The Good • AB 2430 (Maienschein) HOA Anti-bundling - providing specific document delivery and disclosure standards • AB 1513 (Fox) Squatters - creates a pilot program in three cities permitting the owner of a vacant property to register it with local law enforcement, file a "Declaration of Ownership" with the DA, allowing local law enforcement to obtain a restraining order • AB 2018 (Bocanegra) CalBRE "Team Names" - providing needed clarification in the regulation of “team” names by CalBRE.

The Bad • AB 2039 (Muratsuchi) Auction Companies - prohibits the homeowner or listing agent to defend or indemnify the auction company for any liability resulting from the auction company's actions and prohibits “shill bids” • AB 2136 (Daly) Social Media - which clarifies REALTOR® record retention obligations when it comes to electronic communications and relieves members from the possibility of having to save all "ephemeral" electronic communications, such as tweets and texts.

The Ugly AB 2416 (Stone) Employee Wage Liens Under current law, an individual who works on the creation or improvement of a property can record a mechanic’s lien against the property to ensure payment. AB 2416 would authorize an employee to record a new kind of lien for unpaid wages against their employers real or personal property. C.A.R. opposes this measure because it jeopardizes financing of properties by the creation of a new lien "clouding" title without due process for property owners

Editor's Notes
- On the last night of session Assemblyman Stone was unable to pass AB 2416 (Employee Wage Liens) because he did not have the votes to move the bill. C.A.R. has been opposing this bill all year. Last Thursday the bill failed passage in the Senate, 13 to 15 with 12 not voting, reconsideration was granted. At 3 a.m. Saturday morning failing to garner the votes necessary to pass the bill the session closed and the bill died. Thanks to: DeAnn and the field staff for the red alert efforts resulting in the defeat last Thursday and holding those “NO” votes preventing, the author from taking the bill up Saturday morning; to Rian working on the red alert technology behind the scenes; and, to Stan and Jen who hung in there at the back door of the senate until Mr. Stone was forced to “give up”. The Assembly adjourned with the bill still in the Senate and needing a concurrence in the Assembly even if it could pass the Senate.
