Options at ski resorts are plentiful, from in-town homes to 
on-mountain properties, according to Berkshire Hathaway

Whether it’s the Zen-like high that follows 
a perfect run or the enchantment of a 
nighttime torchlight parade weaving down 
a mountain, skiing has always cast its own 
special spell. While the power of the powder 
hasn’t been diminished, the magic of the 
mountains today extends way beyond the 
slopes to villages that charm, residences 
designed to indulge and event schedules 
jam-packed with programs and activities for 
every season. 
“Quality of life is truly what people are 
coming for, not so much the product type, 
but what the town and the community have 
to offer,” explains Nancy Erni, founder of 
Ski Resort Property Group with Berkshire 
Hathaway HomeServices Utah Properties 
in Park City. Erni outlines all of Park City’s 
pluses, from quality of life to the easy 
30-minute access from an international 
airport, to the good number of full-time 
residents who have chosen to call it home. 
“There is a great sense of community,” she 
says, adding, “Park City also does a great 
job with events, many of which are free 
and attract people to the city. Together, it 
all makes for a really magical experience for 
people while they are here, and it provides a 
yearning for them to come back. 
Like a lot of residents, Larry Agneberg 
with Berkshire Hathaway HomeServices 
Colorado Properties first came to Vail to ski 
for a winter. Decades later, his enthusiasm 
hasn’t changed. “There is a special ambiance 
about the town,” he says, adding “people 
want convenience.” And having five-minute 
access to everything from concerts in 
the summer and skiing in the winter and 
fabulous restaurants is a great advantage.

for resorts. In Vail Village, walkways are 
heated. “It’s all pavers and it’s dry,” says 
Tom Dunn, with Berkshire Hathaway 
HomeServices Colorado Properties, noting 
this is one of many small touches that make 
the experience in Vail so pleasant and so 
seamless that most people aren’t even aware 
of them. “The nice thing about Vail and Vail 
Resorts is their attention to making the 
experience as easy as possible. For vacation 
travelers, our competition is the beach. Vail 
Resorts knows it’s a lot of effort to take your 
family skiing, and they want to make it as 
easy as possible. They are very conscious 
about details,” says Dunn. For example, it’s 
not unusual to have a ski ambassador reach 
out to help when you’re juggling skis. Many 
resorts have ski ambassadors, but few are 
as focused on service as Vail or Deer Valley, 
whose reputation for service (and great 
food) is legendary. 
Many resorts offer shuttles for guests. Both 
Vail and Park City have free transportation. 
“In the winter, many people don’t even bring 
cars,” shares Dunn. Both Vail and Park City 
offer free transportation and many resorts also 
offer shuttles. 
When it comes to mountain residences 
and resorts, like everything else, there is no 
one-size-fits-all, no one lifestyle. Instead 
buyers pick and choose through options 
to find the best property, best location and 
the best array of extras to match whatever 
lifestyle they envision. 
Ski-in/ski-out properties remain the 
ultimate, bringing top dollar. “Slopeside just 
doesn’t get any better than when you can 
click in and click out (of your skis) right 
outside your back door,” says Bob Marsh 
with Berkshire Hathaway HomeServices

Utah Properties of The Colony, a gated 
community on a 4,000-acre parcel that is 
part of The Canyons Resort area. Having a 
home here is a little bit like being in your 
own private forest. The homes sit on the 
largest ski-in/ski-out sites in North America. 
The views are gorgeous but each site also 
offers a great deal of privacy, with homes 
almost disappearing behind stands of aspen 
and pine. Access to skiing couldn’t be any 
easier, since trails and lifts wind through the 
community. Still, Marsh says the real draw 
is exclusivity. 
“The Colony has had more sales in the 
last 12 months than in several years. The 
timing is right. With the economy turning

around, people want to build their ideal 
dream home. And with Vail Resorts owning 
The Canyons, it’s getting more exposure and 
we are seeing more activity in that area,” 
observes Erni. 
“Definitely buyers will happily pay a 
premium for true ski-in/ski-out locations,” 
says Steve Michonski, with Berkshire 
Hathaway HomeServices Colorado Properties 
in Vail. Anywhere you can walk to a lift in Vail 
merits a higher price, but buyers today are 
more discerning about what is truly ski-in 
and ski-out. Unlike Park City, Vail does not 
have mid-mountain development; slopeside 
properties run along the base between Vail 
Village and newly redeveloped Lionhead. 
About 25 percent are ski-in/ski-out. In Park 
City, many of the residential communities in 
Deer Valley are mid-mountain with access to 
trails and lifts. 
New construction or completely 
renovated properties are in demand in 
Vail and Park City. One of the first post-recession 
developments in Park City is 
the Stein Erickson Residences, offered 
by Dena Fleming of the Chin, MacQuoid, 
Fleming Harris team at Berkshire Hathaway 
HomeServices Utah Properties. Fleming 
already has preconstruction commitments 
on a number of the residences. 
Condition is almost as important as 
location today. “Properties with the best 
locations, best finishes and the best view 
sell for significantly more than other 
properties, even more then they might 
have sold at the peak of the market,” 
says Michonski. “There are no shortcuts. 
Consumers expect very luxurious finishes, 
lighting and sound systems, wine cellars 
and exceptional appliances.” 
“In the last five years, I think people 
are looking for smaller, more manageable 
houses, and for a home that is ready to 
move into. They want turnkey, preferably 
furnished.” says Tiffany Weinreich, with 
Berkshire Hathaway HomeServices Colorado 
Properties. Sizes are trending down. Even 
buyers who can afford a 10,000-square-foot
home often realize that they are not going 
to use it all, and look for 6,000 or 7,000 
square feet instead. 
A good example of how demand for 
“the best of the best” plays out in the overall 
market can be seen in Summit County’s 
(Colorado) recent sales data, in which the 
number of transactions are identical to last 
year, but the dollar volume has spiked by 
42 percent year over year. Price per square 
foot can be in excess of $2,000 for the right 
property, and this year Vail has seen multiple 
sales above $15 million. 
With a shift in what matters most from 
amenities to experience, the real indulgences 
become features that make the days hassle 
free and getting around effortless, that cater 
to kids and family and, most importantly, 
offer a huge array of programs and perks. 
One of the biggest trends slopeside 
has been an explosion in the number of 
luxury mountain resorts, especially in Vail 
and Park City. Flying the banner of brands 
such as Four Seasons, Ritz-Carlton, St. 
Regis, Montage and Waldorf Astoria, they

