home retailers who could drastically reduce their
workload with a single point of contact. This is where Edge
Construction becomes a game changer. At Edge, we can handle
all manufactured housing construction projects from start to
finish. From the most simple single section installations to the
most complicated multi story, multi unit complex, Edge
Construction is your single point of contact for the rapid
completion of all manufactured housing projects in the Ohio
River Valley.
Mission statement:
To provide our customers with a single point of contact for
worry free completion of all phases of manufactured home
construction.
The mission at Edge Construction is clear. We want to provide
our customers professional services during all phases of
manufactured home construction. When a manufactured home
retailer closes a sale our objective is to be their single point of
contact on the construction from beginning to end. The mission
for Edge Construction is to provide unmatched services in the
field of manufactured home construction. The ability to provide
top notch materials, and professional services through all phases
of construction from foundation to finish, and even post
completion service work separates Edge Construction from
contractors available in the market. By providing exceptional
services with a single point of contact the stresses of planning
and employing multiple contractors is alleviated from retailers.
Vision Statement
Edge Construction aims to be the go to contractor for all
manufactured home retailers in West Virginia, Virginia, Ohio
and Kentucky.
Through exemplary understanding of social responsibility,
refined ethics and a strong culture, Edge Construction will
capture the market, and continue to expand operations. By
creating strong relationships with retailers and consumers Edge
Construction will create an environment in which business
happens as a result of these relationships.
Social responsibility
Social responsibility in business is becoming more and
more scrutinized by consumers, and is all but a requirement in
today’s competitive marketplace (Fallon, 2013). Social
responsibility refers to the relationships and interactions created
by companies within the communities where they work
(Investopedia, ND). At Edge Construction we take social
responsibility very seriously, and enjoy giving back to
communities, the industry and the environment. Our practices in
social responsibility include:
Utilizing local materials:
In all practical instances Edge Construction utilizes
construction materials from sources local to the community in
which we are working. Whenever possible we purchase all of
our building materials from local supply stores, filtering money
back into the community.
Using renewable materials:
By using building materials derived from renewable resources
impact on the environment is minimized. We purchase only
lumber derived from plantations which are replanted after each
harvest.
Minimizing impact on the community
During new construction within developed areas Edge
Construction works hard to minimize the impact of the
construction process on the neighborhood. We closely monitor
construction vehicle traffic in conjunction with daily activities
such as school bus travel times and rush hour traffic. Our goal
is to keep our construction traffic impact on the community as
limited as possible.
Using biodegradable products
The utilization of biodegradable oils in all of our construction
equipment removes the possibility of job site contamination
during construction. Within the confines of an urban
neighborhood, the smallest oil leak from machinery can be
catastrophic. We make every effort not to have a leak, but in an
instance where it happens the biodegradable oils that we use
will eliminate any problems.
Giving back
At Edge Construction we are dedicated to giving back to the
industry, the community and the environment. We have
established practices designed to support those who support us.
Our programs culminate to have a profound impact on our
industry as a whole.
· Food drives: During the Holiday season Edge Construction
holds a massive food drive, collecting truckloads of canned and
nonperishable food items. These food drives benefit homeless
shelters and food pantries in the communities where we work.
· Habitat Homes: Every fiscal quarter Edge Construction
donates the labor and materials to construct a Habitat for
Humanity home within a designated community.
· MHI donations: Each state is governed by a Manufactured
Housing Institution which develops and enforces state code in
regards to manufactured home construction and safety. These
agencies are funded in part by donations. Edge Construction has
made it company policy to donate 1% of our NOI at the end of
each year to the MHI agencies within the states which we work.
· Exceeding expectation: Edge Construction takes pride in going
above and beyond what is expected of us. It is routine practice
for us to under promise and over deliver on deadlines. In
addition, we enjoy giving extra detail to highlight every project.
Ethics:
Ethics within business are unwritten rules of “good”
business practice. (Business ethics, ND) states that unethical
conduct is easy to identify, while it is harder to say with clear
definition what constitutes ethical behavior. The corporate
ethics of Edge Construction are stringent, and unmatched in the
industry. As a company we partner with each state
Manufactured Housing Institution to ensure compliance.
