    26.  X isa property with a particular form of ownership or use rights. These properties are typically resort condominium units, in which multiple parties hold rights to use the property, and each sharer is allotted a period of time in which they may use the property.  The term “X” was coined in the United Kingdom in the early 1960s expanding on a vacation system that became popular after WWII. X involved 4 European families that would purchase a vacation cottage jointly, each having exclusive use of property for one of the four seasons. They rotated seasons each year, so each family enjoyed the prime seasons equally.  Enterprising minds in England decided to go one step further and divide a resort room into 1/50th ownership, have 2 weeks each year for repairs and upgrades, and charge a maintenance fee to each owner. X was introduced in U.S during the 1970s. Shortly thereafter, Florida Real Estate Commission enacted a legislation to regulate X and make them fee simple ownership transactions.  Identify X

    27.  X wasincorporated in Clearwater, Florida on April 1, 1983, by six Clearwater businessmen: Lynn D. Stewart, Gil Di Giannantonio, Ed Droste, Billy Ranieri, Ken Wimmer and Denis Johnson. The date was an April Fool’s Day joke because the original six owners believed that their prospect was going to fail.  The first X was built on the site of a former rundown nightclub that had been purchased at a low price. So many businesses had folded in that particular location that the X founders built a small “graveyard” at the front door for each that had come and gone before them. The first X opened its doors on October 4, 1983, in Clearwater.  Their menu includes hamburgers, sandwiches, steaks, seafood entrees, appetizers and restaurant’s specialty, chicken wings. Almost all X restaurants hold alcoholic beverage license to sell beer and wine, and where local permits allow, a full liquor bar.  Identify X.