are definitely high end and incorporate a 
new menu of amenities aimed to meet the 
wants of consumers looking for what Erni’s 
partner, Ryan McLaughlin, describes as a 
“take care of everything for me trip.” As one 
Ritz-Carlton owner characterized it, “You just 
show up and you have fun.” 
While it would seem such a high degree 
of service would be especially appealing to 
older buyers, the demographics are shifting 
toward younger consumers. “These younger 
families are focused on their children,” says 
Ann MacQuoid, with the Chin, MacQuoid, 
Fleming Harris team at Berkshire Hathaway 
HomeServices Utah Properties. It’s not 
unusual, she says, for the lobby of the St. 
Regis in the winter to feel like a giant family 
living room with the parents having wine and 
the kids having s’mores and hot chocolate. 
Some of the best indulgences on and 
off the hill can be found in one of the many 
private clubs that have sprung up around 
resorts such as the Talisker Club, which 
has three clubhouses in Deer Valley, or the 
Deer Crest Club at the St. Regis. Vail Resorts 
has seven signature clubs, including one 
at the base of Vail Mountain and another 
in Lionshead. The Beaver Creek Club was 
established exclusively for property owners. 
Perks vary from club to club, but most give 
members easy access to slopes, a place 
to store their gear, dining, and winter and 
summer activities with access to golf, tennis, 
fly fishing and hiking. Many offer mid-mountain 
dining in cabins and restaurants. 
Some of the best perks at clubs and resorts 
are ski butlers and concierges who make it 
all very easy. Not only will they get your 
boots for you, but they will even help you 
put them on, shares Weinreich, whose 
favorite indulgence is a pear martini at the 
Ritz-Carlton after an afternoon of skiing. 
From classic New England mountains to 
the West’s tony resorts, the emphasis is as 
much on four- or three-season enjoyment as 
it is winter. And the fact that your ski house 
is likely to be as much fun in the summer, 
maybe even more, than the winter, could 
be the biggest indulgence of all. “Not very 
many people are buying properties just for

the winter,” says MacQuoid. “Potential buyers 
want to know what it’s like in the winter 
and in the summer, and what programs are 
available for the whole family.” 
There is a saying around the West, 
one locals in Park City and Vail often share: 
“I came for the winter but stayed for the 
summer.” Even long-time winter visitors 
are surprised when they discover what is 
available in summer and fall. Resorts, towns 
and chambers of commerce orchestrate a 
huge roster of events from food and wine 
festivals, art shows and bike races, to music 
that hits every note from country and rock to 
classical. There is nothing quite like listening 
to the Utah Symphony under the stars at 
Deer Valley or overlooking the performance 
venue from the terraces of the St. Regis. 
Summer is also prime time in New 
Hampshire’s Lakes Region, even though 
some of the best ski areas in the state are 
anywhere from 15 to 50 minutes away and 
offer a range of terrain from family-friendly 
resorts to rugged Cannon Mountain, 
which has been known to test even 
experts. Demand for lakefront properties 
continues to build in laid-back towns like 
Moultonborough, New Hampshire. “What 
used to be modest three-season lakefront 
homes have changed into multimillion-dollar 
high-end luxury homes.” The real estate that 
is being sold and built here is a higher level 
than used to exist, explains Ricker Miller 
with Berkshire Hathaway HomeServices 
Verani Realty. 
In the Laurel Highlands region of western 
Pennsylvania, two ski areas, Seven Springs 
and Hidden Valley, bring winter visitors from 
Pittsburgh and Ohio, but what the area 
offers the rest of the year is an even stronger 
attraction. “This is a destination area for a 
lot of outdoor activities from snowshoeing, 
snowmobiling and cross country skiing to 
hiking the multiple state parks and forests,” 
according to Erin Mikolich with Berkshire 
Hathaway HomeServices The Preferred 
Realty. Additionally, there are a number of 
fall festivals in the area, and mountain biking 
is also very popular. 
Three- or four-season use is also 
changing expectations regarding the homes. 
“Because we have more year-round use than 
we used to, outdoor living has become an 
indulgence with money being spent on huge 
patio spaces, outdoor kitchens and bars, and 
even in-ground pools,” says Michonski. 
Park City has had its best year for 
real estate since 2007. Although there is 
a range of new resorts with residential 
properties in hotel settings, and Utah’s 
legendary champagne powder, agents point 
to accessibility as an even more important 
driver for sales. “People are taking shorter 
ski vacations than they used to. Years ago 
people would come for two weeks, and 
hotels would have minimum stays of seven 
days. Now most properties only have a five-day 
minimum,” says MacQuoid. 
All of which underscores the most 
important indulgence of all for the wealthy 
— time, and the opportunity to use it in ways 
that count: making memories with family and 
friends, and recharging body, mind and spirit. 
And winter or summer or fall, there is no 
better place to do it than in the mountains.