Additionally, our field management teams are responsible for
communicating with local zoning departments and utility
companies to ensure compliance on the local level as well.
Every project that Edge Construction undertakes is maintained
in a compliance file and routinely audited by field managers
before, during and after construction. At Edge we are also
critical of the employees hired by our company. The following
excerpts from the company handbook outline our ethics in
relation to personnel:
· Mandatory initial drug screening followed by monthly drug
screening.
· Background checks to be performed on all applicants, and all
employees yearly.
· Driving record check performed on all applicants, and all
employees yearly.
· Company supplied uniforms to be worn by all employees.
· No field employee will have visible tattoos or facial piercings.
· Clean professional appearance is required at all times.
· Daily log sheets of activities performed will be required.
· All applicants will take aptitude tests relevant to the field in
which they apply.
· All new hires shall be considered temporary for a period of 90
days.
· All employees cumulating 12 consecutive months of
employment will earn 1 week of vacation.
· All employees cumulating 24 consecutive months of
employment will earn 2 weeks of vacation.
· All permanent employees will receive 24 hours of sick leave
annually.
· Unplanned vacancy from the job will result in the following
within any 30 day period:
1) Written warning
2) Self-termination
· All employee actions must consider safety as the number one
priority, the best interest of the company and the customer
second and third respectively.
· Any employee acting in violation of state or local code is
susceptible to immediate termination.
Culture:
By implementing a strong code of ethics, and displaying an
unmatched sense of social responsibility Edge Construction has
created a unique business culture. Starting with top
management, and filtering down to the new hires our culture
promotes professionalism and growth. Through a close
relationship within the organization as well as with our clients
and state agencies Edge has created opportunity. The image of
strong professional relationships created within our company
drives professional people to want to work for us, and draws
perspective clients to us. Enforcing our ethics while
continuously growing on our social responsibilities will keep
the company culture Strong at Edge Construction. Promoting
our culture both internally and externally will drive our
company to achieve our vision.
Consumer needs/Competitive advantage
Consumer needs are recognized and addressed on a job by job
basis. Within the construction industry every job is different,
requiring specific attention to each detail. Our project planners
meet with the home retailer and the end user simultaneously to
create a final project outline and cost commitment. All project
documentation requires signatures of the retailer, the consumer,
the project planner and field manager. Any changes after
commencement of construction require change orders to be
signed by consumer, retailer, planner and field manager.
Our competitive advantage as a company is in the fact that we
at Edge construction are capable of handling all aspects of
construction from planning to execution of the project in its
entirety. Our competitors specialize in specific fields, requiring
retailers to hire several contractors for a single project. The
organization of a project is much more detailed, and the
execution much more fluid when a single contractor is
accountable for the entire job. The complexities of organizing a
construction project are eliminated from the daily routine of
sales center management and are executed in full by the
professionals at Edge Construction.

Why I Love My Bedroom
Do you have a place that you love most in life? What
makes you love that particular place? My bedroom is one the
places that I love most in my life due to a number of reasons.
The bedroom is located in the first floor of our four bedroom
family house. Since, we located in this house four years ago I
fell in love with that room. We had a first with my sister on who
should occupy the room, but at long last I was able to
convenience her that I was the one who should occupy the room.
Our four bedroom house is located in a place with a lot of trees,
with cool environment and with the evergreen surroundings,
given the area usually receive rainfall from time to time, due to
its mountainous nature. The place where our house is located is
very cool, but it is near a stream and horse ranch. This makes
the house a cool place to be in, due to the better natural scene
that is found within the environs of our home. Many of my
friends who have been to my home, has always admired it, as it
is free from noise the city noise, making it an ideal place for
anyone who hates noise and other forms of disturbances to live
in it. The house is located in one acre piece of land, which my
parents bought after saving for more than ten years. Even
though, there are not many kinds around to socialize with, the
location of our home alone makes it a good place to stay in at
any given time.
