2. PREPARING Preparing and finding your documents in advance will help assist in getting your file completed in a more efficient timeframe. Understand that often times additional documentation will be requested from you during the process. Sometimes these items will seem unreasonable. It is completely acceptable to question the necessity of these items.

THE INITIAL DOCUMENTS YOU WILL BE SIGNING SOME PAPERS TO GIVE PERMISSION TO WORK ON YOUR APPLICATION T4506 – TAX TRANSCRIPT REQUEST FORM – ALLOWS THE LENDER TO VERIFY YOUR TAX RETURNS, AND INCOME CERTIFICATION AND AUTHORIZATION – ALLOWS THE LENDER TO PULL YOUR CREDIT REPORT AND VERIFY YOUR EMPLOYMENT AND OTHER VERIFICATION ITEMS THAT MAY BE NECESSARY DEPOSIT REQUEST CHARGE FORM – THE INITIAL UP FRONT COST IS $500. THIS DEPOSIT IS USED TO PAY FOR EXPENSES INCURRED BY THE LENDER. ALL OR PART OF THIS DEPOSIT CAN BE REFUNDED IF IT HAS NOT BEEN USED FOR ITEMS THAT HAVE COSTS ASSOCIATED WITH GETTING YOUR LOAN.