These countries may be small in size, but they 
have no shortage of awe-inspiring destinations 
and one-of-a-kind experiences that have travelers 
wondering why they didn’t discover them sooner. 
A walk through the streets of The Netherlands 
or Belgium reveals a world steeped in history 
and Old World charm, where a typical 
day might include exploring a museum, 
wandering through a flower market and, of 
course, sampling the local cuisine. In fact, the 
food alone may be reason enough for some 
people to make the journey: between the 
cheese, chocolate, fries, beer and seafood 
(to name a few), the options are endless 
and mouthwatering. Both countries boast 
countless cultural offerings, from the Anne 
Frank House in Amsterdam to the Grand- 
Place, or main square, in Brussels. History 
buffs, art aficionados, nature lovers, fitness 
enthusiasts and foodies alike will find 
myriad activities to fit their interests, making 
these countries ideal destinations, especially 
for travelers looking for a new way to 
see Europe. 
History and Culture 
The word “medieval” comes to mind 
while exploring the city of Bruges in Belgium, 
due to the authentic facades — some of 
which date back to the 12th century — that 
have been strictly preserved. In other parts 
of the country where smog had discolored 
these facades, the cities have restored them 
to their original grandeur and even banned 
cars, making the areas pedestrian-only, to 
prevent it from happening again, according 
to Sigrid Braeckveldt of McCabe World 
Travel, a Virtuoso agency. 
In The Netherlands a must-see is the 
and Belgium

Kinderdijk (meaning “children’s dike”), 
according to Pascale LeJeune of Brownell 
Travel, where visitors walk or boat through 19 
windmills built around 1740. For vacationers 
visiting in the spring, LeJeune insists on 
seeing the Keukenhoff, a vibrant park 
with over 7 million tulips, daffodils and 
hyacinths. Brussels also displays a flower 
tapestry in August, where the Grand-Place 
is transformed to display the drapery made 
entirely of flowers, and festivities such 
as concerts, theater performances and 
chocolate and beer tastings take place for 
the approximately week-long event. 
While both The Netherlands and 
Belgium are known for their many museums, 
for those looking for a different kind of 
exhibition, the Belgian Comic Strip Center 
in Brussels is worth the stop. The work of 
famous Belgian cartoonist Hergé, known 
for The Adventures of Tintin, as well as 
various other artists are on display in the 
former Waucquez Warehouse, an Art 
Nouveau building by the famed architect 
Victor Horta. “It’s a different side to see of 
the city,” shares LeJeune. 
Another important part of the Belgian 
culture, according to LeJeune, is the 
many beguinages throughout the country.

enclosed communities, including churches, 
houses and gardens, within towns to serve 
their spiritual needs. Many of them are now 
open to the public to visit, and Bruges and 
Gent are famous for their beguinages. 
“It’s such a nice and quiet environment 
to embrace in so many busy cities,” says 
LeJeune. 
Cuisine 
One of the most challenging decisions 
travelers may face in The Netherlands and 
Belgium is choosing what to eat, because 
there are so many enticing choices. Both 
countries boast famed seafood dishes, 
from moules et frites (mussels and fries) 
to sole nourmand to shrimp that can 
only be found in the North Sea. LeJeune 
recommends the Michelin-starred Vermeer 
in Amsterdam. “The grilled sole filets with 
roasted fennels is quite tantalizing, as you 
have never eaten such great Atlantic sole 
fish,” she explains. “This fish is nothing like 
the sole they sell in U.S. markets.” For classic 
Belgian dishes, LeJeune also suggests Aux 
Armes de Bruxelles: she recommends the 
eel in green sauce. 
While there is no shortage of Michelin-starred 
restaurants in these countries, 
Braeckveldt prefers the local eateries for 
the most authentic meals. “To me the true 
food is going to be in the little mom-and-pop 
places with their specialties,” she shares. 
These places offer dishes that won’t be 
found at the high-end restaurants, but are 
some of the most delicious, she explains. 
Beyond multi-course meals, both coun-tries 
boast smaller eats, such as crepes, waf-fles, 
cheese, chocolate and fries that are just 
as delectable. Nearly every town in Belgium 
has a “fritkot,” or a snack stand specializing 
in fries, usually found near train stations. 
Belgium takes great pride in its fries — as 
they are the true inventors of the snack, in-sists 
Braeckveldt — and they are served on 
their own with various sauces or on the side 
of many dishes. The key, shares Braeckveldt, 
is cooking them twice, at different tempera-tures, 
for a soft inside and crispy outside. 
There is also no shortage of beer to wash 
down all that food, as both countries are 
known for their brews. In earlier times, when 
water was not always safe to drink, priests 
and monks made beer or wine instead. Now 
some of those brews date back centuries and 
are still being made in churches and abbeys, 
according to Braeckveldt. Belgium holds one 
particular brew that has been referred to as