As I had mentioned earlier my bedroom has width of 10fts
and length of 15fts making it very spacious. The interior walls
of my bedroom are yellow in color, making it look naturally
beautiful. The color of the interior walls of my bedroom is what
first made me fall in love with the room, given that since I was
a two year old, I used to like yellow things. When we arrived at
the place the first time the first thing that struck me was the
yellow painting in my bedroom. It was hard for anyone to
convenience me that I would not stay in this room. Another
thing that makes the room more attractive is its space, one can
keep anything that he want in the room and still have enough
space to relax, without having the room being overloaded by
many stuffs, leaving no room for fresh air to circulate in the
room. Additionally, the room has a wardrobe, which is located
at the corner of the wall directly opposite my sisters’ bedroom.
The wardrobe is spacious and one can keep many things in it,
unlike the one where we used to live before we moved in this
house. The wardrobe also has a lock, making it hard for
anybody to get inside it without my permission.
In additional, another important feature about my house
that makes it attractive is that it has a balcony that is gives an
individual a clear view of the ranch and the surrounding
environment. My bedroom also has a window that is located
near the balcony, allowing fresh air from the woody
surroundings to enter into my room at all times. The bedroom
has two doors, one that goes to the balcony and the one that
allow a person to enter it from the other parts of the house.
Another notable feature of my room is that it has its own
bathroom and toilet, making it’s a self-contained room. The
room also has a bed that is located at the center and it has a
reading table with a laptop on it.
There are many things that make me love the bedroom,
apart from its features. Firstly, when I am angry and do not
want any disturbance from anyone, I always go to my bedroom
and lock myself in there. It enables me to have an ample time to
reflect on the issue that has made me angry, without my
thinking process being interfered with by other members of the
family. For instance, two weeks ago we had a fight with my
father over an issue, in order for me to cool down and stop
being angry I had to run to my bedroom and lock myself there
for more than three hours. Nobody who knew where I was, but I
was able to overcome the anger I had, thanks to the cool
environment in my bedroom. When one is angry the features of
the room allows him to cool down faster compared when one is
in place where there is no fresh air or noisy. The ability of my
room to make me cool down faster after being wronged with
somebody always makes me like my bedroom.
Secondly, I love my bedroom due to the privacy that I
enjoy in it, when doing my personal things. I do not have to go
to the family study room to do my things, but I always go to my
bedroom and do my things. The room has all I need, a laptop,
chair and table to complete my homework in a quiet
environment where my levels of concentration are usually very
high. At times in life one need some privacy to chat with friends
and to host friends, without someone interfering with the
privacy that you need. The bedroom features always take this
worry as it is hard for anyone to enter into my room without
first having to knock at the entrance door. This ensures that I
enjoy the privacy that I need at all times.
Additionally, I also love my bedroom due to the good
environment in it makes it easier to relax when I am tired. When
one is tired fresh air and some cool atmosphere can help the
person to relax. My room creates that atmosphere that I need
most when I am usually tired. It has a bed that makes me
comfortable when lying on it, therefore, ensuring that I am able
to relax my body and overcoming tiredness. It has a window
that allows fresh air to get in the room, therefore, allowing my
mind to get sufficient energy that is needed to overcome stress
or tiredness. The balcony makes the room a good resting place,
especially at weekends when there is horse competition in the
nearby ranch. I always go on the balcony and sit down having a
close view of the ranch and its beautiful surroundings. Hence, it
is hard for me to be bored when in my room as it offers me a
variety of options that I can use to relax and at the same time
overcome stress.
Furthermore, another thing that makes me love my
bedroom the ability to ensure my important documents and
items are secure. The wardrobe in the room helps me to keep
my things safe by ensuring that they are locked up in it. This
limits accessibility of my documents to me at all times,
reducing the changes of them being misplaced. In the past, I
used to have the problem of some of my personal items missing
from where I placed them, but availability of a secure wardrobe
in my bedroom has helped me resolve my problems. Lastly, the
toilet and the bathroom in my bedroom creates convenience for
me, as I do not have to fight for the family bathroom with other
family members when I am in a hurry. At night when I have to
go to the toilet, I do not need to wake anybody, as the toilet is
within my bedroom.
