The project is located between two major corridors: Christie Ave on the
east and Highway 80 on the west. Christie Ave is designated by
Emeryville’s Design Guidelines as both a Green Street and a Pedestrian
Priority Zone, which call for improved connectivity and increased provision
of open space.
This unique urban condition is enhanced by the project’s overall site
strategy: by locating the high-rise residential tower as far away from the
highway as possible, an urban street frontage is created along the
southern half of Christie Ave.
The remaining programmatic components are housed in a new mid-rise
office tower rising along the northern edge of the site (with highway
exposure to maximize brand visibility), a parking podium that wraps both
the residential and office towers, as well as an existing 6-story office
building that will get a landscaped buffer along the highway frontage.
Adding to the urban street frontage on Christie created by the high-rise
tower is a new half-acre park, which further highlights the activation of
pedestrian energy along Christie. The park would provide connected open
space to local residents, while tying into the city’s existing urban grid and
the proposed bicycle path leading to the waterfront.

Building Form
The massing for the high-rise residential tower starts off as a conventional rectangular
plan, and is carved and angled to maximize apartment views towards the San Francisco
Bay. A slender silhouette allows for neighboring buildings to maintain their Bay views.
The final element that ties the two towers together is an amenity sky-deck that connects
the top floor of the office tower across to the amenity floor of the residential tower. The
hovering mass of the sky-deck creates a dramatic entrance from the drop-off courtyard
below, while providing residents with an amenity package highlighted by unparalleled
views of the Bay.