the best beer in the world, Westvleteren 
12, which is produced by the monks of 
Saint Sixtus Abbey. Because the monks are 
opposed to resale, buyers are limited in the 
amount they can purchase, according to 
Isabelle Gray of Gray  Co., a travel company 
specializing in custom journeys for active 
travelers. She describes the flavor as nutty 
and yeasty with hints of coconut and caramel, 
and explains that it has an unusual content of 
live yeast and residual sugars. 
Recreation 
The Netherlands and Belgium also are 
ideal countries to explore by bike, as they 
offer thousands of miles of flat land, are 
bicycle-friendly, and have so many sights 
to take in. “Biking in the city centers is the 
best way to see a lot of their beauty,” says 
Gray. “There are bike paths everywhere, 
so it is also a safe way to see and enjoy 
the architecture, nature and history.” In 
fact, many travelers are looking for a more 
active vacation, shares LeJeune. “They want 
more and more of an active and unique 
experience,” she explains. 
Southern Belgium, which used to be 
known for its coal mining, offers mountains 
and hilly terrain ideal for hiking, shares 
Braeckveldt. The southern town of Spa is 
also known for its Formula 1 racing and 
offers one of the most famous tracks in the 
world. The less well-known town of Friesland 
in the northwest of The Netherlands is 
famous for its speed skaters and handball, 
according to LeJeune, and is also a hidden 
gem for beautiful sailing routes. 
For more of a luxurious destination, 
the coastal Belgian city of Knokke-Heist 
offers a yearly luxury fair, called Eccentric, 
featuring brands such as Veuve Cliquot, 
Jaguar and Tesla Motors. The 2014 fair, the 
theme of which was bohemian chic, offered 
a mix of luxury and beauty, art and culture, 
gastronomy, travel and fashion exhibits. 
“It’s a little hidden gem,” says Braeckveldt 
of her native Belgium. “It’s a little bit forgotten, 
but it’s definitely worthwhile and it definitely 
merits exploring.”

“Silk is the queen of fabrics,” says Touraine, who not only 
offers a collection of fine silks, but has completed custom 
designs as well. 
Touraine recently completed a design for a Russian yacht 
crew and says that while she can’t disclose the specifics of 
their design, custom orders can see price tags of $600 and 
beyond. Another nautical design — one of her favorites — is 
pictured above, and is an ode to the maritime universe. 
Men aren’t excluded from the conversation and accessory. 
Fashion icon Saint Laurent offers an oversized, leopard scarf 
in a cashmere-silk blend for $925.

Sure, some of us may head south to escape winter’s 
embrace, but many live for the crisp air, mountains covered

see elegance, glamour, sophistication … and they’re all sport-ing 
a scarf, accenting their femininity. 
“Scarves as a luxury accessory started in the ’60s with 
these three ladies,” recalls Anne Touraine of the luxury, elite 
scarf brand ANNE TOURAINE Paris. “Grace Kelly wore a scarf 
like nobody else.” 
Choosing the perfect “magical accessory,” as Touraine 
puts it, starts with choosing a design with which you connect, 
and then, of course, the perfect fabric.

This “Professor of Proportion” 
is a classical architect who still

In a world of technology-aided design 
programs, architect Richard Sammons, 
one of the founding partners of Fairfax 
and Sammons Architects, still draws plans 
by hand. He stays true to classical design 
elements to create homes that look and feel 
like they have been standing for centuries, 
and will stand for centuries more. 
“It’s a direct connection between 
the point of the pencil and your brain. In 
computers, there is no scale. When you’re 
drawing, you have a clear sense of scale 
that you’re working in. A quarter of an inch 
is a quarter of an inch,” explains Sammons. 
“Plus,” he jokes, “I can’t use a computer.” 
Drawing plans, or even just doodling 
on napkins, shows the thought process 
of where someone is working out a detail 
in their heads. “It’s incredibly descriptive, 
hand-drafted work. You can see where the 
pencil is hesitant,” says Sammons.

Not many architects draw drafts by hand — 
the challenges, and the benefits, lie with the 
clients. When clients change their mind on 
a plan, the change can easily be made in a 
computer aided design (CAD) program, but 
by hand you must erase it and start over. 
“The fact that it’s arduous shows 
that you thought it through; it shows you 
thought the whole thing through the first 
time,” explains Sammons. 
Still, Sammons can draw out an entire 
home in a few days. 
With degrees in biology and physics 
from Denison University in Ohio, Sammons 
has also been a visiting professor at the Pratt 
Institute School of Architecture, University 
of Notre Dame in Rome and Prince of Wales 
Institute, where he taught entire courses 
on the importance of proportion, giving 
him the title of “Professor of Proportion.” 
“Reality is not actually in the eye of the 
beholder,” he says, “Aesthetics are objective 
and teachable.” 
Sammons’ science background helps 
him keep focus on the project, not the 
“archi-speak” that floods the field. 
By being able to focus on what is in 
front of him, Sammons is able to design 
his projects grounded in the physical world, 
and he designs in the Classic style, one that, 
as the name suggests, has never gone out 
of style. 
“Classicism was never in fashion, so you 
don’t have to worry about it falling out of