In conclusion, my bedroom is the best place in my life, as
it is secure, it has a cool environment, it is spacious and allows
me to relax my mind and body when I am tired and under stress.
The bedroom is also a very convenient place where one does not
have to interfere with my programs, hence ensuring that my
privacy is maintained always when I am in need of it. The
bedroom also make it easier for me to have a clear look at the
surrounding environment when I am relaxing on weekends.
Therefore, it is hard to separate me with my bedroom.

Edge ConstructionJeffery PattenBUS475Axia College.docx

  • 1. Edge Construction Jeffery Patten BUS/475 Axia College of University of Phoenix August 18, 2014 There is a great demand within the Mid-Ohio valley for a contractor capable of handling all construction phases related to preparation and installation of manufactured housing. Currently the market consist of contractors specializing in particular aspects of the construction phases, with none capable of handling the entire process. The need to utilize multiple contractors on a single construction site creates difficulty for manufactured home retailers who could drastically reduce their workload with a single point of contact. This is where Edge Construction becomes a game changer. At Edge, we can handle all manufactured housing construction projects from start to finish. From the most simple single section installations to the most complicated multi story, multi unit complex, Edge Construction is your single point of contact for the rapid completion of all manufactured housing projects in the Ohio River Valley.
  • 2. Mission statement: To provide our customers with a single point of contact for worry free completion of all phases of manufactured home construction. The mission at Edge Construction is clear. We want to provide our customers professional services during all phases of manufactured home construction. When a manufactured home retailer closes a sale our objective is to be their single point of contact on the construction from beginning to end. The mission for Edge Construction is to provide unmatched services in the field of manufactured home construction. The ability to provide top notch materials, and professional services through all phases of construction from foundation to finish, and even post completion service work separates Edge Construction from contractors available in the market. By providing exceptional services with a single point of contact the stresses of planning and employing multiple contractors is alleviated from retailers. Vision Statement Edge Construction aims to be the go to contractor for all manufactured home retailers in West Virginia, Virginia, Ohio and Kentucky. Through exemplary understanding of social responsibility, refined ethics and a strong culture, Edge Construction will capture the market, and continue to expand operations. By creating strong relationships with retailers and consumers Edge Construction will create an environment in which business happens as a result of these relationships. Social responsibility Social responsibility in business is becoming more and more scrutinized by consumers, and is all but a requirement in today’s competitive marketplace (Fallon, 2013). Social responsibility refers to the relationships and interactions created by companies within the communities where they work (Investopedia, ND). At Edge Construction we take social responsibility very seriously, and enjoy giving back to
  • 3. communities, the industry and the environment. Our practices in social responsibility include: Utilizing local materials: In all practical instances Edge Construction utilizes construction materials from sources local to the community in which we are working. Whenever possible we purchase all of our building materials from local supply stores, filtering money back into the community. Using renewable materials: By using building materials derived from renewable resources impact on the environment is minimized. We purchase only lumber derived from plantations which are replanted after each harvest. Minimizing impact on the community During new construction within developed areas Edge Construction works hard to minimize the impact of the construction process on the neighborhood. We closely monitor construction vehicle traffic in conjunction with daily activities such as school bus travel times and rush hour traffic. Our goal is to keep our construction traffic impact on the community as limited as possible. Using biodegradable products The utilization of biodegradable oils in all of our construction equipment removes the possibility of job site contamination during construction. Within the confines of an urban neighborhood, the smallest oil leak from machinery can be catastrophic. We make every effort not to have a leak, but in an instance where it happens the biodegradable oils that we use will eliminate any problems. Giving back At Edge Construction we are dedicated to giving back to the industry, the community and the environment. We have established practices designed to support those who support us. Our programs culminate to have a profound impact on our industry as a whole. · Food drives: During the Holiday season Edge Construction
