The 3D model summarizes potential build out of the Tolland Technology Corridor based on certain parameters like a 50 foot setback from Merrow Road and 2 story buildings. It is not a recommendation, but a tool to analyze development potential and determine zoning regulations. The model includes the existing topography and estimates grading and vegetation. It depicts maximum potential development capacity including green roofs and various building types like the proposed NERAC building. Ground level views and a movie provide additional perspectives of the conceptual build out.
3. Background
• Model based on “build out” – maximum
potential based on certain parameters
• Real topography
• Caveats:
– Grading approximate
– Vegetation based on air photos and some ground
truthing
4. Background
• Not a recommendation – tool to analyze
development potential and determine
appropriate zoning regulations
5. Background
• Guiding Parameters:
– 50 feet setback from Merrow Road
– Buildings 2 stories (with one 3 story)
– Very conservative parking ratio of 4 spaces per
1,000 square feet of building area
– Generally, parking lots no steeper than 8% grade
(some drives may be steeper)