style. Classicism is the hard currency of 
architecture. If [a client] wants it built to 
last, and for it to be loved and loved in the 
future — it’s always the Classic buildings that 
appreciate over time,” explains Sammons. 
When Sammons approaches a project, 
he first talks to the client and visits the site. 
Then, he does as much research as possible. 
“Don’t design until you have all of 
the information. When you have all of the 
information, that’s when you sit down to 
draw,” says Sammons. 
The goal of the site visit and the 
research is to have the project look as 
though it has been in the area all along. 
A project in Cooperstown, New York, 
involved tearing down the old structure on 
the 600-acre, lakefront site, and rebuilding 
a Federal-style home in its place. 
“The funny thing is, we put that house 
up and people assumed it had always been 
there. The tour director along the lake would 
point out the ‘old house’ during tours,” says 
Sammons. 
Using local sources and craftsman 
for materials, the Cooperstown house is 
reminiscent of the Woodlands home in 
Philadelphia and was designed to be a family 
home and retreat for generations to come. 
Sammons also was involved in an Upper 
East Side apartment design in Manhattan, in 
conjunction with designer Brian McCarthy. 
“New York City apartments are nice, 
because they allow for a certain amount

of fantasy. You don’t have the same 
responsibilities as doing a building or a 
house. [With those], it’s not just the house 
you’re serving, you have the neighborhood 
it’s sitting in, you’re adding something that

have an interior, you can do all sorts of wild 
things,” shares Sammons. 
This Hollywood-chic, circa-1930s-style 
apartment features a mirrored bathroom 
and an entry with various hardwoods in 
the floor. 
One of the rooms Sammons designed 
was the dining room, which has curved 
corners, not only to disguise the way into

By Camilla McLaughlin Whether it’s the Zen-like high that follows a perfect run or the enchantment of a nighttime torchlight parade weaving down a mountain, skiing has always cast its own special spell. While the power of the powder hasn’t been diminished, the magic of the mountains today extends way beyond the slopes to villages that charm, residences designed to indulge and event schedules jam-packed with programs and activities for every season. “Quality of life is truly what people are coming for, not so much the product type, but what the town and the community have to offer,” explains Nancy Erni, founder of Ski Resort Property Group with Berkshire Hathaway HomeServices Utah Properties in Park City. Erni outlines all of Park City’s pluses, from quality of life to the easy 30-minute access from an international airport, to the good number of full-time residents who have chosen to call it home. “There is a great sense of community,” she says, adding, “Park City also does a great job with events, many of which are free and attract people to the city. Together, it all makes for a really magical experience for people while they are here, and it provides a yearning for them to come back. Instead buyers pick and choose through options to find the best property, best location and the best array of extras to match whatever lifestyle they envision. Access to skiing couldn’t be any easier, since trails and lifts wind through the community. Still, Marsh says the real draw is exclusivity. “The Colony has had more sales in the last 12 months than in several years. The timing is right. With the economy turning

