I sincerely want to thank each one of you for sharing your real time experiences with the world and
thereby helping many others avoid falling prey to such gullible dubious looking scams currently prevalent
in the market. I'm obliged to share my experience here so that I can pay back in a small possible manner
for the help internet gave me in the form of all your valuable reviews which saved me from being victim to
a sure scam. I would consider myself extremely lucky enough to just save myself from falling into their
trap at the last step which I held back in the form of not issuing them a cheque. The sole reason why I'm
sharing my experience is to make all you vulnerable looking public like me aware of the expertise these
people hold in conning the public.
I recently visited their office after having seen their ad. I've been hunting for a good property for a long
long time now. But I'm not one of those who will either hurry or compromise on anything in order to book
something which I'm not totally convinced about.
So when they took me in their cab for a site visit, their executive tried his level best to impress me with
everything that he spoke. It was all too good to be true.After returning from the site, I saw their model flat
available in Silk Board too, where in the building was in a stage of partial completion which should take at
the max another 3-4 months before possession. When i returned back to their office, we started talking
about money matters. Without dwelling on the length of the discussion, I would like to inform you all that
they were ready to give a 10% discount on the total flat price to me if I agree to make 25% down payment
within a coupe of weeks. Coupled with the un matchable flat price they offered to me at a posh
location(name intentionally withheld), this looked like an extremely temptational deal at a cost that was a
steal. This was by far the best deal I had got both in terms of best price as well as location and post
possession services they were offering. I would not be wrong here if I admit that I was about to write them
a cheque but my better sense prevailed and I bought some time from them to get back to them. They
tried their best in order to induce me to write them a cheque, else they cant block a flat. Tey also tried
saying only one flat is remaining in the project to be sold.They tried every trick in the book to make me
commit to them with a cheque for the booking amount. I somehow managed to get myself out of the
situation by buying sometime and came back to start arranging for money.
I had all but made up my mind to buy the propertly from them until then and had conveyed the discussion
to my family too. While I was working the same day, I decided to simply scan through the net for the
reviews for the company. I was amazed at the volume of reviews(bad and good) they had in the various
websites. I'm aware of the fact that not all reviews classify the accused party to be really guilty. There can
be a few genuine incidents where in a customer may have been through a bad experience not
intentionally caused by the accused company. In that way no single company in this world will qualify to
call themselves CLEAN. But as I kept going through one review after another, something struck me that
why are there so many good reviews in the websites meant for posting complaints and sharing bad
experiences and genuine consumer grouses. It simply didn't look convincing. For the pattern of the good
reviews were so strikingly similar as if they were written by same person using diff names with most of
them being a few liners to one paragraph only with absolutely no details of the projects. There were some
reviews which were in a thread with a new post every half hour from a new name. It was so unbelievable.
I mean its common sense to think who has got so much time in todays world to write good reviews about
someone. If you ask me, I've myself visited such consumer forums only when I have had a bad
experience or when I'm about to make a big purchase and need some quick reviews. There were a few
really convincing lengthy positive reviews too. But truly speaking who cares a damn about posting a good
review about someone. Think for urself and arrive at a sensible conclusion.
But what helped me seal the fate of my prospective deal with them was the innumerous experiences
shared by so many victims of their post dated cheques bouncing initially and the striking similarity of their
pre booking experiences they shared were so similar to mine. Well now whats the guarantee I may not
share their post booking experiences too? This was good enough to drop back from my decision to
proceed with any sort of deals with these people.
I still keep reading the reviews and I found out that one of the really convincing extremely lengthy positive
review about a project turned out to be the same project which I had almost finalized. And you know what
that review was posted 6 months back and he had concluded by saying that it was a very good
investment for a project which will be handed over to him in 18-20 months time. Its been six months and
still I dont see any trace of progress on the ground in the said project at todays date. They were quoting
another 18-20 months for the completion of the same project. I guess thats as convincing as it gets.
Well this is my experience and my opinion that i inferred based on my research on them. You all are free
to make your decision and please dont be influenced by me or someone else. Just think well before you
make your mind and decide to invest your hard earned money. We are mostly middle class people and
we need to take extreme precaution while finalizing any project. Make all possible investigations before
you commit by paying a booking amount. For you may get back the cheque but it may involve quite
sometime and innumerable callbacks and a really harrowing experience which would turn your sweet little
dream sour of possessing your own house. All the Best. :)
