Create a work, play and shopping beach village with iconic buildings.
The ground plane provides public spaces, and pedestrian bridges be-
tween buildings connect upper levels and provide unique views to the
ocean and North End/El Porto neighborhoods.

an exit.

and end for people visiting North MB. People
associate this area to their final destination as
they leave the beach, that is why this place is
being underutilized as a tourist destination.

THE PROJECT OVERVIEW
The lot is not being used for its full potential.
Its only use, as of right now, is for parking.
All roads lead to the ocean one way or
another.
No big retail. All mom and pop shops that
helps promote small businesses.
The downgrade on the property give people a
view of the ocean anywhere on the property.
This is important because it widens the type
of use that this propoerty can have. Also,
because there is noone to block behind this
property, the new development can be higher
than most, barring city zoning codes.

height in otder to not block the view of the houses
behind them.

provide the ultimate

A parking lot on the Southwest corner of the site acts as a
node and attracts visitors to the site.
Due to the downward sloping grade, the property has
differing uses on multiple levels.
Facing North from Highland Ave, the property can easily
be seen past the El Porto building. Manhattan Beach at Rosecrans Ave and Highland Ave.
Businesses on the opposite side of Highland Ave The commercial buildings on the property can
barely be seen from ground level along Highland Ave.
The only entrance to the property from the North is along
HIghland Ave and favors vehicles over pedestrians.
A change in grade signals the entrance to the property as
one approaches from Rosecrans Ave.
The ocean can be seen from the property’s highest point
of elevation.
The parking lot on the North end of the property has a
steep grade entering from 38th st.
A large oil tank to the North creates a visible edge and is a