  • 4. holds a massive food drive, collecting truckloads of canned and nonperishable food items. These food drives benefit homeless shelters and food pantries in the communities where we work. · Habitat Homes: Every fiscal quarter Edge Construction donates the labor and materials to construct a Habitat for Humanity home within a designated community. · MHI donations: Each state is governed by a Manufactured Housing Institution which develops and enforces state code in regards to manufactured home construction and safety. These agencies are funded in part by donations. Edge Construction has made it company policy to donate 1% of our NOI at the end of each year to the MHI agencies within the states which we work. · Exceeding expectation: Edge Construction takes pride in going above and beyond what is expected of us. It is routine practice for us to under promise and over deliver on deadlines. In addition, we enjoy giving extra detail to highlight every project. Ethics: Ethics within business are unwritten rules of “good” business practice. (Business ethics, ND) states that unethical conduct is easy to identify, while it is harder to say with clear definition what constitutes ethical behavior. The corporate ethics of Edge Construction are stringent, and unmatched in the industry. As a company we partner with each state Manufactured Housing Institution to ensure compliance. Additionally, our field management teams are responsible for communicating with local zoning departments and utility companies to ensure compliance on the local level as well. Every project that Edge Construction undertakes is maintained in a compliance file and routinely audited by field managers before, during and after construction. At Edge we are also critical of the employees hired by our company. The following excerpts from the company handbook outline our ethics in relation to personnel: · Mandatory initial drug screening followed by monthly drug screening. · Background checks to be performed on all applicants, and all

Culture: By implementing a strong code of ethics, and displaying an unmatched sense of social responsibility Edge Construction has created a unique business culture. Starting with top management, and filtering down to the new hires our culture promotes professionalism and growth. Through a close relationship within the organization as well as with our clients and state agencies Edge has created opportunity. The image of
  • 6. strong professional relationships created within our company drives professional people to want to work for us, and draws perspective clients to us. Enforcing our ethics while continuously growing on our social responsibilities will keep the company culture Strong at Edge Construction. Promoting our culture both internally and externally will drive our company to achieve our vision. Consumer needs/Competitive advantage Consumer needs are recognized and addressed on a job by job basis. Within the construction industry every job is different, requiring specific attention to each detail. Our project planners meet with the home retailer and the end user simultaneously to create a final project outline and cost commitment. All project documentation requires signatures of the retailer, the consumer, the project planner and field manager. Any changes after commencement of construction require change orders to be signed by consumer, retailer, planner and field manager. Our competitive advantage as a company is in the fact that we at Edge construction are capable of handling all aspects of construction from planning to execution of the project in its entirety. Our competitors specialize in specific fields, requiring retailers to hire several contractors for a single project. The organization of a project is much more detailed, and the execution much more fluid when a single contractor is accountable for the entire job. The complexities of organizing a construction project are eliminated from the daily routine of sales center management and are executed in full by the professionals at Edge Construction.

  • 8. Why I Love My Bedroom Do you have a place that you love most in life? What makes you love that particular place? My bedroom is one the places that I love most in my life due to a number of reasons. The bedroom is located in the first floor of our four bedroom family house. Since, we located in this house four years ago I fell in love with that room. We had a first with my sister on who should occupy the room, but at long last I was able to convenience her that I was the one who should occupy the room. Our four bedroom house is located in a place with a lot of trees, with cool environment and with the evergreen surroundings, given the area usually receive rainfall from time to time, due to its mountainous nature. The place where our house is located is very cool, but it is near a stream and horse ranch. This makes the house a cool place to be in, due to the better natural scene that is found within the environs of our home. Many of my friends who have been to my home, has always admired it, as it is free from noise the city noise, making it an ideal place for anyone who hates noise and other forms of disturbances to live in it. The house is located in one acre piece of land, which my parents bought after saving for more than ten years. Even though, there are not many kinds around to socialize with, the location of our home alone makes it a good place to stay in at any given time. As I had mentioned earlier my bedroom has width of 10fts and length of 15fts making it very spacious. The interior walls of my bedroom are yellow in color, making it look naturally beautiful. The color of the interior walls of my bedroom is what first made me fall in love with the room, given that since I was a two year old, I used to like yellow things. When we arrived at the place the first time the first thing that struck me was the yellow painting in my bedroom. It was hard for anyone to convenience me that I would not stay in this room. Another thing that makes the room more attractive is its space, one can keep anything that he want in the room and still have enough space to relax, without having the room being overloaded by