And with Vail Resorts owning The Canyons, it’s getting more exposure and we are seeing more activity in that area,” observes Erni. “Definitely buyers will happily pay a premium for true ski-in/ski-out locations,” says Steve Michonski, with Berkshire Hathaway HomeServices Colorado Properties in Vail. Anywhere you can walk to a lift in Vail merits a higher price, but buyers today are more discerning about what is truly ski-in and ski-out. Unlike Park City, Vail does not have mid-mountain development; slopeside properties run along the base between Vail Village and newly redeveloped Lionhead. About 25 percent are ski-in/ski-out. In Park City, many of the residential communities in Deer Valley are mid-mountain with access to trails and lifts. New construction or completely renovated properties are in demand in Vail and Park City. One of the first post-recession developments in Park City is the Stein Erickson Residences, offered by Dena Fleming of the Chin, MacQuoid, Fleming Harris team at Berkshire Hathaway HomeServices Utah Properties. Fleming already has preconstruction commitments on a number of the residences. Condition is almost as important as location today. “Properties with the best locations, best finishes and the best view sell for significantly more than other properties, even more then they might have sold at the peak of the market,” says Michonski. “There are no shortcuts. Consumers expect very luxurious finishes, lighting and sound systems, wine cellars and exceptional appliances.” “In the last five years, I think people are looking for smaller, more manageable houses, and for a home that is ready to move into. They want turnkey, preferably furnished.” says Tiffany Weinreich, with Berkshire Hathaway HomeServices Colorado Properties. Sizes are trending down. Even buyers who can afford a 10,000-square-foot
  • 12. home often realize that they are not going to use it all, and look for 6,000 or 7,000 square feet instead. A good example of how demand for “the best of the best” plays out in the overall market can be seen in Summit County’s (Colorado) recent sales data, in which the number of transactions are identical to last year, but the dollar volume has spiked by 42 percent year over year. Price per square foot can be in excess of $2,000 for the right property, and this year Vail has seen multiple sales above $15 million. With a shift in what matters most from amenities to experience, the real indulgences become features that make the days hassle free and getting around effortless, that cater to kids and family and, most importantly, offer a huge array of programs and perks. One of the biggest trends slopeside has been an explosion in the number of luxury mountain resorts, especially in Vail and Park City. Flying the banner of brands such as Four Seasons, Ritz-Carlton, St. Regis, Montage and Waldorf Astoria, they 10 berkshirehathawayhs.com are definitely high end and incorporate a new menu of amenities aimed to meet the wants of consumers looking for what Erni’s partner, Ryan McLaughlin, describes as a “take care of everything for me trip.” As one Ritz-Carlton owner characterized it, “You just show up and you have fun.” While it would seem such a high degree of service would be especially appealing to older buyers, the demographics are shifting toward younger consumers. “These younger families are focused on their children,” says Ann MacQuoid, with the Chin, MacQuoid, Fleming Harris team at Berkshire Hathaway HomeServices Utah Properties. It’s not unusual, she says, for the lobby of the St. Regis in the winter to feel like a giant family living room with the parents having wine and the kids having s’mores and hot chocolate. Some of the best indulgences on and off the hill can be found in one of the many private clubs that have sprung up around resorts such as the Talisker Club, which has three clubhouses in Deer Valley, or the Deer Crest Club at the St. Regis. Vail Resorts has seven signature clubs, including one at the base of Vail Mountain and another in Lionshead. The Beaver Creek Club was established exclusively for property owners. Perks vary from club to club, but most give members easy access to slopes, a place to store their gear, dining, and winter and summer activities with access to golf, tennis, fly fishing and hiking. Many offer mid-mountain dining in cabins and restaurants. Some of the best perks at clubs and resorts are ski butlers and concierges who make it all very easy. Not only will they get your boots for you, but they will even help you put them on, shares Weinreich, whose favorite indulgence is a pear martini at the Ritz-Carlton after an afternoon of skiing. From classic New England mountains to the West’s tony resorts, the emphasis is as much on four- or three-season enjoyment as it is winter.   • 13. berkshirehathawayhs.com 11 the winter,” says MacQuoid. “Potential buyers want to know what it’s like in the winter and in the summer, and what programs are available for the whole family.” There is a saying around the West, one locals in Park City and Vail often share: “I came for the winter but stayed for the summer.” Even long-time winter visitors are surprised when they discover what is available in summer and fall. Resorts, towns and chambers of commerce orchestrate a huge roster of events from food and wine festivals, art shows and bike races, to music that hits every note from country and rock to classical. There is nothing quite like listening to the Utah Symphony under the stars at Deer Valley or overlooking the performance venue from the terraces of the St. Regis. Summer is also prime time in New Hampshire’s Lakes Region, even though some of the best ski areas in the state are anywhere from 15 to 50 minutes away and offer a range of terrain from family-friendly resorts to rugged Cannon Mountain, which has been known to test even experts. Demand for lakefront properties continues to build in laid-back towns like Moultonborough, New Hampshire. “What used to be modest three-season lakefront homes have changed into multimillion-dollar high-end luxury homes.” The real estate that is being sold and built here is a higher level than used to exist, explains Ricker Miller with Berkshire Hathaway HomeServices Verani Realty. In the Laurel Highlands region of western Pennsylvania, two ski areas, Seven Springs and Hidden Valley, bring winter visitors from Pittsburgh and Ohio, but what the area offers the rest of the year is an even stronger attraction. “This is a destination area for a lot of outdoor activities from snowshoeing, snowmobiling and cross country skiing to hiking the multiple state parks and forests,” according to Erin Mikolich with Berkshire Hathaway HomeServices The Preferred Realty. Additionally, there are a number of fall festivals in the area, and mountain biking is also very popular. Three- or four-season use is also changing expectations regarding the homes. “Because we have more year-round use than we used to, outdoor living has become an indulgence with money being spent on huge patio spaces, outdoor kitchens and bars, and even in-ground pools,” says Michonski. Park City has had its best year for real estate since 2007. Although there is a range of new resorts with residential properties in hotel settings, and Utah’s legendary