Project Controller (December, 1990 – December, 1995)
Mission Viejo Company – Highlands Ranch, CO
Cost accounting and budgeting for the developer of Highlands Ranch, Colorado.
Oversaw four staff accountants and seven budget administrators. Prepared cost and
profit analysis for management before a new segment of homes or offsite development
began. Implemented the reporting systems for budget variances on all offsite and
onsite construction. My department did all the cost accounting for each project.
Developed a new procedure for paying property taxes at Highlands Ranch. It was a
working ranch with a big cattle operation at the same time that it was being developed
as a city. The corporate office in California was paying property taxes without
question. I not only implemented a system with Douglas County so that we didn’t have
to process paper property tax billings, I worked with our IT department and Douglas
County’s so that all bills could be downloaded onto a tape drive and we paid from that
instead of 300+ paper bills saving many hours of time. Because we were being
overcharged for agricultural land. I developed a system for taking pictures of each
parcel with cattle grazing at different times during the year. Agricultural land was only
taxed at $19 per acre versus improved land that was taxed at a much higher rate
depending on the stage of development. I protested those taxes yearly with pictures
and parcel numbers in order to save the company millions of dollars. The first year our
taxes were lowered from $2.5 million to $750, 000. Reviewed all account
reconciliations for accuracy. Prepared all personnel reviews for the accounting
department.