  • 9. many stuffs, leaving no room for fresh air to circulate in the room. Additionally, the room has a wardrobe, which is located at the corner of the wall directly opposite my sisters’ bedroom. The wardrobe is spacious and one can keep many things in it, unlike the one where we used to live before we moved in this house. The wardrobe also has a lock, making it hard for anybody to get inside it without my permission. In additional, another important feature about my house that makes it attractive is that it has a balcony that is gives an individual a clear view of the ranch and the surrounding environment. My bedroom also has a window that is located near the balcony, allowing fresh air from the woody surroundings to enter into my room at all times. The bedroom has two doors, one that goes to the balcony and the one that allow a person to enter it from the other parts of the house. Another notable feature of my room is that it has its own bathroom and toilet, making it’s a self-contained room. The room also has a bed that is located at the center and it has a reading table with a laptop on it. There are many things that make me love the bedroom, apart from its features. Firstly, when I am angry and do not want any disturbance from anyone, I always go to my bedroom and lock myself in there. It enables me to have an ample time to reflect on the issue that has made me angry, without my thinking process being interfered with by other members of the family. For instance, two weeks ago we had a fight with my father over an issue, in order for me to cool down and stop being angry I had to run to my bedroom and lock myself there for more than three hours. Nobody who knew where I was, but I was able to overcome the anger I had, thanks to the cool environment in my bedroom. When one is angry the features of the room allows him to cool down faster compared when one is in place where there is no fresh air or noisy. The ability of my room to make me cool down faster after being wronged with somebody always makes me like my bedroom. Secondly, I love my bedroom due to the privacy that I
  • 10. enjoy in it, when doing my personal things. I do not have to go to the family study room to do my things, but I always go to my bedroom and do my things. The room has all I need, a laptop, chair and table to complete my homework in a quiet environment where my levels of concentration are usually very high. At times in life one need some privacy to chat with friends and to host friends, without someone interfering with the privacy that you need. The bedroom features always take this worry as it is hard for anyone to enter into my room without first having to knock at the entrance door. This ensures that I enjoy the privacy that I need at all times. Additionally, I also love my bedroom due to the good environment in it makes it easier to relax when I am tired. When one is tired fresh air and some cool atmosphere can help the person to relax. My room creates that atmosphere that I need most when I am usually tired. It has a bed that makes me comfortable when lying on it, therefore, ensuring that I am able to relax my body and overcoming tiredness. It has a window that allows fresh air to get in the room, therefore, allowing my mind to get sufficient energy that is needed to overcome stress or tiredness. The balcony makes the room a good resting place, especially at weekends when there is horse competition in the nearby ranch. I always go on the balcony and sit down having a close view of the ranch and its beautiful surroundings. Hence, it is hard for me to be bored when in my room as it offers me a variety of options that I can use to relax and at the same time overcome stress. Furthermore, another thing that makes me love my bedroom the ability to ensure my important documents and items are secure. The wardrobe in the room helps me to keep my things safe by ensuring that they are locked up in it. This limits accessibility of my documents to me at all times, reducing the changes of them being misplaced. In the past, I used to have the problem of some of my personal items missing from where I placed them, but availability of a secure wardrobe in my bedroom has helped me resolve my problems. Lastly, the
  • 11. toilet and the bathroom in my bedroom creates convenience for me, as I do not have to fight for the family bathroom with other family members when I am in a hurry. At night when I have to go to the toilet, I do not need to wake anybody, as the toilet is within my bedroom. In conclusion, my bedroom is the best place in my life, as it is secure, it has a cool environment, it is spacious and allows me to relax my mind and body when I am tired and under stress. The bedroom is also a very convenient place where one does not have to interfere with my programs, hence ensuring that my privacy is maintained always when I am in need of it. The bedroom also make it easier for me to have a clear look at the surrounding environment when I am relaxing on weekends. Therefore, it is hard to separate me with my bedroom.