champagne powder, agents point to accessibility as an even more important driver for sales. “People are taking shorter ski vacations than they used to. Years ago people would come for two weeks, and hotels would have minimum stays of seven days. Now most properties only have a five-day minimum,” says MacQuoid. All of which underscores the most important indulgence of all for the wealthy — time, and the opportunity to use it in ways that count: making memories with family and friends, and recharging body, mind and spirit. A walk through the streets of The Netherlands or Belgium reveals a world steeped in history and Old World charm, where a typical day might include exploring a museum, wandering through a flower market and, of course, sampling the local cuisine. In fact, the food alone may be reason enough for some people to make the journey: between the cheese, chocolate, fries, beer and seafood (to name a few), the options are endless and mouthwatering. Both countries boast countless cultural offerings, from the Anne Frank House in Amsterdam to the Grand- Place, or main square, in Brussels. History buffs, art aficionados, nature lovers, fitness enthusiasts and foodies alike will find myriad activities to fit their interests, making these countries ideal destinations, especially for travelers looking for a new way to see Europe. History and Culture The word “medieval” comes to mind while exploring the city of Bruges in Belgium, due to the authentic facades — some of which date back to the 12th century — that have been strictly preserved. In other parts of the country where smog had discolored these facades, the cities have restored them to their original grandeur and even banned cars, making the areas pedestrian-only, to prevent it from happening again, according to Sigrid Braeckveldt of McCabe World Travel, a Virtuoso agency. For vacationers visiting in the spring, LeJeune insists on seeing the Keukenhoff, a vibrant park with over 7 million tulips, daffodils and hyacinths. Brussels also displays a flower tapestry in August, where the Grand-Place is transformed to display the drapery made entirely of flowers, and festivities such as concerts, theater performances and chocolate and beer tastings take place for the approximately week-long event. While both The Netherlands and Belgium are known for their many museums, for those looking for a different kind of exhibition, the Belgian Comic Strip Center in Brussels is worth the stop. The work of famous Belgian cartoonist Hergé, known for The Adventures of Tintin, as well as various other artists are on display in the former Waucquez Warehouse, an Art Nouveau building by the famed architect Victor Horta. “It’s a different side to see of the city,” shares LeJeune. Many of them are now open to the public to visit, and Bruges and Gent are famous for their beguinages. “It’s such a nice and quiet environment to embrace in so many busy cities,” says LeJeune. Cuisine One of the most challenging decisions travelers may face in The Netherlands and Belgium is choosing what to eat, because there are so many enticing choices. Both countries boast famed seafood dishes, from moules et frites (mussels and fries) to sole nourmand to shrimp that can only be found in the North Sea. LeJeune recommends the Michelin-starred Vermeer in Amsterdam. “The grilled sole filets with roasted fennels is quite tantalizing, as you have never eaten such great Atlantic sole fish,” she explains. “This fish is nothing like the sole they sell in U.S. markets.” For classic Belgian dishes, LeJeune also suggests Aux Armes de Bruxelles: she recommends the eel in green sauce. While there is no shortage of Michelin-starred restaurants in these countries, Braeckveldt prefers the local eateries for the most authentic meals. “To me the true food is going to be in the little mom-and-pop places with their specialties,” she shares. These places offer dishes that won’t be found at the high-end restaurants, but are some of the most delicious, she explains. Beyond multi-course meals, both coun-tries boast smaller eats, such as crepes, waf-fles, cheese, chocolate and fries that are just as delectable. Nearly every town in Belgium has a “fritkot,” or a snack stand specializing in fries, usually found near train stations. Belgium takes great pride in its fries — as they are the true inventors of the snack, in-sists Braeckveldt — and they are served on their own with various sauces or on the side of many dishes. The key, shares Braeckveldt, is cooking them twice, at different tempera-tures, for a soft inside and crispy outside. There is also no shortage of beer to wash down all that food, as both countries are known for their brews. In earlier times, when water was not always safe to drink, priests and monks made beer or wine instead. Now some of those brews date back centuries and are still being made in churches and abbeys, according to Braeckveldt. Recreation The Netherlands and Belgium also are ideal countries to explore by bike, as they offer thousands of miles of flat land, are bicycle-friendly, and have so many sights to take in. “Biking in the city centers is the best way to see a lot of their beauty,” says Gray. “There are bike paths everywhere, so it is also a safe way to see and enjoy the architecture, nature and history.” In fact, many travelers are looking for a more active vacation, shares LeJeune. “They want more and more of an active and unique experience,” she explains. Southern Belgium, which used to be known for its coal mining, offers mountains and hilly terrain ideal for hiking, shares Braeckveldt. The less well-known town of Friesland in the northwest of The Netherlands is famous for its speed skaters and handball, according to LeJeune, and is also a hidden gem for beautiful sailing routes. For more of a luxurious destination, the coastal Belgian city of Knokke-Heist offers a yearly luxury fair, called Eccentric, featuring brands such as Veuve Cliquot, Jaguar and Tesla Motors. The 2014 fair, the theme of which was bohemian chic, offered a mix of luxury and beauty, art and culture, gastronomy, travel and fashion exhibits. “It’s a little hidden gem,” says Braeckveldt of her native Belgium. “It’s a little bit forgotten, but it’s definitely worthwhile and it definitely merits exploring.” PHOTO ©TIAGO FIOREZE The Keukenhof Amsterdam
