1. Don’t forget this list on inspection day! We’ve got you covered
when it comes to what you (and the inspector) should be
looking for. The more eyes on the property, the better!

be up to you to decide how much you’re prepared to take on.
No cracks (check bases of walls and ceilings)
Foundation appears straight
No stains or signs of leaks
No evidence of decay or
damage
No stains or signs of leaks
Ensure there are no out-dated
or dangerous wiring
Improper installation
Plumbing
Visible pipes have no
damage or signs of leaks
No unusual noises
If there is a well: well water
test is acceptable
Inspect for septic

Interior
Proper drainage away from the house No soggy areas
No standing
water
Yard, trees and walkways in
good condition
No branches or bushes touching or
hanging over the house
No stains on floors, walls or ceiling lead from
paint, asbestos or pests.
Walls, ceilings and floors appear straight and level
No significant cracks in the walls or ceiling
Doors in good condition and latch properly
All light switches are operational
Paint and walls in good condition
Heating and/or cooling source in each room
No strange smell (musty smells could be a
sign water damage)
Appliances are in good condition including
heating, ventilation and air conditioning
(HVAC) units
Windows in good condition and latch properly
All toilets and sinks work properly
No evidence or signs of past leaks around
tubs/showers
No evidence of excess roofing cement/tar/caulk
Gutters free from decay and rust, no sagging