  • 54. Accessory Turned Storyteller A luxury scarf is worn with purpose. And today, luxury fashion houses and scarf designers are purposefully adding a variety of scarves to their catalogues. By Lauren Varga King Silk City “Silk is the queen of fabrics,” says Touraine, who not only offers a collection of fine silks, but has completed custom designs as well. Touraine recently completed a design for a Russian yacht crew and says that while she can’t disclose the specifics of their design, custom orders can see price tags of $600 and beyond. Another nautical design — one of her favorites — is pictured above, and is an ode to the maritime universe. Men aren’t excluded from the conversation and accessory. Fashion icon Saint Laurent offers an oversized, leopard scarf in a cashmere-silk blend for $925. Soft and Delicate Cashmere Cashmere is truly an all-season material — cool in the 52 berkshirehathawayhs.com spring and summer, and warm and insulating in the winter. Maybe that’s why brands such as Giorgio Armani, Fendi and Valentino carry the fabric in their scarf collections. Valentino’s ombré cashmere scarf, retailing for $1,995, offers a sensual leopard print with lace ends for a touch of femininity. Details are important when telling the story behind a scarf. Another Valentino cashmere number — retailing for $1,795 — is accented with lace trim and adorned with accordion pleats for a crisp look and feel. Bringing Out The Furs Sure, some of us may head south to escape winter’s embrace, but many live for the crisp air, mountains covered in snow and tundra blanketed in white. And, with fur from Picture Grace Kelly, Audrey Hepburn, Jackie Kennedy. You see elegance, glamour, sophistication … and they’re all sport-ing a scarf, accenting their femininity. “Scarves as a luxury accessory started in the ’60s with these three ladies,” recalls Anne Touraine of the luxury, elite scarf brand ANNE TOURAINE Paris. “Grace Kelly wore a scarf like nobody else.” Choosing the perfect “magical accessory,” as Touraine puts it, starts with choosing a design with which you connect, and then, of course, the perfect fabric. “It’s not about wearing a scarf, it’s about telling a story,” says Touraine. “You want it to be personal. Bring you back to a moment or memory and make you and other women around you dream.” Today, it seems like every major fashion house has a line of scarves — from silks to cashmere and wool to fur. Pas de Calais features a luxurious fur wrap collar for $1,140. The natural raccoon fur has a clip closure and is available in beige and tan. If a fur stole is what you had in mind, Marni offers one for $3,620. The 54-inch stole comes with a 15-inch tail attachment for a total length of 69 inches. The fox fur accessory comes in black and white, and is made in Italy. Marni also offers a 64-inch rabbit fur scarf, retailing for $3,840. How It’s Worn “Scarves are meant to be worn,” says Touraine. “Don’t leave it in your drawer.” Touraine is often asked how to wrap a scarf. That’s why her scarves are delicately packaged with a “How-to- Wear Guide” on the subject. It seems that Touraine is in good company. A recent blog by Age of Reason discusses this very topic. And fashion blogger Wendy Nguyen was put in the limelight when her YouTube video “25 Ways to Wear a Scarf in 4.5 Minutes” went viral (the video has over 25 million views). So, whether you aspire to be the next Grace Kelly, admire a particular brand, or find that must-have piece that speaks to you, remember to wear it and share in its story.   • 56. Richard Keeps it Classy 54 berkshirehathawayhs.com This “Professor of Proportion” is a classical architect who still draws by hand. By Kirsten Niper In a world of technology-aided design programs, architect Richard Sammons, one of the founding partners of Fairfax and Sammons Architects, still draws plans by hand. He stays true to classical design elements to create homes that look and feel like they have been standing for centuries, and will stand for centuries more. “It’s a direct connection between the point of the pencil and your brain. In computers, there is no scale. When you’re drawing, you have a clear sense of scale that you’re working in. A quarter of an inch is a quarter of an inch,” explains Sammons. “Plus,” he jokes, “I can’t use a computer.” Drawing plans, or even just doodling on napkins, shows the thought process of where someone is working out a detail in their heads. “It’s incredibly descriptive, hand-drafted work. You can see where the pencil is hesitant,” says Sammons. Sammons
  • 57. berkshirehathawayhs.com 55 Not many architects draw drafts by hand — the challenges, and the benefits, lie with the clients. When clients change their mind on a plan, the change can easily be made in a computer aided design (CAD) program, but by hand you must erase it and start over. “The fact that it’s arduous shows that you thought it through; it shows you thought the whole thing through the first time,” explains Sammons. Still, Sammons can draw out an entire home in a few days. With degrees in biology and physics from Denison University in Ohio, Sammons has also been a visiting professor at the Pratt Institute School of Architecture, University of Notre Dame in Rome and Prince of Wales Institute, where he taught entire courses on the importance of proportion, giving him the title of “Professor of Proportion.” “Reality is not actually in the eye of the beholder,” he says, “Aesthetics are objective and teachable.” Sammons’ science background helps him keep focus on the project, not the “archi-speak” that floods the field. By being able to focus on what is in front of him, Sammons is able to design his projects grounded in the physical world, and he designs in the Classic style, one that, as the name suggests, has never gone out of style. “Classicism was never in fashion, so you don’t have to worry about it falling out of Cooperstown, NY
  • 58. Upper East Side, NY Upper East Side, NY style. Classicism is the hard currency of architecture. If [a client] wants it built to last, and for it to be loved and loved in the future — it’s always the Classic buildings that appreciate over time,” explains Sammons. When Sammons approaches a project, he first talks to the client and visits the site. Then, he does as much research as possible. “Don’t design until you have all of the information. When you have all of the information, that’s when you sit down to draw,” says Sammons. The goal of the site visit and the research is to have the project look as though it has been in the area all along. A project in Cooperstown, New York, involved tearing down the old structure on the 600-acre, lakefront site, and rebuilding a Federal-style home in its place. “The funny thing is, we put that house up and people assumed it had always been there. The tour director along the lake would point out the ‘old house’ during tours,” says Sammons. Using local sources and craftsman for materials, the Cooperstown house is reminiscent of the Woodlands home in Philadelphia and was designed to be a family home and retreat for generations to come. Sammons also was involved in an Upper East Side apartment design in Manhattan, in conjunction with designer Brian McCarthy. “New York City apartments are nice, because they allow for a certain amount 56 berkshirehathawayhs.com Upper West Side, NY of fantasy. You don’t have the same responsibilities as doing a building or a house. [With those], it’s not just the house you’re serving, you have the neighborhood it’s sitting in, you’re adding something that looks like the place. Whereas, when you have an interior, you can do all sorts of wild things,” shares Sammons. This Hollywood-chic, circa-1930s-style apartment features a mirrored bathroom and an entry with various hardwoods in the floor. One of the rooms Sammons designed was the dining room, which has curved corners, not only to disguise the way into the kitchen, but to provide storage. When he takes on a project, Sammons is inspired by the client’s intentions, the regional context of the site, and the best architecture of the area. “There is always some kind of local gem that you can draw upon and try to make the home more like the place it wants to be,” he says.
